Took me weeks to get a quote on a simple rock area clean up, which was recommended by Oasis while doing the yard for our tenants. We were told by the tenants that they had done a complete yard clean up leaving it looking good, better than when they arrived, however, the quote of $2,500, only a couple of months later, included more clean up. Our tenants neglected the garden for 10 months and brought in Oasis after we reminded them that keeping the yards maintained was part of their one year lease. They did respond well and had Oasis do the work, which according to both tenant and Brad, Oasis owner, they cleaned the yard to a good condition. So, I questioned the quote that included more clean up of the yards, front and back, even though I had specifically asked for a quote for only the front. Oasis had been coming in on a bi-weekly basis to mow and continue maintenance. They responded saying there was more clean up needed and the quote was based on a Saturday overtime rate. The timing was not discussed and it took, from my initial contact May 7th, until June 19 to get this quote. When I questioned this, it was explained that they are too busy to fit us in so quoted a Saturday rate. Also, there was an issue with 3vbroken sprinkler valves, which Oasis offered to came and repair. We declined as the tenant said they were broken when they moved in so felt it wasn't their responsibility, HOWEVER, we did question why Oasis didn't notice it, especially since the tenant turned off the sprinkler valves in that area and the grass was noticeably not being watered. We've also contacted the tenant to let them know about this, with a detailed report of the last 3 years water usage and the Los Alamos Utility confirmation that there is no leak in the sprinkler system, as suggested by the tenant and Oasis. The extra water usage was due to the broken valves, which was not reported to us. We've repaired the valves, got the sprinkler system working efficiently again, and asked another company to come in and do the work, including pruning and the extra cleaning, that they confirmed needed doing, in the front area at a price of $900.
