Recent Review: I found Eand S Excavating (owned by Eldon and Sue Buck) quite by accident - they had a house design similar to one I was building so I stopped by. In conversation I found out Eldon did heavy equipment work. What Luck! Two absolutely wonderful people I now call friends. Very high quality work, creative, open to suggestions, very reasonable service rates. Besides the normal excavation work, Eldon helped me move piles of lumber and debris because he had the equipment on site and saw me trying to move manually. I would highly recommend their services if you need any kind of excavation work that falls within their equipment range.

They excavated our basement and that part of the project went well.  However when it was time for them to come back and install septic system (we had pre-paid) they would not return calls etc.  Because we had a verbal agreement with them, we lost our money and had to pay another contractor to do the work we had paid them to perform.  My recommendation to anyone that reads this is to "stay away from this company".  There are other good excavators that are honest and trustworthy in the area.

Sonny first arrived in January 2012, to begin the excavation of the addition. He was always pleasant, explained steps when I had questions, and my first indication of his extra care on the job was when the contractor told me my lilac bushes had to go, and I objected. Sonny gently scooped them up and laid them aside until they could be replanted. When he worked on the other side of the house, he also gently dug up my peony bushes and moved them for me. I was also putting in a small deck next to my garage, and the man who was trying to dig the footings was having difficulty, given our hard red clay. Sonny came in and, using one of his pieces of equipment, quickly dug the footings. Sonny and his son Paul are both professionals who are polite, kind, and highly skilled. I can highly recommend them.

We needed to create a pad for a future garage/out building.  The area where we had the work done was on a sloped piece of land and it was on the edge of the woods.  Mr. Dillard had to clear a few trees from the space, do some excavating to clean that spot and then bring in several loads of dirt to level it off.  He was quick about getting the project started and did a great job.  He even helped us find someone to purchase gravel from for the driveway leading down to the pad.  He has actually done several smaller jobs for us, too. We've never been disappointed. Be sure to get all terms squared away on the front end before the work begins.

CTodd Prince Constr
Todd Prince does good work.  Issues are that he doesn't pay close attention to detail, you have to ride him and do his job for him at times.  I assume it may be that he has taken on too much work.  Three examples of issues that I've had with him are as follows: Todd asked me to go to Quality Metals in Lobelville, TN to pick out the metal roofing I wanted.  I did and picked out both color and thickness, advised Roger at Quality Metals of the color (clay) and thickness (26 ga.) metal I wanted.  Todd calls me, asks if I picked out a color, I told him clay, he hangs up. Two days later the metal is delivered and installation begins.  Upon checking, the color was right, the thickness was 29ga. not 26ga.  He didn't ask me what gauge, just the color.  He didn't ask, or Quality Metals never told him I'd picked 26 ga. metal.   My house has three LVLs that support the roof.  Along the front LVL, the one that makes the header along the front of the house, he installs 2 pressure treated 6"x6"x8' timbers to support the LVL.  When I confronted him about putting pressure treated wood inside a house (in the living areas/living room) he didn't see anything wrong with that.  I explained that Pressure Treated wood belonged outside, that it's used to build decks and in landscaping, but not indoors in living areas.  I asked the timbers be removed and replaced with seasoned rough sawn Red Oak or White Oak timbers.  He says he'll find some, comes back with a proposal for seasoned, finished 10"x10"x10'Red Oak timbers at $208 each.  Later I found 30 weathered and seasoned Red Oak timbers myself for $10 each  8"x8"x18'  When I had them replace the Pressure Treated wood with the oak timbers I'd bought, instead of cutting them 2" below the top and 2" above the mounting peg on the floor, they cut the pressure treated timbers in half/across the middle, ruining the timbers and reducing them to 3' sections, practically unusable. Even though from before construction began, Todd Prince Construction, LLC had been given a copy of the house plans and drawings of the intended building. Three months into construction, I noted that the utility room had no floor drain.  Even though the room would house a washing machine, 250 gallon hot water heater and a 100 gallon pressure tank.  Upon inquiring to Todd about the issue, he had no acceptable response except to suggest to waterproof the room by installing a lip along the framed walls to contain the water. Lastly, in early August 2011 we had a meeting to discuss closing-in the house (building a roof, roofing, installing front widow frame and seventeen 40"x80" glass panels and the two front doors). Thus making the house contained and protected from the elements.  Todd promised that between 15 August 2011 and 15 September 2011, he would build the roof, install the front windows and two entry doors with hardware, for $30,000.00  During this period, Todd Prince decided that the house should be roughed out for electrical, so he brings 5-7 electricians and a master electrician to wire the house.  Two weeks past the dead line, with the front windows still uninstalled, front window frame still not built, he presents me with a bill for $40,000.00 (ten days late and 33% over budget). Because I kept pressing Todd about the windows, he had a guy from Waverly Glass come and estimate the front window frame.  Estimate was $12,000.00 just to build the metal framework.  At that point I was done with Todd Prince Construction, LLC In short, I got the framework built, soffit installed, 40"x80"x1" double layered, laminated insulated glass panels and labor costs for a total of $10, 781.00 I expect a contractor to know his job, to pay close attention to details, to ask questions, ask questions and ask questions again.  I don't expect to have to do his job for him.  And changes should be made on paper, to include a signature authorizing the changes. I don't expect to have to take on house building as a second profession.  That's why I hired a contractor!  I expect a contractor to fulfill promises within the specified timeframe and within projected costs (allowing 3-5% margin for error)  I expect contractors to oversee their employees, to respect my land, to take care of the worksite and remove their trash and construction trash.  Most of all, I expect a contractor to be 110% professional, and to be THE CONTRACTOR!

