Recent Review: I would recommend them. The owner of the company came and gave me an estimate. He was very honest with what I needed and what I did not need. I ended up trusting him and giving him the business. Overall, the job turned out very nice. It looks good. He was stuck in for 6 hours, and his son helped out. I am very happy with it.
Recent Review: Paul spent time taking me through his proposal and explaining the process for removing the mold and sealing my basement walls. He checked a number of other areas in my house that I had questions about and was patient with my questions and very open and honest about what did and especially what did not need to be done. The team did a wonderful job and cleaned up thoroughly afterward. The basement looks great and is so much drier and more comfortable.
Recent Review: See review 2015 for part one of story. I found I stilled worried about water in the basement crawl space even though there was a big improvement with the 2015 fixes. So I called Tim again and talked about options. Since the full size part of the basement didn't seem to have any water problems we left that alone and concentrated on the crawl space. His crew punched holes along the bottom of the walls to let water flow out. They draped the holes to direct the water flow into a pipe that took the water to the sump pump. They sprayed the walls to kill any mold that had formed and draped them with a material that made them look better. They also covered the pipe with concrete. The crew was wonderful, Brandon in particular. They worked hard in very uncomfortable circumstances (hard pebbly floor surface, 3 ft height, and huge spiders). At the same time, they sprayed foam into the space between the rafters along the outside of the wall (no more huge spiders) to insulate. To prevent future problems they reinforced my back basement wall to prevent the horizontal crack at the freeze line from becoming bigger. I am thrilled with the results. Besides the bonus of being spider free, I have no water in my crawl space, ever. I can hear the sump pump working nonstop during heavy rains and big snow melts. I didn't know I had bought in a high water table area and that basement water was a common problem in the area. You sure can't tell by my basement any more.
Recent Review: Removed additional concrete from the basement. Added a whole new special pipe, and waterproofed the basement. They left it open with easy access so should there every be a clog they can get to it to fix it. I would highly recommend them.
Recent Review: Giulio and his crew came and waterproofed my basement after I discovered that there was water and it was on the carpet. Said they could get the job done in 3 days and it ended up only taking two! Customer service really good and they always answered my call. I'd recommend them to anyone.
Recent Review: They did an excellent job. They had repaired a leak 22yaers ago and there was a slight opening in the repair that they had done. So I called and they returned and redid the whole thing at no cost to me. They took everything that they had done before and redid the whole thing. So I am very happy. They guarantee their work. The guys that came out and made the decision with me was Mark Utech was the son of the man I dealt with 22yaers ago but there was no charge. They were on time, didn’t leave a mess, did it for free and it was great. It was a first good experience that I have ever had in terms of usually it takes three times to make somebody do something right but these guys came, agreed with their leak, fixed it at no charge and were perfect.
Recent Review: I was EXTREMELY UPSET with my business dealings with Frank's Basement but the owner of the company proved to be very concerned with the reputation of his company. He came through with fixing the problem, and I am to this date of these comments, SATISFIED! I recommend that if you the consumer / customer experience ANY problems with the work that his men do, PLEASE TALK TO THE OWNER. Frank is a kind and caring man who does care about the reputation of his business.

The job was excellent. They were a very honest company. It is family run. They stake their reputation against their name. They were very reliable and cleaned up after themselves. They didn't overwork the job so they could get more money. They were very honest and did a good job and solved our problems.

The crew showed up on time. I was not at all confident that they could finish in the estimated time, especially since they were excavating both inside and outside perimeter. They began work promptly and excavated the basement. When I saw the pile of debris at the end of the first day, I was certain the job would take longer than the estimate. The very next day all of the debris was gone! The next day I came home and the outside had a huge ditch. I knew they were able to finish on time. Thursday it rained all day. The entire outside had not been finished, I walked into basement with my fingers-crossed. Not a bit of water was evident. I used to call the basement " A River Runs Through It". No more. When I arrived home from work on Friday all the work was complete, all the debris gone all of the soil outside put back in place. Walter and his crew did an AMAZING job. The basement had been deodorized and the floor cleaned. I couldn't have imagined this. I couldn't have asked for more. I am planning to get an estimate for drainage in my yard which is more a rice paddy than a lawn. I recommend Locktight without reservation. Kevin M. Coady

The crew came and got to work immediately. They were able to get all three sides trenched out and loaded with stone that day. They came back the next day and got the okay from the town inspector to pour the cement. I was very happy with the outcome and hired them again to bio-clean the walls. Dick Young, the owner, is extremely accommodating and really wants to make sure you are satisfied.

They did an excellent job, but I paid them a lofty sum which they completed the job. After the job was done, there was still water seeping into the home. No one thought that maybe it was the gutters until about the sixth time that they had come in. They did a great job that but I wish that they would have been more proactive, but I wish that they would have looked at the whole picture. It was almost an entire year until another company came in and figured out that it was the gutters.

I'll start off with the positives and say that my basement is dry and my sewer line remains clear. That's about the extent of the positives. (Hence, not a complete failing grade) When I first had Frank's here for an estimate, I tried my best to be prepared with appropriate questions about the entire process of the work that I needed to have done. I inquired about the clean-out lines being flush to the ground and was assured they would be as they sit in the middle of my lawn . (They're a good 4-6 inches above) I also asked about the aftermath of the work. They understandably explained that they would not reseed the area. However, I did not expect to have rocks ranging from golf ball size to the size of my head along with broken pieces of the old ceramic pipe and other debris lying on the surface. When I called to complain about the situation they scheduled a visit from Frank himself a few days later. He reiterated the point they they are not responsible for the landscaping but did have the man accompanying him remove some of the debris. Knowing that the soil need time to settle, I figured I would wait until that happened and reseed the following spring. Unfortunately, there was so much clay that the seed never took and the natural rain erosion and settling has exposed more of the boulders and broken pipe (see photo) which my grandson wound up cutting his foot on. In my travels, I've seen other similar jobs and I have yet to see one left as despicable as this. I would have gladly paid a little more to have some fresh topsoil (maybe 4-6 inches) placed atop the trench to alleviate this problem but having never seen such an outcome, I didn't think it would be necessary to have that stipulated. They also had to remove a portion of my hedges in the process which they failed to return to their original place. Then there's the basement waterproofing. My basement did not have a sump pump but an open floor drain. As part of the project I had them install the sump pump for the perimeter drainage to run to. When I first got the estimate, I specifically asked if the discharge from the pump would go through the new line to the road and was told yes. Not until I noticed them cutting a hole in the side of my house (after the sewer line work was completed) did the men doing the work tell me that the pump could not be fed into the new line. I brought this up during the previously mentioned visit from Frank. He confirmed the requirements and said it would cost me another $1000 to get that done. When I told him about what I was told during the estimate and he basically said that I was wrong. In summary, if you consider using this company, get every last detail in writing or expect to incur additional expenses to correct the unwritten issues they will leave you with. The primary function of their work is good but the attention to detail is rather lacking. I would doubt that Frank would be happy either if his property were treated in a similar fashion.

Well, they should not have taken the job, if they did not have the ability to do the job in a reasonable time. Three months is too long to wait. If they are booked up to that extent, then why are they still accepting contracts? I know why they do not hire another crew to do the work, it is not directly tied to the fact that they are taking on work they cannot perform in a timely manner. I consider "Timely manner to be 30 days from the signing of a contract. The amount spent is the deposit. Now, if we cancel, do we get this back?
