Recent Review: Lou and Luke arrived at the appointed time. I missed seeing them in action for the most part, got distracted in conversation with sellers and agent, but observed them moving about the home checking things out. They finished the inspection of the fairly large home (2,647 air-conditioned square feet) in about 1 hour & 15 minutes. Spent a few minutes asking some questions of them before they left, was told that everything looked pretty good — just a few usual, minor items. Details to be provided in the final report. Received report via email the following afternoon, so excellent turnaround there. The report wasn’t what I would call super comprehensive but was detailed enough. Not quite a checklist format, but does itemize the inspected components of the home and grades each as either Acceptable, Marginal, or Defective. Other notations are Not Present (if that category, type or specific item is not present in the home) and Not Inspected (when the item to be inspected is present but not accessible & therefore could not be inspected). There was not a lot of narrative to the report: descriptions of the items inspected were very brief and there was no description of methodologies employed to conduct the inspections. Each item had its Acceptable/Marginal/Defective “grade” and if an item was marginal or defective there was a short, but sufficient for the most part, description of the issue observed. At the end of the report was a summary of all Marginal and Defective items. There were no real surprises, except that none of them were mentioned in the short Q&A session post inspection. I guess Lou prefers to present his findings formally via the written report after having had time to go over their findings back at the office. I should note that in general the report included at least one photograph per item, illustrating what was inspected, and where there were any issues the photo(s) were annotated with explanatory text. I rated Prevue’s quality as B as I would’ve preferred a bit more comprehensive report and there were some things I saw that I feel should have been noted in the report, and it seems to me that a really close inspection of a home this size should’ve taken a bit more time. The report furnished to me was, however, more than just adequate and was useful. I went ahead and gave them a B on price, although I was strongly tempted to give them a C since their fee was a good bit higher than the average home inspection cost in Florida, per Angie’s List. However, since I didn’t personally shop home inspection pricing in my specific part of Florida, I went with the B. Overall I was pleased with the service provided by Prevue LLC.
