Danny arrived promptly and worked quickly. In about 2 hours he completed a thorough inspection of the house. He took pictures to document anything that needed repair. He verbally advised me of the major things that were wrong with the place, then provided me with a 35 page report (with photos) the following morning. Danny was very efficient and obviously knows what he's doing. The price was a little higher than I expected (I thought it would be about $400-450) but the extra $$ was worth it to know the job was done right.

Darrell was very professional and went thru the property from top to bottem. He performed a thourough inspection and found things that needed to be fixed and could have ended up costing me a lot of money had I not had the home inspection. He told me of all the problems he found as he was finding them and then with in a few hours I had the complete report with photos emailed to me.

FDonco Real Estate Inspections
This guy, Don, starts off like he's an authority on everything in the house. He's actually a plumber by trade, he can tell you a lot about faucets. His reports are the same thing you can buy on ebay for $20 for the digital file. They were poorly completed to say the least. When he did find something, he didn't take the time to annotate it properly, so it was useless to confer with the seller. He wrote down that he inspected the attic. Its pretty cramped up there, but he assured me that he did a "thorough inspection". Two weeks after I moved in it rained, and the ceiling almost fell in. When I crawled in the attic it was blatantly obvious that there had been water damage for quite sometime before, not one thing was annotated. When I confronted him about it, he said his forms reflect only what "he can see". So, I asked him why did he mark that the attic was ok, yet the damage covered an approximate 110 sq ft area right in the middle of the attic. Bottom line, never let this clown on your property, not even a dog house. Because I gave his "experience" value, I spent over $5500 out of pocket to have a roof rebuilt. Use his business card to keep a table from wobbling, that's what it's worth.

Mr. Herrera came recommended through a reputable real estate agent, and over the phone seemed polite and professional. When he came to perform the inspection, he was friendly and attentive, but didn't follow the inspection process spelled out in his Pillar to Post handout. The home inspection took a grand total of 45 minutes, and many of the required checks were never performed. What is more, when we received the inspection report, it claimed that those tests had been done and included pictures from that weren't even from our house, in what we can only guess was an attempt to evidence having done the work. When we asked to rectify these issues, Mr. Herrera was wholly disinterested in contacting us or coming back to make it right. He asked that WE correct any obvious issues so that he could add it into the report. This seems to us to be an altogether unacceptable solution. It caused much dissatisfaction, and to date has not been resolved to our satisfaction, a matter that doesn't seem to concern Mr. Herrera as we haven't been contacted further to close this issue. The result of this back and forth has been that a mid-May inspection to place an offer on a home has become a back-and-forth into mid-July with still no offer made/accepted. I regret having used this provider.

The inspector missed major structural damage that was clearly visible to anyone who actually crawled under the house, and INSPECTED it. Do NOT use this company. It is going to be a very expensive lesson for me and I did not find out until I recently tried to sell the property and had an inspector that knew what he was doing report the problems.
