Recent Review: I had two jobs for them. We are doing some kitchen remodel and I needed to have some structural change. Their engineer advised on changes and he also checked up on another contractor to make sure they did it correctly. He was excellent, knowledgeable and very responsive.

Recent Review: They came out recently and it is still on-going. They are doing yard work. They are doing architectural stuff around the trees. He is an expert in his field. We are doing some structural engineering work also. He is working for me by the day. I pay him as we go along. This has been on-going work for 5 weeks. I have paid him over 5000 dollars for his work so far. He is very good. He is punctual. I will continue to use him.

David Elmore is very good at what he does and is very responsive to the needs of a project. So far I have only had him out to look at site but when the time comes to move forward with structural improvements I will use his services. He is very mindful of his time and cost to his customer and upfront about those costs.

Elmore & Associates Structural Engineering PLLC was fine. I was not here but my husband said it was a fine experience. He was professional. We had a crack on the wall. The process was long enough. It could have been longer. He did his work as far as what a structural engineer does. I think he was very knowledgeable and courteous.

They showed up on time, in fact, a few minutes early. They listened to all of the issues and went through each room taking pictures and measuring. After completing the inside, they went underneath the house to check things out. The end result was there are some structural issues, but no code violations although our builder pushed the limits on some things. Elmore and Associates gave me a very thorough write up on what they found and we have since hired someone to make the suggested changes. In the end, with their invoice and the work we are having completed, they saved us almost 15K! They are completely professional, honest folks and I will be using them again when we move to either check the pre-existing structure or to help us plan the structural support if we build a new home.

Mr. Elmore came out and took some pictures, and performed an evaluation.  The evaluation made sense and it was well prepared.  There are no Professional Engineers that do residential work, Mr. Elmore was the only one I could find.  And I am grateful that he doesn't use this to his advantage to charge ridiculous prices, he was in fact very open with his pricing.  The problem  is that he has to do significant travel and that cost gets passed on to the customer.  Also, no structural engineer is going to give you written guarantees.  Mr. Elmore can perform some load calculations and is knowledgeable of industry standards, but nothing in the reports for a residence are going to be overly technical.  You're basically paying for any kind of paperwork from someone with a P.E. after their name.  But no engineer is going to make guarantees or promises regarding a home's structure, so the report will not be definitive.  This is not to say Mr. Elmore isn't a good engineer, I just write this to help potential clients manage expectations.  I've seen this in the housing industry multiple times.  Home inspectors will flag a bunch of things that re not really problems, and say they 'may be a problem, advise engineer to evaluate'.  Then homebuyers freak out and demand an engineer's report..  The engineer will evaluate it and say it 'probably isn't a problem', which is ambiguous but they don't want to be liable if anything actually does fail.
