Recent Review: removed old deck and front porch rails. very professional and friendly. Did what they said they would do in a timely manner . Removed all scrap and left job site clean. I will use them again when I need the service that they provide. Local contractors did in the surrounding area did not have the knowledge and experience that they did. You will not be disappointed with there work.

Recent Review: Mark came out to our house to give us a free estimate. Though he was delayed by some other jobs, he remained in contact with me and came to our house as soon as possible. We had originally asked for vinyl railing which would have been more expensive.  Mark explained to us that the wood railing was in good shape and only a few warped pieces need to be replaced.   This saved us about $1500.  His associates did excellent work, they went above and beyond what was expected, by replacing all the treads on all the decks. I was not charged extra for this additional work.  The painting was delayed by rain, but I'm glad they waited until the weather was dry to prevent cracking and bubbling from too much moisture. The painters did an excellent job, and finished all decks in two days. Mark never asked for any money until the work was completed. It is hard to find contractors willing to drive out to the country to do work, I am grateful for Mark, and I look forward to working with him again.

Recent Review: The materials used were of the highest quality. They were prompt, and finished the work in the time frame they gave us when we got the estimate. I can't say enough about the quality of the work. Rails were made to fit perfectly and they made sure they lined up with the piling under deck to give perfect uniform look. Installer took the time to make sure every thing was perfect. He picked up all trash and left the work area immaculate. They were honest, good to work with and all in all it was a very pleasant experience. Albermarble Fence is a company who puts quality first and take pride in their work.

Clear Choice Property Service
Recent Review: Our rental agent hired Clear Choice to replace a degraded stair railing on our rental property. Within a few months , a large amount of sap has oozed from a knot at the top of the railing, coating it and rendering the railing virtually useless (unless you wanted to spend several minutes cleaning sap off your hand). It is such a large amount of sap and it is very difficult to remove completely and has required more than one "clean up". Mr. Ellison was contacted and he was not willing to replace the wood unless we paid him again. His response: " I have installed several, as in hundreds, of handrails that have knots in them that did not sap like this. TheLumber that was purchased for that job was premium lumber. This means it is a little more expensive and has less knots. I’m sure you could go to any house and look at the decking and find knots, it just so happens this one had a lot of sap in it." The problem with the railing separating from the 4 x4 was passed off as " the original builder did not cut the correct angle".

Recent Review: John did a great job with the project and running his crew of guys. John always kept me informed of progress and was always waiting in my driveway when I was leaving for work. He was very punctual. All inspections went very well with no issues at all, John knows what he is doing. There were issues with the existing house, crooked walls, things not square, etc. So as the siding and windows were going in there were challenges getting everything to work and look correct with a house that was not really built well to begin with but John did a good job getting everything to look right. Even if the existing part of the house is not built very well I know that at least part of my house is right, the part John and his crew built.

FEd Brenner Contractor
Took three days to level and shim two posts on stairs, and start to cover stair posts. The trim he started did not match the columns he was to duplicate. He became angry when he was told what trim he had done was not acceptable. 30 minutes after being told his helper came to us and said "we are leaving and I won't be back, you are getting ripped off". Ed came to the door and said I will have to raise the price because you changed your mind. WE DID NOT change our mind. We had already given him $1000.00 dollars. We decided we did not want him back and would just lose the money paid. I contacted him to let him know we were not going to proceed with the work, as the work was not satisfactory and his helper had been intoxicated while on the job. Several days later he called and spoke to my daughter, he said he was coming by to show drawing he had done of how he could trim the posts. He said he could do what we wanted. He came by and brought another helper. The drawing was what we had asked for in the beginning and we felt the helper knew just what needed to be done and we would give it another try. He agreed to do the work for the original price of $3950.00. Work was resumed on July 16, 2009. He asked for more money on July 17 and was paid $850.00. Work was better and he did trim the posts as agreed. Materials were furnished by us and were on site, we did need more crown molding and on Monday July 20 made a trip to