Jason and crew laid sod on July 9, 2014. The sod was laid with 2-3 inches between each piece. The reason that was given is we would not have enough sod. These gaps became an issue straight away. The edges of each piece turned brown and weeds (aggressive weeds) quickly grew in the cracks and have literally taken over the yard. I have huge holes where the gaps were, I have dead grass in many areas.The "sides" are very uneven (2 separate jobs as noted above).. I contacted Jason in early August and explained.  the state of the yard. His initial response was "I've never done a job for you. MY COMPANY LAYS SOD END TO END. I scanned and emailed the copy of the check which jarred his memory. Jason did remember after seeing the scanned check copy. He then stated that SOD INSTALLATION IS NOT GUARANTEED. In a subsequent email I inquired where I could find that policy (It was not on their website or receipt.) I contacted Jason 3-4 times in the past few weeks. While he said he would come to look at the state of the grass and apply weed control and fertilizer, he has not called or messaged since September 18, 2014, even though I have emailed him twice and he talked to my husband once.  I told Jason that I even bought my own weed killer (I had fertilizer he gave my husband on the day of install to be used on the older half of the yard and that I would treat the yard myself with a little direction from him. Jason did not reply.  Because the appearance and state of the grass, I am requesting:  For new sod to be installed using what Jason said is his company's standard and practice is: placing the sod directly next to each other.  ( It is also the industry standard) . Add weed killer on soil before installing grass Ensure the grass is CERTIFIED JAMUR ZOYSIA sod (I am almost convinced we didn't  get JaMus Zoysia at all)  Visit to check the state of the grass every couple of weeks and correct as required  To summarize:  The grass quality is inferior (very possible it is not JaMur Zoysia at.all The sod was laid with 2-3 inches gap, aggressive weeds are consuming the grass leaving dead grass in its wake Many gaps have turned into holes 6-8 inches wide and 3-4 inches deep. Sod was not laid correctly (not pressed into the dirt) and I think it is bad grass. He said he would check on grass 2 weeks later. After 3 weeks of not hearing from him I had to contact him. He said he put more fertilizer and would check on it again after 1 month. Month has passed and still haven't heard from him. At time of his sales pitch he offered maintenance service, which is one of the reasons I hired him, but he never presented a contract. He flaked on me so now I have to find someone else to check on my grass.

The initial contact went well.  The owner Chris came to do the estimate.  After explaining what I wanted he gave me a flat rate, listed the items on a contract and I paid half up front.  Chris stated that I would be contacted by the office to confirm the information on the contract and they would make the requests for the permits and the city would be out to mark the placement of wires/cables.  I asked about when that would happen because I normally leave my dog outside during the day and didn't want the people surprised or have them accidentally let my dog loose.  Chris stated that when the office called to confirm, to let the staff know to give me notification when they make the permit requests and it is normally within a specific period of time they come out to mark the wires.  It would not happen for a while, since Chris had to schedule the install a month out from the estimate.  I never received notification from the office and the city came out and marked the wires the next week, so I had to keep the flags and paint for a month in my yard.  The crew arrived on the date as agreed in the contract and began work quickly.  The sod was delivered the same day later in the afternoon.  While the work began I asked if I could get a small piece of extra work done; to have some bricks laid out on the side of the house to cover the ground around the AC unit.  Chris stated I could, it shouldn't be a problem and then I could tip the workers directly for the extra effort.  When the workers finished, there was not enough sod to cover the area I requested in the landscaping part of the work.  I called the office and they informed me that it would have to be ordered for another day because they cannot get sod delivered the same day.  I asked to have Chris call me so I could talk to him about the sod and make a new plan.  When the workers left, they left their lunch trash and bottles in my back yard, behind the shed and dog house so it wasn't immediately visible.  The workers also did not place the bricks by the side of the house as I requested and paid them to do.  Since it was not specifically stated in the contract work, it is not a enforceable request of the contract. I called and left a second and third message to talk to Chris, since I did not hear from him  after the first request.  After the final inspection by the city a week later, I was visited by Ken from All American Irrigation to complete the transaction and receive my training on how to use the new sprinkler system.  At that time, the landscaping was not complete, as we had contracted to have river rock placed in the front yard.  I requested to have the rock delivered first.  Ken was very friendly and insisted that he would personally bring the rock that week.  I agreed and completed the transaction. I did mention to Ken my dis-satisfaction with Chris and his lack of response and that he can still make a difference as to how I write my review of their work.  I did not get the rock that week.  I called and left a message for Ken to remind him and a week later Ken arrived and filled the area with river rock.  I did get a call from Chris the day after.  Chris was very irritated that I "made a threat" to write a bad review.  Chris also stated that he really hated doing the landscaping work, that it was always a problem for him.  I explained the other items to Chris of the workers not doing the extra work and leaving trash and that there was not enough sod to finish the area requested.  Chris stated that I never notified him of any of the issues.  Of course how could I notify him of the issues if I cannot get him to call me back after the work is done.  Chris said he would talk to the workers and find out what happened and that he didn't see any trash in the photos taken by the workers, but he would talk to them about the trash also.  As for the sod, he said he would have to come out and review the area again and make a new estimate and order for the sod to finish the back yard.  I told him that would be fine.  Chris stated he would call me with a date for the estimate and then we could make a plan to finish the work.  It is a month since that last conversation.  He never called again to finish the plan. 7/19/15 I can only say, do your best to avoid these jokers.  I never received call back to complete the sod work.  The year of maintenance for the sprinkler system is really a joke.  They play the game of scheduling maintenance without notification, so the worker calls you at work 30 minutes before your appointment, expecting you to be at home for the "scheduled maintenance".  When I did ask about the water lines that were not buried more than three inches underground, they stated they would just come out and fix the breaks as they happen, it really didn't matter that the lines are not buried six inches as stated in the original installation.  So now I have broken water lines to look forward to in freezing weather.

The crew was rude and unprofessional, and the quality of work was terrible. The pallets of grass provided were pretty much DOA - over 50% brown, and the way the pallets were cut/laid left noticeable gaps. The sprinkler head placements did not reach several areas of the lawn, and the "logic" of how the zones were defined made no sense whatsoever. When we called for warranty work to replace the dead grass, we were told it was our fault -- that we didn't water the lawn enough. We watered every day for 30 minutes before sunrise for over two weeks - it didn't help when the grass was already dead. On top of that we had also bought a hose for the areas that the sprinklers didn't reach and watered them by hand! Anyway, Krippco did come back eventually to replace the grass, but they did this on their own time without communicating with us at all. In addition, the grass they brought was also close to dying. The crew is also very rude - when one of their trucks was blocking our driveway, and we asked them to move it, they looked at us and wanted to know "why". In addition, they are careless with other people's property, leave a mess after they leave a jobsite, and are nonresponsive to customer calls. Our neighbors have had the same terrible experience with this company. Krippco is owned by the son of the director of construction for a builder -- so the builder uses Krippco for the lawn work almost exclusively. This could also by why quality control is not part of Krippco's vocabulary - there is always more work for them since they have this inside relationship with the builder. Interesting side note - the builder has been forced to file Chapter 11, so there's no telling how long Krippco will stay around. BTW, despite leaving 3 voicemails for a written estimate on sod install for side/back lawn, we never received a return call.

Chris the owner was very Prompt in estimating. Mulch project was completed very well but the remainder of the project was delayed due to continuous rain. I always felt confident that Chris's team would complete project after the weather improve. He gave constant updates. Everything thing was done in a clean, prompt and professional manner.