FProperty Management & Septic
After complaing for almost 5 months when the waste began to pool in the side yard, David Lamons finally buried the tank and installed a few pipes which extended about 6 feet out from the tank. It wasn't long until the waste water from the septic began to pool up in the side yard and we were unable to mow the side yard and a portion of the front as the waste was seeping up through the ground. David Lamons offered to bring us a riding mower so that we would not have to walk through the unsanitary muck. David Lamons told us if we would buy the parts and repair the riding mower, we could use it as long as we needed. My husband is recovering from a stroke over Christmas so he and my 30 year old son bought the parts and repaired the mower. When David came to see if the mower would start (it did) he had my husband and my sons load the mower onto his truck for him to take home and make it run better. We never heard about the mower ever again. The stench was unbearable and the mosquito infestation posed a serious health hazard. We spent our time an money to landscape and beautify the property as we felt like it was our home. David Lamon's very own Mortgage Broker from the bank even came to our home and took pictures of how nice the place looked and what a great job we had done in fixing it up. We built flowerbeds, lattice for the front deck, walkways, purchased shrubs and thinned the wooded areas of the 4 acre property. We had never missed a rent or bill payment as long as we have lived here. We were very disappointed when David Lamons went on a weekend vacation rather than completing the necessary septic repairs. Our lease agreement specified that we could NOT make or have any repairs made to the property, rather we should send notice by certified mail. Upon sending the letter begging them to please fix our septic problem, they decided to send us an eviction notice stating that suddenly they were going to 'sell' the property. My husband is recovering from a stroke and my 16 year old Autistic son had just started the school year and they have little conscience about putting us out on the street rather than fixing our septic lines. It is clear that the Lamons would have human beings living in their own waste quietly. David called my home and would not let me get in a single word. He proceeded to yell into the phone at which time I hung up. A minute later when I attempted to phone my husband at work there was no dial tone available as David was still yelling into the phone at me. It was only a few minutes later when I was finally able to dial out. My son also rented the home next door and his A/C was out for a month, when he complained he was promptly evicted. I do not recommend using the Lamons for any business purposes, especially if you are looking for a home to rent.
