Cardea Construction proved to be a class operation throughout this project. They engaged the services of a professional designer, which cost about 2% of the project cost. This designer discovered that the ramp could also serve as a ramp from the nearby garage access door, at a slightly lower level, which was a terrific benefit. The five-part project began with a pre-construction conference that lasted well over 2 hours at our home, in which everything, right down to where we leave each other notes, was discussed. A detailed description of the work, with cost breakdown and schedule, was provided. A payment schedule, based on achieving particular milestones, was agreed upon that was much more convenient than the "50% up front, rest on completion" that had been my experience. The pre-construction conference also introduced us to Steve, who was billed as the construction supervisor, and Phillip, the carpenter who built the custom indoor gate. As work began, it became clear that the construction supervisor actually served as lead craftsman, performing most of the work himself and calling in associates when needed. The atmosphere was entirely that of an artistic craftsman doing the best possible job, better quality but more slowly than a real construction crew.. During the work, removal of the balcony showed that there was a greater degree of rot than anticipated, and an engineer was engaged to help conceive a stronger design. Also, we elected to make the "fence," or railing, around the balcony match the railing on the ramp, though the original estimate was based on putting back the wrought iron railing that was already there. The ramp and railing, with its right angle to accommodate both doors, became a thing a beauty rather than a "handicap ramp." It adds to the appearance, as shown in the picture. We selected a color of paver stone and topping stone for the wall, and they were put in in a day. The underlying concrete patio was covered with a layer of sand, which was leveled, and then the paving stones were put on. The result looks fabulous. A torrential rainstorm occurred soon after completing, revealing two low spots where water pooled. They quickly fixed it, and a subsequent downpour showed that the fix was a success. In all, the project took a couple of weeks longer than scheduled, due in part to the extra balcony work and in part to securing a time with the city inspector at various steps along the way. Despite the extra balcony work, with the contract of engineering services, a more robust design, the total project cost came in within 2% of the initial estimate. Furthermore, we added features along the way (new railing, some cement leveling in front when they secured services of a cement leveler for the patio) that added another 3%. The results are absolutely delightful! We are having an accessible bathroom built by Cardea Construction, with work beginning upon completion of this outdoor project. Its review will follow when completed. The owner, the construction supervisor, the carpenter, and all helpers were unusually accommodating of our home schedule, very tolerant of our four dogs that would have to go out during the work time and insisted on at least barking at the workers (and sometimes leaving their mark on the neatly-stacked piles of construction materials), and considerate in every way. E-mails or calls at least every other day kept us up on how things were going, and no extra work was undertaken without prior permission and an estimate of the extra cost. .After reading positive reviews on Angie's List, we contacted Frank Snell about installing a deck atop an original [deteriorated] concrete patio in the rear of our home. Mr. Snell responded immediately to our call and stopped over. He inspected the site for the deck, gave us an estimate and even drew up a deck plan on the spot. His quote was very competitive and his deck creation and local coding expertise was extensive and impressive. We signed the contract immediately. The Bella Decks crew began the installation the next day. The deck base was established with a generous number of posts that were laser-aligned and precision sunk to 42" underground. Then, an interconnected system of hardwood beams were securely fastened to the posts. The next layer of the sub-structure were cross-installed hardwood joists. Finally, the deck flooring was secured to this rock-solid underpinning structure. A walkway with steps were installed to complete the project. Clearly, this deck is strong enough to support a vehicle!   The crew took great pains not to damage the decades-old flower garden that surrounded the deck area. They cleaned up thoroughly after themselves. The deck is beautiful and Frank Snell and his crew were a pleasure to work with. I would highly recommend Bella Decks for deck work

Ryan and Erik were extremely professional and did such a great job on our deck project. We showed them some photos of the type of deck, railing and skirting we hoped for with the deck and they offered great recommendations on how to proceed. They showed us so many great options for stains too, which we didn't even know there were so many. They communicated well throughout the entire process and delivered an excellent product at the end. We couldn't be happier with our deck. We did talk with several other deck companies about the work and the detailed conversations that we had with Royalty along with the pricing were why we selected them. We originally hired them in 2017 for the deck build. But, our most recent service was adding the stain in 2019. The price in the "approximate cost of service" was for the rebuild and extension of our deck. The power washing and staining was approximately $700.

The deck really turned out nice! We really liked working with Frank. He was able to quickly draw up a design and give a quote during our initial meeting with him. He really knows his business and wanted to make sure, we were satisfied. Frank also was on-site for much of the work, working along with the crew. They worked very hard and completed the deck quickly, despite the temp being in 20-30° range and also pretty wet. I'd absolutely recommend Bella Decks.

Iv been doing remodeling since 1984, this is all i know I started my co.in 1989 -my people dont get paid until i get paid! they dont just get a check every friday, that way we all strive for the same -thing- making you happy with us doing a perfect job for you on time. Payment scheduals differ depending on the job-? IE:how much in supply's /dumpster /cover & protect / demolition etc..... for example if it is major drywall repair throughout the home (water dammage) there is only a small deposit $ because most of the work is labor removing product /removing carpet-furnature /cover & protect / sanding /clean up. not much in supplies. As for a full basement remodel there is a larger deposit because of the amount of supplies from the first (2x4) to the last (contractor bag) removing the debris that we sweep up at end of your job before you inspect it.basicaly there would be three draws/ 1stdraw=depost a third of the total then 2nd-draw two thirds of the way through then when we are done all swept up! you inspect when you are satisfied then the final 3rd=draw is sccepted. I also do (consulting) for homeowners on projects that they try to tackle themselves, i have always said (its not rocket science)sometimes they just need that helping hand from someone that has doing it all their lives that has all the tools & know how to complete each job so the homeowner wont have to buy all the tools from screwdrivers to tablesaws! (some do anyway) iv been on jobs consulting & they have as many tools as ME! . So remember ---dumb looks & estimates--- are still FREE!
