Recent Review: Donald Johnston is the best home inspector in Northwest Arkansas, hands down. Here's what you can expect: • He made room in his schedule for an inspection that needed to be completed quickly. • He arrived on time and spent 4 hours inspecting a 1400 sq. ft. home. • Before the inspection, Mr. Johnston checked his computer files and learned he had inspected this home once before in 2011. He reviewed those findings again and came prepared to compare the home’s condition and its foundation today, versus that in 2011, to either verify or rule out any changes, good or bad, since 2011. • He caught every POSSIBLE issue--even down to the oven light needing a new bulb. • His investigation of attic and crawl space issues uncovered every issue to be addressed, down to the smallest detail. • When I asked if I could be present during the inspection, he welcomed my participation as both wise and practical. • His final report--sent digitally the next day--was 50 PAGES, then a couple of days later was delivered in a binder with a flash drive containing all inspection photos taken. • He provides (a.) the complete summary report of 50 pages, (b.) a separate, shorter, numbered report, divided into two categories: those that must be done now, and those that need to be done but can be put on the back-burner for now. Within (b.), he informs the client which needed repairs are traditionally those the seller is expected to make, versus those normally expected that the new owner will make. This was very helpful. (c.) a separate, more detailed explanation of the specifics of the numbered repairs listed in (b.) • Three reports, each well-organized and prioritized, prevent your eyes from glazing over as you review the inspection. • Mr. Johnston is personable, easy to talk with, patient, and knowledgeable. • He patiently answered every question---and I had 15 written questions prepared in advance and asked many more during the inspection. • He took time to insure each question was answered satisfactorily, before leaving to be on time for his next appointment, having brought his lunch in his truck, eating on the way to the next appointment in order to answer my questions. I cannot recommend Mr. Johnston highly enough. His inspection will be the most thorough and detailed you can have. I left confident of hiring the most through person possible for this job.

Recent Review: John from trusted home inspection was on time and very professional did the job always ask if i had any question when i did answer them very well to where i understood them when the job was done he ask if i wanted to do the assement of the inspection i said yes and we did it right there the computer layout of the inspection with pictures and codes for plumming , elecrial and ect were also in the assement i found that real helpful he also e-mailed the assmement to me for future use so i can use to fix the anything he found . I would hightly reconmend this person for any future inspection.

Recent Review: In the past 40 years we have bought 14 homes. David is the most professional inspector we have dealt with. He was very thorough and spent time with us explaining the issues he had found. He provided us with a very detailed written report in a prompt manner. He took approximately 4 hours to do the inspection. We would highly recommend him.

GUARDIAN INSPECTIONS
Recent Review: Brian was friendly and professional. He answered all of our questions and explained everything. It was obvious that he is very knowledgeable and experienced at what he does. He gave us a detailed report that was color coded to highlight problems that were either "marginal" or "defective". His inspection was very thorough. He found problems that we would never have noticed on our own. The house had a partially finished basement with an area for storage and some crawl space that was unfinished. Brian climbed back into the crawl space to inspect the whole area. We were surprised because we didn't even know that the crawl space existed. He found water and mold in the crawl space and additional mold under the basement ceiling. He showed us the mold and explained the difference between the different types of mold that exist. He also answered all of our questions and did a humidity reading in the area. As a result, we had him do extra testing to determine how much mold was present . His inspection and report gave us the information we needed to make an informed decision about the house. I am glad we called Brian because I am not sure that every inspector would have crawled back into the crawl space the way he did. If he hadn't, we might not have been aware of the water that was seeping into the area.  We also had a termite inspection and radon testing done. John did the termite inspection and Kathryn did the radon testing. They were both friendly and professional and gave us separate reports of what they found. We will definitely call Guardian Inspections in the future and we highly recommend them to anyone who is looking for a home inspector.

I am very pleased with the inspection John did. The house is 4 years old and I wasn't really expecting to see many reasons for concern. Other reviews stated he's very thorough and that's exactly what he was. I am a first time home buyer and don't know a lot of things about homes. He talked me through everything he found. (Kind of made me want to toss my cookies). Every inch of the house, including the roof was inspected. He takes pictures and adds them to his report. I had the report within an hour after completion. The only suggestion that I would have for his services is to perhaps give blanket type of estimates in what one might pay for some of the repairs. Understand that different contractors charge different things, but it might take off some of the pressure of trying to figure this out while trying to renegotiate with the sellers. (Have heard that some other inspectors do this.). Very prompt on getting me an appointment in a timely manner as well.
