Recent Review: The Manager came out to our place today after we contacted them and scheduled the review on Wednesday. Great response time. Very nice and knowledgeable. Took photos and gave suggestions on how to achieve what we wanted in our music studio out back of the house. He is preparing a bid proposal for us and, if it is as professional as the company's first impression is to us, it will certainly be the best.

Recent Review: Pete showed up on time and with materials to build our drop ceiling, which he came prepared for materials to do. He also offered to install a ceiling fan mount and turn the pull string light into a switch for us. We readily agreed and he did the work for $50 extra plus about $10 in materials we purchased while he was building the ceiling. He then put in proper venting to the outside from our hot water closet, and fixed a couple of holes outside that we needed patched. We are going to remove the insulation ourselves and install new insulation on the walls, but he referred someone who is going to come and sheetrock and float the whole room for us for a reasonable price so we're going to let them do that job.  We would have been willing to pay Pete to do that as well, but he is a one-man show and finds it difficult to put up the large sheetrock pieces on the ceiling by himself.

Recent Review: Work went very well. Problem was my master bedroom is right off the living room. Anyone in the living room could see all of the master if my door was open. Bad design/layout. I originally requested a quote to enclose the patio to allow a hallway to be created and close off that door. Would be an expensive fix. Dave actually asked what the problem was I was trying to solve when he visited me, and offered up 3 less expensive options other than the enclosure. The less expensive options were to my benefit. Other contractors I talked to did not offer up any alternate solutions. The work was completed ahead of schedule (2 days instead of 3) and I am very pleased with it. I appreciated that Dave took time to listen to my problem, offered up more than one solution and got the work done on time. Also work area was very clean. The alcove/hallway is a good buffer between my bedroom and living area and offers privacy soundproofing for what I thought was a reasonable price. Just what I wanted.

