Recent Review: Mark came to our house and made a recommendation that was pretty similar to his competitors. Seal-Tite's bid came in significantly lower. All bidders were highly-rated and professional. We had some concerns about the terms of the contract, which Seal-Tite addressed to our satisfaction. The crew was great. Gus, the foreman, was terrific. He asked about every part of the job where he thought we might have a concern. It turns out our footer was several feet lower than anticipated, but Seal-Tite did the extra digging without question. They were careful about debris and the placement of excavated fill. The encapsulation was done first and by the time the rest of the project was done, the musty smell we had previously experienced was mostly gone. We could not have been more pleased with Seal-Tite's performance.

He also suggested I have a more thorough inspection of the septic which in Virginia is a cursory one done with the seller. On his advice I hired a septic company which determined that 2 of the drain lines were clogged. Dave’s inspection and subsequent report and pictures were extremely informative, not only for the few issues with the house, but more importantly it had many suggestions for “dressing up” some minor issues that I can do later. I would strongly recommend him to any potential home buyer who wants a status of the home they may want to buy.
Recent Review: It went very well. They explained every part of the inspection. I felt very safe after the inspection and the repairs that needed to be made. They were very helpful and would 100 percent recommend and hire them again.

DShenandoah Home Inspections
Mr. Rudy Long was a little early for his appointment. He was very professional and answered every question I had. He seemed to be very thorough and knowledgeable. He completed the inspection in 3 hours, which is the industry norm. While he mentioned that the gutter downspouts needed to be diverted from the foundation and the landscaping also needed to be sloped away from the house, he failed to mention, or notice, the telltale signs of poor drainage/flooding spanning back countless years. Specifically, the cinder block foundation of an addition is pulled away from the original foundation and has caused the kitchen floor to slope. The original foundation walls have cracks, past crack repairs and the surface of the concrete floor in the basement has come up in numerous places.

Overall an outstanding experience. I arrived two minutes after the appointment time and Tom had already been on the roof inspecting the tiles and chimney, and had inspected the outside of the house. When I showed up he already had taken pictures and gathered other documentation. Throughout the inspection Tom was professional, and patient. He took plenty of time to answer questions and explain the operation of systems, identifying non-critical items that should be addressed soon before they become bigger problems in the future. He took his time, and literally looked at every corner of the house inside and out. I floated a few remodeling ideas past Tom, and he provided general observations on the pros and cons of each, what type of subcontractor was needed, etc. His experience as an inspector and a home builder is evident after a few short minutes of conversation. The house we're purchasing is 45 years old. Obviously it has age related issues. For example, some of the cement pathways and part of the porch needs to be repaired due to the ground settling. Tom explained a couple of different options for addressing the issue. A few days later my brother, who is a commercial general contractor, came to the same conclusions and suggested similar remedies as Tom. Tom also performed a Radon test on the property. The test results were quite high. Tom called me immediately once he got the results, explained what they meant, and how they Radon levels can be controlled. He assured me not to worry too much, he's seen similar Radon levels brought down to safe levels when addresses by a qualified specialist. The home seller is using one of the contractors Tom suggested to fix the Radon levels.

FPROFESSIONAL HOME INSPECTIONS
Was told by the home inspector the home only had cosmetic issues & the home had a good structure & solid foundation about a month or two after moving into the house i had to call a plumber because of leaking pipes under the house he said they all needed to be replaced it was cheap pipes & he said the home inspector should have told me that & i would keep having leaks if i didn't replace it i had to pay $1000.00 for new plumbing it was one thing after another i found out after that i had some kind of wood boring bugs eating away at the house.. had to have extermination they said it was obvious it had been going on for a few years after that i found out the beams supporting the house was crumbling & that caused a problem with the roof ending up i had to let the house go into foreclosure because the house wasn't worth putting all that money into it. I used the home inspector because the real estate agent recommended him..now i have lost my house, have bad credit & have to take bankruptcy because of owing for the home be careful when taking recommendations from a real estate agent & if you have to get a second opinion on a home inspection do it don't take it lightly.

Benjamin Meredith is the business owner. Very young-looking 41-year-old married father of two boys. Turns out he and I had met volunteering as soccer coaches. Highly intelligent, EMU alum, originally from PA. Called him via a referral. Answered phone promptly, listened and referred me to his website to schedule an inspection. Website (www.buildknow.com) was as user-friendly as any I see. Scheduled appointment in very few clicks. Confirmation, contract and appointment reminders arrived promptly in my e-mail. Arrived on time as scheduled. Brief, friendly discussion. Showed me sample report for what to expect, then he went to work with me following. Very patient with my questions. Seems extremely knowledgeable, driven by the latest "building science." Went everywhere together, educating me on quick fixes vs. long-term solutions. Afterward, presented digital photos on his laptop and explained recommendations by priority, A, B or C. Promised full report by that evening, and delivered. Knew our realtor, whom I contacted next morning; realtor made immediate referral for priority-A matters, so meeting with contractor about that today. Couldn't be happier. Anticipate scheduling Benjamin Meredith of Building Knowledge for both radon testing and energy audit. All business-customer experiences should be this satisfying.

He went thru the home fine but failed to tell me about how serious the problems were with the home. I used him because the real estate agent i was working with (kelly bates) recommended him. When he finished with the inspection & was going over everything he assured me there were no major problems & i didn't think about it at the time but he said something about the floor on one side of the house was kind of uneven he said it was just the age of the house & the wood floors just needed to be sanded. A while after i bought the house i started getting leaking pipes under the house come to find out the house had cheap plumbing & had been having problems all along. I had someone come to do some checking under the house for the foundation some of the joists were crumbling thats why the floors were uneven. I was told the problems looked like they had existed for 4 or 5 years & who ever did the home inspection would have been able to see this. Thats the way people in real estate work. I do believe that Bob Shipp the home inspector saw these problems & just did not want to tell me. The home inspector Bob Shipp knew the real estate agent he just wanted to get the home inspection approved so wouldn't have to bother with me because he was really busy at the time & wanted his real estate friend to be able to finish the sale & get her commission.

Excellent experience. Benjamin is very competent and professional. Scheduled the inspection on his website a week in advance, received confirmation and reminder emails. He arrived promptly and explained the entire process, showing me an example of what the report would look like. I accompanied him on the inspection. I recommend doing this, if possible, because you can ask him to explain problems and he'll provide lots of suggestions. He sent the report the same night, which included prioritized issues, suggestions, and photos. Overall, a great experience. A nice guy with plenty of integrity - highly recommended.