pick it up. While gone we received a call from Ed he stated we needed another 2x12 azex board. We had the four boards needed but because he CUT WRONG we had to purchase another at $155.00. We purchased more than enough crown molding needed to finish trimming the columns but due to more BAD Cuts we were short again. Long story cut short on July 31 he asked for another payment of $600.00 which left a balance of $500.00 owed for total job and on August 1 we went to the job site about 5: PM and he was loading up all his tools and said to me " I am done I am losing money, going in the hole". The job was not even half done. He had not completed ANY Part of the job. He had only put up the balusters on one side of the porch stairs leaving the other side and the porch its self. I take part of the blame as he should not have been paid UNTIL The job was completed to our satisfaction, expensive lesson in the school of hard knocks. I have a paper listing all the work he was to do and the price. He signed it and signed off each time he was paid. He has sent me a bill for $979.05 threatening a lien and legal action. The balance owed if he had of finished the work was only $500.00. People in the area need to beware. I feel he owes me a refund of $2000.00, since he didn't even complete half the work. One other thing he was suppose to use stainless steel nails (that we had on site) what he used is already starting to rust. Along with his pay we gave him a campsite (FREE) in our campground as he lived 50 miles and did not want to drive back and forth. Update:{remove beauty board on stair stringers, frame out lower and center stair posts to 12? x 12?. Trim out the 4 posts with azex boards custom made raised panel on 4 sides. Install azex 1x13 as new beauty board against steps with 2x12 pressure treated center board and azex 1x12 outer trim board with 1x6 top cap routed for an fine finish} "This work was completed but he mis cut one of the 1x12x20 azek boards, I had to purchase another $155.00///. { Then install an elaborated rail and baluster system} This was not completed, he only installed the balusters and rails on the right side, he did not install the left side rails or porch balusters// Install base boards and "crown on deck". Was already done he did trim around the bottom of columns, two of the bottoms were already made, he only had to nail them on. Seven columns. // {Trim out rear 8x8 post with custom made raised panel effect cut} The raised panel was already done, we asked him to wrap the top half of the post with azek and finish the top. He did not finish this post. He made a error on this and in doing so wasted quite a bit of crown.} {and countersink bolts} He did counter sink 2 bolts at the top of this column but it had nothing to do with water proofing the deck, it was done so the top of column could be trimmed out/// on rear post to water proof down stairs deck. {This was all the estimate was for no other work was mentioned. } "The estimate for $3950.00 was for Installing ALL baluster rails, cover beauty ban on steps with azek, cover 4 porch stair posts with azek. Posts at bottom of stairs were to be built out to match other columns on porch and ground level. He was hired to finish columns on ground level, they were finished except the tops. Redo fireplace mantel which he did not finish and cut shelves to fit book case, shelves were made but needed the depth cut as they were to wide to fit, this was only 6 shelves that he ran thru the table saw. // {This estimate was given to her. She then wanted to lower the price by removing some work. We agreed to remove the plywood and roofing on top of down stairs deck} We decided not to have this done because Mr. Brenner suggested putting plywood covered in roofing rubber on the upper deck ceiling, we did not feel that would hold up. We told him we would wait until we could purchase the proper materials made especially for this purpose"// This put the price to $3950. Summary: Work started in July. She offered me a campsite numerous times prior to start of job to defer traveling cost and time. The first week I did not accept the offer. With 1 helper; started job by removing beauty boards on stairs, and framing needed to extend posts to 12?x12? the posts were left undone for so long they had {warped really bad.} "He knew the posts had twisted when he gave the estimate as it was discussed when he came to look at the work we needed done'// I mentioned this problem to her but continued work. She has a continuing problem with stopping work to talk about job progress and {changing the job} "Job was never changed". {The first change was to enlarge the bottom post to 2?x2?.} He was not asked to make it bigger as the size was fine, he was to make this bottom post to look like the others on porch and ground level, he did not cover the post all the way to the ground, he had left 1 foot at the bottom uncovered, I will try and draw a picture of what he had"// {This change annoyed me to respond back about increasing the job.