Recent Review: This was a very large and detailed project. Leslie Konarske, the General Contractor managed the entire building, from the inside of the building and the outside of the building which consisted of a complete makeover including brick, stucco and hardy plank siding in the rear. The exterior consisted of all new lighting, landscaping and a custom retaining wall and new steel fire stairs in the back the of the building and a new roof.  The interior included a remodel of four restrooms, new tile and wood flooring throughout, custom lighting, new steel stairwell and landing, new ceiling and doors, custom steel support beams, redesigning office space to include Real Estate Office and Attorney's Office. Designed   custom furniture for main reception area, custom steel weight bearing beams for the downstairs, all new drop ceilings, new pony walls and storage areas.  Furnish and install all art, wall sconces, pendant lighting and granite selection. I was very happy with the outcome of the building.  NO COMPLAINTS WITH ANY OF THE WORK THAT WAS DONE. Upon initial contact with Vernon and BRC I was very optimistic about this renovation project.  It was going to be a 2 phase project on a historic home, the first floor being phase 1 and the upper level being phase 2.  I hired BRC to complete the first phase.  At first Vernon was very responsive, punctual, and delivered what was promised.  About a month into the project however, there started to be some very serious issues with workmanship, subcontractors not showing up to the job, breaking deadlines for completing work, and contract issues.  The exact problems I had with BRC will be listed at the bottom of this review, but the bottom line is that things went so poorly I felt it necessary to hire a lawyer to extricate myself from the situation, which I was able to do.  Some of the major problems: 1.  The contract - according to my lawyer it was invalid from the beginning as it violated Texas state contract law.  My wife never signed it and I was not provided information required by state law such as a list of the subcontractors who would be working on the property.  There were no stipulations about penalties for not getting the work completed on time, which is my biggest regret of the contract.  Towards the end of the project he demanded $6400 of the remaining $8000, which per our contract was to be paid upon completion of all work, and there was no stipulation of partial payments.  I refused this, because I felt that there was more than $1600 of work to be done (which turned out to be correct).  He was adamant about getting this money, at which point I hired the lawyer.  While neither BRC nor Vernon ever admitted to not honoring the contract, once my lawyer wrote a letter to Vernon I never heard from Vernon or BRC again. 2.  Workmanship - I thought the construction and framing were done well (turns out I was wrong, reference #4 for more on this), but many other aspects of the work were just sloppy and poor.  Again, a detailed list is at the bottom of this review.  The biggest problem I had with Vernon was that I was paying him a lot of money to be the lead contractor on this project, and he was never around to inspect the work.  It was up to me to inspect work on a daily basis to point out errors and sloppy work that did not meet my standard.  He never once went under the house to inspect plumbing, electrical, foundation work, etc.  He would agree to fix things, but the point is that it is not my job to go around and find the problems, it was his job and he simply didn't do it.  Had I not known what I do about construction (which is minimal), these problems would have never been fixed. 3.  Work stop order from the city - Vernon claimed to have experience working on historic homes, which I questioned several times.  There were two new windows going in, which he was informed needed to be wood.  Instead he installed metal windows, which resulted in the city inspector coming by and issuing a work stop order.  I had to fix this problem myself and get that order lifted. 4.  Structural problems - this was the final straw for me.  Upon reviewing photos that I had taken during the renovation I discovered something that didn't look right to me.  After conferring with a structural engineer they confirmed that a load bearing wall was egregiously poorly framed and very likely could have led to the collapse of our second story...  After this I was no longer interested in Vernon or BRC ever stepping foot on my property.  Again, it was up to me to find this problem, had Vernon done his job and inspected the work of his subs he would have identified this.  He certainly agreed that this was a serious issue when I showed him the photos.  5.  Shower disaster - I had BRC make a large walk in shower, which they framed and lined with a product I was unfamiliar with.  When I asked him if this was the right material for a shower, he told me it was.  When I asked him if a shower pan had been installed, he said yes.  Turns out he lied to me on both accounts.  Just a few months after installation we started having problems with the shower.  When I pulled a tile off (which came off very easily), I could push my finger through the soaked sheet rock that the tile was placed on.  I ended up having to tear out the entire thing and have it redone, at an expense of almost $4000.  When doing this I discovered that there was no shower pan installed. 6.  Unprofessional - it seemed like every time something went wrong Vernon had an excuse or worse yet would try and turn it around on me.  The plans I provided to him were pretty good.  On a project this size there were bound to be discrepancies, which is why it plainly stated on EVERY page of the plans that deviations from the plans need to be discussed with either the owner (me), or the designer.  Instead, he and his subs would take it upon themselves to make design changes, which were almost universally wrong.  In particular, I pointed out to him that the vanity lights were way off center, to which he replied that it was my fault for not supplying electrical plans.  My response was that if something was missing he should have asked for it, but he never did.  Then he wanted to charge money to fix these types of problems.  Other times, when I was pointing out the poor workmanship, he would point out flaws in the work that I had done (which were completely unrelated), as if to imply that I was in no position to judge quality of work. 7.  Cheap materials - for the HVAC we verbally agreed to use one of the "top three" brands, what I got was the worst brand out there in my opinion (Goodman).  It doesn't seem that the installer did a manual J calculation, as it took him 3 weeks to provide the calculation to me, and when he did the date on it was after the actual installation and a lot of the data on the calculation was incorrect (house orientation, volume, etc).  Vernon refused to address either the brand or manual J issue any further. 8.  Change orders - Most of the change order items were discussed and approved, but there are some notable exceptions.  First, he tried to charge me for tile work that I had done myself!  Secondly, I specifically told him to not install shoe molding, which he then proceeded to do and then tried to charge me $800 for.  Third, he tried charging outrageous amounts for work that was extremely simple. Vernon will, and should, have the opportunity to reply to this.  In the case that he attempts to denigrate me personally, I would like to point out that I am a military officer and a physician.  Vernon accused me of being unreasonable and having impossible standards on several occasions; getting to where I am in life took hard work and high personal standards, it's only to people who do not share those same values that I might come across as "unreasonable".   List of specific problems with BRC remodeling's work: Spliced wall studs on load bearing wall - could have collapsed if not fixed Left 24" spaces between studs on load bearing wall - needed to be 16" Roof that was installed in rear of house leaked - I had pointed out water damage in the ceiling, instead of fixing the problem they just patched the damaged drywall.  When it rained more in the summer, there was an inch of standing water above the ceiling that drained into my kitchen. Didn't finish water loop but charged >$400 for it Didn't grout the tile under bathroom vanities Water heater door falling off French door installed incorrectly - wouldn't close Cheap mobile home plumbing fittings used to tie into main Connection to water main broke, spilling thousands of gallons of water under the house Demanding final payment before all work is done Doing work that was never authorized then charging me for it Charging me for work he didn't do Broke kitchen tiles by rolling a belt sander over them before they were set, avoided taking responsibility, ultimately did Hardwood floors patched with wood that didn't match the rest, had not been planed or sanded Large area of haze where floor was refinished, which he blamed on me until he was shown a photo taken the day the work was done Broke deadline for work completion twice, went over schedule by two months Electrical in kitchen was wrong many times, had to be redone by electrician Electrical connection for a light had broken hot wire which was arcing when the switch was turned on, could have led to a fire Kitchen and shower windows were metal instead of wood - led to work stop order from city Low end HVAC units when we verbally agreed to a "top three" brand Didn't ask me about water heater brand, size, etc Didn't ask about what toilets to install Deck railing not installed - code violation Didn't stain or seal the deck he installed Left roof open in back of house for 8 days - led to inches of rain water sitting on the hardwood floor resulting in bowing Railing for second level not square, some spindles were very warped Cheap plastic doors installed on closets Exposed drain pipe in guest bath Broke contract by asking for draws ahead of time (before the work had been completed) Threw away original trim that was >100 years old, replaced it with new lumber Didn't follow plans - no header in kitchen, no exposed beams, dropped ceiling in front right room, didn't reinforce floors under kitchen and tub, used 2x12s in attic instead of 2x10s Gas pipe in kitchen installed in wrong spot, had to be moved Didn't seal chimnies before drywalling Didn't seal holes in roof Pier under kitchen was too high, caused the floor to protrude upwards Manual J had incorrect information in it, was dated after the installation was actually performed A subcontractor took a pedestal sink from the house without asking Subcontractors used my saw, cement board screws, and thin set without asking Subs bent the screen door to get into the house Subs left the house unsecured after leaving for the day
