Recent Review: I liked Tom. We got a few estimates and ended up not doing the work because it was so expensive. We decided to go another route. Their estimate was comparable to the other companies. I liked him the best of all the guys that came in. He wasn't pushy and he gave us an estimate in writing that same day. He was informative. I would consider working with them. He was very professional.

ACrawlspace / Basement Waterproofing Solution
I needed my household crawl space encapsulated so I called Brian Flanigan after reading good reviews about his company on Angies List.  Brian quickly came out after I called and he assesed the situation.  One thing that I wanted fixed was the cold wood floors directly above the crawl space.  Brian guaranteed that once the crawl space was encapsulated the floors would be warm. Brians crew came out and completely encapsulated the crawl below one of the cold rooms.  However we found out that the other room was sitting on a concrete slab and therefore could not be closed up.  Our original agreement was to have both rooms warm and Brian had to come up with a solution.  Brian propsed a couple of different solutions and we eventually decided on building a baseboard heater unit for the room with the concrete slab.  So he lowered the original price and still managed to solve the problem of the cold room. Brian also made it a point to call me multiple occasions during the entire process including after he was finished with project.  Overall I was very pleased with the service, the attention to detail and the whole experience in general.  In all honesty this was the best contractor experience I have ever had.  I would recommend Brian Flanigan's basement service to anyone.

Actually getting an appointment took about 2 month. Glad I did not have an emergency. The appointment took way too much of my time. It was a surreal moment. Hard to believe i actually spent 2ish hours of my day off listening to this down talking, pontificating salesman Chris Hayden. He quoted drain tile for a concrete crawl. I have a dirt crawl. To explain why Perma Seal was three grand higher than another contractor he explained it was because they use PVC versus abs. Hello I am reasonably young and female but I was not born yesterday. Both are cheap plastic and not that divergent in price. Plus closing my crawl space door is tricky. He man-handled to force the latches closed and left a 2 inch gap on both sides - which I noticed a day or two later. Hope I don't have critters now. The upside is that the Perma seal proposal is very complete and does include material specification.

From start to finish, everything was great. The free estimate that I received was very informative in regards to the actual process. The installers arrived ahead of schedule and did notify me of their eta. They work very diligently and completed the project in about 2 1/2 hours. They removed old debris found in the crawlspace from the previous owner (which there happened to be quite a bit). My crawlspace looked like the before photos shown on the perma-seal website and I refused to go inside the crawlspace. There were critters such as centipedes, spiders and silverfish that would find there way into other parts of the house from the crawlspace, but since having the work done on 21 March 2009, I have not seen one critter. My crawlspace looks so much more inviting. Even though I may never use it for storage because of being claustrophobic, I feel a sense of security now that its a clean space. And it helps that the space is now clean and healthier because it makes it better to show when the time comes for me to sell my property. I would definitely recommend this CleanSpace system to anyone with a dark, damp, uninviting crawlspace.

I had a top notch experience with the Perma-Seal folks... from estimating, through installation, and subsequent warranty work and followup. It was almost 2 years ago when I had all the work performed. Everyone was punctual for their appointments, very knowledgeable and informative on what to expect, how things would work, and what to watch. The end result looks very similar to the other "after" pictures posted... very clean and professional. No mess left after the work. I no longer have that musty smell in the crawl, and I actually store things in there now. After the first year I did have an issue with the pump. They responded quickly and took care of the issue (replaced pump) at no cost. Everything continues to work like a charm. On top of it... after another year went by... I recently received a call to schedule a free inspection and checkup. They just were here and checked everything out... all still working great.... and free inspection as well. Can't beat that... they just checked everything out, made sure all was working fine, mentioned a few things I could do for added services but was not "pushy" by no means on the sell... just let me know what was available. Excellent customer focus, followup and support. I am extremely happy I went with these folks.... as I said, my experience has been top notch.

Conclusion: I recommend the crawl space encapsulation (great for storage) but not the exterior crack repair. exterior crack repair = $530 x 2 = $1,060. (Read from bottom up.) May-June 2014 - Since the remaining seepage was coming in the front of the house facing the village main line, I approached it as a plumbing problem, not suggested by Permaseal. I hired Four Seasons who installed a pump system in my front yard, another $10k, and problem solved. 4/28/14 to do "warranty service" in the spillover. Service by Tony Lira: He did the water hose test again, no seepage again. Recommended that they expose & dig out the base of the south wall from the inside. Only from the inside can they see the exact source of the leak, plug it, & install drain tile. Next step: Call for an estimate. 2/20/14 - More seepage, as much as before the service. 2/1/14 service call with Marco Botello. They need to redo the spillover. 10/31/13 - Got seepage. 10/30/13 - Installation completed. Hard rain started that night and continued through the next morning. 8/8/13 estimate from Jim Montalbano, $9,819.30, down pmt $1,968. This covered crawl space encapsulation, crack repair (2 exterior, 1 interior), & a super sump pump system. Different company: $2k to upgrade my electrical service for the pump's dedicated outlet. I called for an estimate late May 2013 and was scheduled July 8, their next available appointment. My house is tri-level, i.e. half of the "basement" is finished, half is a crawl space. They sent out a guy who was nice but seemed very unprepared. He found a crack in the wall of the unfinished crawlspace but had no idea what to do about the finished part since he could not see behind the drywall or the foundation wall on the exterior. I never got his estimate.

FBasement Seepage Solution Inc
The Seepage Company did not have any knowledge of what it takes to encapsulate a crawl space. The cleaning process was not followed at all. They did not clean the waste out or spray the necessary chemicals to kill any remaining waste. The put did not put down the proper plastic membrane that keeps the moisture down in the crawl space. Please do your research this company should never, never, ever be allowed to work inside of anyones home.

I called Alliance for quote on encapsulation. They quoted me for 6 mil, but I opted for 12 mil (Alliance did not up-sell me, I wanted 12) so they generated another quote. The price was extremely fair, and so we scheduled the job. Workers came out on time, removed old insulation, filled some cracks, and encapsulated the crawl space. The job was done excellently, and professionally by a great team. Would recommend them highly! Very responsive, no sales gimmicks or up-selling. Just an honest company with hard workers doing a good job.
