Recent Review: Vendor returned call as promised on voice mail and scheduled work to fit my timeline.  Workers were polite, competent, and went above and beyond in customer service.  We had 2 cats in residence and they were careful with doors to basement and outside to make sure they did not "escape."  When work scope was more than expected, they had the tools and expertise to remedy all issues.  Upon noticing unattached heat duct work, they reattached and taped while they were there doing the other work.  Due to physical limitations, I could not get into the space and was pleased they could be my eyes and hands to get the job done right.

Last Sept I hired a Wentz to completely remove the existing roof and put a new roof on my home. The previous owner had roofed over a older roof and hadn't flashed the skylights correctly; so the roof had been leaking for the seven years I owned the home, prior to this there was never mold in the crawl space, I have since noticed mold in a crawlspace that I have under the roof. I've called the roofer, his claim is that it's not part of the job he was hired to do and the issue is the insulation in the soffits. After having the roof REFIXXED I just wanted to note here that In my opinion any professional roofer would have noted the insulation in the soffits at that time; as well as the support structure blcoking the air from the Ridgevent. If nothing else he should have advise me/the owner of the situation and offer it as an add on and if declined then it would have been my issue; not come back a year later after the mold and then claim it wasn't his issue to fix.

The project started off in the right direction, but ended with us having to contact the Better Business Bureau. After signing the contract with Ryan Davis Construction, Ryan gave us his word that the project would be completed per the dates in the contract. Not only did the project run 2 months over, but all of the work on the contract was not completed. Some of the work was subbed out to other contractors in the area. The project was to be completed by 9/20/2010, but Ryan left the job site on 11/26/2010 with the job incomplete and our home without a clear CO. There were many days after 9/20/2010 when Ryan told me that he was working to complete the job. I called Ryan many times and he would tell me that they were at our home working. I would drive home for lunch only to find an empty home with no one there. The problem with this delay is that my wife and I got married on 11/13/2010. Not only were we planning a wedding, but we also had a home that was supposed to be done by 9/20/2010 in shambles. The day we got back from our honeymoon Ryan was using zip ties to put our fence back up. I explained to him that his work was done and whatever work was not completed would come off the final payment. The new roof and gutter system was completed by another contractor. The roof is 100% complete, but the gutter system was missing some critical pieces that caused water to sit by our home and water to run into our basement. The problem with our gutters was corrected by my father-in-law and I. I would not say that the addition put on our home is complete because of the quality of work and a lot of items that were left undone. There is trim in the kitchen and mud room that is missing. Inside our cabinets we found screws that were not 100% drove into the stud and multiple holes from screws that did not find their mark and had to be pulled out. The spackling work in all rooms was unacceptable and in some spots was not sanded, which left clumps of spackling paste in the area. Shims used in some areas were left and clearly visible. The last thing to be completed in our contract was the grading and seeding of our yard. To do this Ryan drove a Bobcat through our yard leaving giant rut marks throughout the whole yard. Ryan did lay seed after doing this, but because rain water sat in these ruts the grass would not grow. This left is with a huge mud pit every time it rained. Ryan and his business partner left tools and garbage scattered throughout our home, inside and out. On a work bench in my basement was 3 empty beer bottles left by Ryan and I am not sure how much they drank while working, but was shocked to find this. We purchased two Bagsters by Waste Management and filled them with garbage left behind by Ryan Davis Construction. In January of 2011, we noticed a smell in our basement. We went into the 4 foot crawl space under the addition done by Ryan and found that the garbage disposal had been emptying into the crawl space. We had to clean up the mess this created and hire a plumber to come in and fix the issue. We also contacted the city of Bethlehem who told us that our plumbing had failed inspection and the city was never called back out to inspect the work again. Our home did not have a clear CO, which we were unaware of, because of plumbing issues and other unfinished jobs the city notified us of. After this incident Ryan was notified by phone, email and certified letter about our frustration with his work and things left undone. The one item my wife and I wanted addressed was our yard, which was a mud pit every time it rained. A certified letter was sent to Ryan in March of 2011, which clearly stated our dissatisfaction with his work and included pictures (I wish I could attach these photos). Ryan Davis Construction was also reported to the BBB and Attorney General by my wife and I. After many, many attempts to contact Ryan I finally spoke with him about getting our yard done properly. After seeing the photos of our mud pit Ryan agreed to have a landscaping company come in to fix the yard. I was very persistent and after many emails and phone calls Ryan had our yard fixed by two gentlemen.  In closing, all I can urge you to do is not use Ryan Davis Construction or any contractor that has an association to Ryan Strohm. He took a lot of money ($82,000) from my wife and I. He left jobs incomplete, garbage throughout our home and his work was not what he said it would be. After all of that time and money we did not have a clear CO, which we were never made aware of until the city came in to look at our plumbing issue. This was our first home and our first experience with a contractor. We regret signing that contract and if we could go back in time we would NEVER have hired Ryan Davis Construction to complete the work. The F's given by the other customers reviewing him and his company is very accurate. Please do yourself a favor and use one of the contractor's on Angie's list with a good rating and do your research. DO NOT EVER, EVER USE RYAN DAVIS CONSTRUCTION!!!