} "When he came to us and said he was leaving and would have to charge more because we changed our mind, my daughter told him WE DID NOT CHANGE OUR MIND. I had already given him $1000.00 (2 1/2 Days "not 8 hour days, total hours approximately 15) but decided not to have him come back. The work was not going well and he did not seem to know how to do the work. Since I had already done 7 columns I tried to show him a very simple way to completely cover the post. I called him to let him know we would not be proceeding with the work. He called a day later and said he was on his way to the job site, he had drawings to show us, of how he could make the post MATCH what we had. He came and the drawing showed what he had been hired to do. The new helper he brought seemed to understand how to do the work. We decided to allow him to proceed for the original contract price, he did trim out the posts and cover the beauty band, we were satisfied with the work. At this time my worker seemed to want to talk to her more than perform his work. As a result I had no recourse {but to relieve him of his job, and bring another helper.} "it was my understanding he did not bring the first helper (Carl) back because he had been drinking and was under the influence while they were working"// { Once the posts were framed out and trim out started, another problem arose. The way she wanted the posts trimmed out could not be done! } "I don't know what he means by this. I showed him where the rails were to connect to the column on the porch (the porch columns were trimmed out per code so the rails would fit in proper location) He said we could not attach them in the place provided for that purpose as the code stated rails could not be more than 34 inches high. I called the building inspector to confirm that 36 inches was correct not the 34 as stated by Brenner. Our columns had been prepared correctly and placing the rails in the proper location was not the problem that Mr. Brenner said it would be. He proceeded to install the balusters and rails on ONE side of the stairs. He did not do any more and walked off the job"// {The handrails would not work on the posts properly so another change had to be made.} "Untrue statement"// { At this time I told her there will an up charge} " The only time he mentioned any thing about charging more was the day he left job (first time he left) and we called to let him know we were terminating the job, when he returned with a drawing he agreed to proceed with no change in cost"// { Also she did not have the correct material on the job and I had to purchase it.} "All materials were provided by me, there was one azex board that he said he needed. He wanted 3 1x8x8, he said he had to go to Home Depo and would pick them up, I have a signed paper that he was paid for the 3 boards"// She said they will {reimburse me } " paid" // for the material. She then wanted the bottoms of the posts trimmed out with crown installed to look like foot molding. I had custom made this molding out of chair rail molding. {Other work I performed that was not part of original estimate was to completely rebuild fireplace mantel three times thicker than the original finished mantel} "This was part of the contract price. He was not asked to rebuild mantle, the job was to remove trim and level mantel, it was 1/8 inch higher on one side, very simple job. He was suppose to add one more board on top of what was there. Simply Cut a board to fit, route the edge and attach to top of mantle. He busted up the top of mantel and because of this error on his part I had to purchase more materials to fix it. He did not finish this job"// { Another part of work completed that was not part of original estimate was stair tread end trim.} " Brenner did not install any end trim. He was asked about it and he that the stair nose was not long enough and adding the small piece of trim under the nose would not pass code" {Another part of job performed by me was not part of original estimate was bead molding around posts 2? down from top of post} "This was part of the original contract. We showed him the trim that was already made when he came to go over work in order to give price. All he had to do was nail them on. No more than 30 minutes, pre made trim nailed on 6 columns"// {All this extra work does constitute an up charge from original estimate and of coarse the materials purchased by me for use on her job is also her financial responsibility, not mine.} " No extra work was added. He did not complete any part of job other than the covering of beauty band on steps and the four posts he covered. He was paid for the 3 boards and a few odds and ends he picked up. He signed off that he was paid. He said he had to purchase nails, I never saw the nails and even asked him several times if he had them and if so to give me the receipt. He would not show me the nails or give a receipt. We did discuss getting stainless steel nails and we would have paid for them. I offered to pick them up but he said " he would get them as they had to be a certain kind to fit his nail gun. It is now evident to us that he did not use stainless nails as the nails he used are already starting to rust. We had all kinds of nails on site that I think he used. We had stainless nails and asked him to make sure he used them as any thing else would rust and ruin very expensive balusters and rails. We did not want to use nails that would rust."// I was kind enough to purchase them for her an pick up and deliver them for her! {The day I packed up tools was because she and her daughter were going out of town to American Idol and did not want anyone at the house working or otherwise.