Madden Home Inspection
Recent Review: If I could give no stars I would. We bought our house while living out of state and put our trust in our home inspection that it was done correctly. Our realtor suggested Tim and we trusted that referral. After we moved in we have found close to 10 things that the inspector missed that were CLEARLY not up to par. Some of those things costing us thousands of dollars. Tim is not an honest guy, it was not until after the inspection and payment was made that we learned the final report would say he could not be held liable for anything he missed. When we reached out to him about his deceptive ways and poor inspection he couldn't care less. Yes, he refunded us our inspection fee but that no where covers the rotten deck, broke microwave, cracks in the walls, broken faucet, double leak in the attic, broken door knob, etc etc that we now have to pay out of pocket to fix that could have been fixed before we bought the house. Not once did he even apologize. Tim only cared about getting paid and not being honest or providing a proper inspection. After this, we have found multiple other reviews similar to ours. Don't waste your money and trust on Tim, he doesn't care about you nor your house...just that check at the end of the inspection.

Affordable Home
Recent Review: I nearly skipped the home inspection even with our limited time to investigate the house because previous home inspections I've purchased did not seem like a good value. Very grateful our realtor spoke so highly of Dan because he was able to give us a very precise indication of the condition of the house. The report we received for the home inspection cost $350, which is a little less than I have paid in the past for reports I have literally burned as kindling. In Dan's case he went through the house and left a thorough, but extremely readable report on the condition of the wiring, heating, plumbing, flooring and subflooring, insulation, attached decks etc., complete with informative photos and even thermal imaging to help decode the more convoluted systems. He came back at no charge to access parts of the house that were not accessible the first time, and offered to come back again to inspect any pre-sale repairs that might be made! This report paid for itself many times over because of how well it reflected the house's true condition, but beyond the purchase price we are able to use it on a weekly basis to address the most pressing problems first (mainly exterior ones before winter hits) and then turn to interior ones as the beautiful weather grows colder. I was very happy to get this in PDF form with many color illustrations showing exactly what needs to be done. We also benefited tremendously from Dan's recommendations in septic inspection and repair, which was my greatest point of nervousness about the purchase. In the future if I was selling a house that had not been recently inspected, I would give serious thought to hiring Affordable Home to inspect the house before I even put it on the market, so I would not be surprised with serious defects at the point of sale and so I would know what repairs to focus on. That is a big change from my previous feelings about home inspections. We have had really fine luck with professionals so far in Maine and Affordable Home provided us with a great experience.

Maine Inspection LLC
Recent Review: I have had Maine Inspection perform both a pre-purchase Home Inspection and a Home Energy Audit. Both were performed by Doug Robinson. Doug is very professional and very thorough. The Home Inspection involved him crawling through cramped attics and dingy dusty basements. He went everywhere with a smile and good humor. The inspection report was very detailed (over 70 pages) but also very easy to read and reference. He went above and beyond by including pertinent articles and reports to situations specific to my building. The pricing is very competitive with other companies in the area, especially given the detail they put into their work. The Energy Audit also went in a similarly smooth fashion. Doug went beyond the State's requirements for the Efficiency Maine program with his report and he used all available tools including a blower door, FLIR camera and equipment for testing efficiency of the furnace, stoves, etc. Again, the report included many articles pertaining to my specific situations. In short, the pricing, the level of detail and the professionalism exhibited by Doug would make me fully confident in reccommending Maine Inspection Company to anyone who needs the services they provide.

FMadden Home Inspection
First he performed a home inspection, which noted some problems and completely missed some other large problems that he should have seen, but those problems had to wait for later contractors to tell me about after I'd made the purchase. Then he offered his services in foundation work, leveling and straightening the house.  After several thousands of dollars, with the house neither leveled or straightened, he'd installed 4 or 5 4x4 posts under the house.  Those had to be taken out later by the contractor who actually did straighten and level the home. This gentleman, despite many phone calls, never came back to discuss the problems with his work or to see about rectifying the situation.  I had to write it all off as a loss and move on to other contractors recommended by local building supply stores. I would NEVER hire this guy for any construction related work again.  I don't know if he's totally unknowledgeable in the trade, or if he just doesn't care once he's got a check.

Both of the folks that did our inspection were very good at communicating the details of the process, and were strikingly knowledgeable about houses and house construction. They arrived early for the appointment, and since the house was unlocked (and unoccupied), began early, and had gotten a good head start before we even got there. Their price was lower than anyone else in this area (the price quoted for this entry included sending away for a State water analysis, which they handled completely -- their base price was $350), and they were absolutely professional, expert, and friendly. As promised, they delivered the very detailed and helpful report by email within just a few hours of the inspection! We will definitely call these folks immediately if we ever need a home inspection again!
