This project was at a four-family rental, and I had two tenants living in the front of the house, who would be inconvenienced by the construction. I also have one neighbor who complains virtually every time I hire a contractor, about everything from noise to construction clutter. Brad gave me a reasonable quote, that was in line with, yet slightly below, quotes from other contractors. I asked him to start the work whenever he wanted to in October, but that the work needed to be done by the end of the month. Brad planned the timing of the work carefully, so as to minimize inconvenience on the tenants. When he removed the stairs, he immediately put up temporary stairs for them, as this was the only way into or out of their apartments. He and his crew worked long days to finish the work, cleaned up each day when they went home, and even went out if their way to be nice to the neighbor next door. The project was finished on time and on budget. Actually, I believe the balcony was in worse shape than Brad originally thought, so he had to replace the whole thing, but he did not increase the price on me. Actually, I think this is the first time I ever had a contractor not charge me extra and actually come in on budget for a large project like this! The quality of their work COMPLETELY exceeded my expectations, and I'm VERY picky. The stairs were nice and solid, completely straight, and had an actually wooden handrail, instead of just a modified 2x4. The porch was the same dimensions as before, with new columns, railing and slats that were turned wood. The balcony was soundly constructed. The tenants, who usually complain about inconveniences, never complained. The neighbor, who usually yells about my contractor, told me the new porch and balcony looked great! People driving by in the cars occasionally stopped and either told us how nice it looked, or asked Brad for his business card. Best of all, Brad and his team were completely respectful of both me and my mother, who I asked to stop by the house several times to check on progress when I couldn't be there. We will definitely be asking Brad to do work for us again.