} "The statement we did not want them working on Sunday while we were out of town is true. We did not want to deal with this job while gone. When we told them to take Sunday off he did not mention taking his tools for another job. We arrived at the job site around 5: 0 clock Saturday afternoon and he was loading up his tools. He said " I am out of here I am going in the hole, I am a $35.00 - $50.00 an hour manand I can't continue this job. This was the first I had heard that he was going to walk off job. I ask him if he was going to complete the work he had been paid for and he said he would need more money. $2700.00 more. The small trim jobs he had started," none of it complete" did not equal to the $3450.00 he had been paid. I did not want to have a big blow out because I felt it would ruin our weekend so I just said we will think about it and give you a call. As he continued to load up his tools, I spoke with Brian his helper. Brian let me know that Ed had been complaining about the job taking to long for several days. He advised Ed to speak with me, just walking off was not right. Brian also had tools but refused to take them. He let Ed know he did not feel it was right and would not just walk off. I called Ed to let him know I would not pay him more to finish a job he had agreed to do for a certain price. At that time I reminded him that NO Part of the job was complete. I then called Brian and asked if he would like to finish installing the Balusters and he said yes. He brought a friend to help. Ed was not fired he quit after collecting all the money minus $500.00. I did have a small fill job to do so I needed some of my tools. There were a lot left at the house I was working on for her. She was to call me when they returned to {restart work}. " I said I would call and let him know IF we would be willing to pay him MORE Money."// When she did call she said to me she was not going to finish work at this time to pickup my tools. I requested the rest of my money at that time which she replied she did not woe me anything. The following day I learned she hired my worker to finish the job at a "lower rate". " I did not get it done at a lower rate, I had a balance of $500.00 and had to pay $1630.00 to get the work completed. I paid $3450.00 and was left with 99% of the work half done"// She has shown a lack of trust for others that stems from her own guilty conscience. The total amount still due me is $979.05. Dealing with her has been like dealing with a child throwing a temper tantrum. It is my belief that the reason the house has been sitting unfinished for years is because she has been taking advantage of a lot of contractors and no one local will work for her. I have found 1 that agrees with me. Edward Brenner-Owner We decided not to allow him back for several reasons. 1. If we had not arrived at job site when we did he would have loaded all his tools and left. He was trying to get every thing loaded up before we got there, as he had already collected all the money except $500.00. If he felt he had under bid the job he should have taken Brian's advice and spoken to me. 2. I feel he should have finished all the small trim work on the columns. He should have been honest enough to give us the work we paid for. 3. He wasn't experienced in cutting crown molding. We had crown on site if it had been cut correctly we would have had enough. We made a special trip to Chesapeake VA to pick up additional crown that he needed due to so many pieces cut wrong. I purchased more than needed just to be safe, as we could not go back to VA, for more. Even after buying more he did not complete the columns. He mis cut one of the 20 ft. azek beauty boards which cost me $155.00 to replace. All in all he destroyed approximately $350.00 in materials. 4. He did not know how to drill the holes in the baluster rails. The balusters rails did not come pre drilled. Every time he tried to drill the hole he broke the drill bit. I went and purchased two, one $7.00 and one $14.00. His helper gave him a tip on to do it but he was in such a hurry he did not want to take the time to do it right. I told him there was no way I could afford to pay $7.00 for every baluster. There were 125 baluster rails and at 2 holes each the cost would have been $1750.00 for drill bits. He was asked several times if he was sure he wanted to install the balusters. I explained to him that there could be NO Mistakes, no wrong cuts. The baluster system was to expensive to practice on. He assured me he could do it. I gave him detailed instructions from the company. He put speed ahead of quality and doing a good job. I run a business and if I give someone a price and it turns out I gave the wrong price in error I honor what I told them. He came to the site and I went over each phase in great detail. The work other than balusters install was very simple. Even the baluster install should have been easy for a 30 year trim man. When reading what the work was it might appear that it was a lot of work, but wasn't. Other than the balusters the work was to finish trimming 7 columns. The major work on columns was already done. Job other than baluster install should not have taken more than two days.
