Recent Review: I called to get an inspection of my crawl space, I was concerned about some water when we had the heavy rains in Feb. The inspector came out and did an extensive inspection.  He told me that someday I would have to have the vapor barrier replaced that the small amount of water I saw was normal.  He also showed me where to install some vent wells to minimize the chance of water getting into the crawl space.  He also recommended a service to have my down spouts "scoped". It was a pleasure dealing with a competent professional that did not recommend unneeded work.  I was very impressed and will call M Leon the next time I need this type of service.

Recent Review: There were a few issues at first but the company was very responsive and fixed the issues at no additional cost to me. To be fair some of the problems were caused by the electrician that I hired independent from Dr. Crawlspace. Although the initial sump pump failure was caused due to a minor training error, the subsequent sump pump failure was an electrician error. The company was very flexible in terms of scheduling and arrived on time. I feel like the price for their services was very fair and would hire them again. They even sent me a gift card for the inconvenience.

Recent Review: Asher came out to estimate and inspect the smelly crawlspace. He showed us many photos showing how bad the problem was, and skillfully explained the company philosophy of rat control, directly tied into the science of rat behavior. These people are very educated on crawlspace science as well as rodent issues and how to properly deal with them. Unfortunately, it's impossible to recover from rats in one day. It takes at least a month of baiting and training the rats to effectively repel/remove/kill them all. After a month, the team came back and removed all 6 moisture barriers, insulation, ducts and scads of dead rats. They thoroughly cleaned the crawlspace, replaced the moisture barrier, reinstalled the sump pump (the rats had chewed the wires) and installed clean new insulated ducts. We previously had estimates from several crawlspace companies (Crawlpro and John's Waterproofing) that were wanting to clean up the crawlspace and replace it without dealing with the rat problem. John's Waterproofing wanted to encapsulate the entire crawlspace to the tune of $16K, with no plan for the rats, even though there were tunnels along the sewer line bringing a steady stream of the nasty rodents. GetSmart will guarantee no more rat intrusions for as long as you own the house (with regular inspections) They charged $600 to eradicate the rats, and $9000 to rebuild the crawlspace.

Recent Review: When you find water under your house you panic.  Our crawl space is about 4 feet deep and a 1600 sq foot home.  My guess is there was about 3 feet of water under our home.  We called several companies that couldn't come for several days or for over a week.  We finally called this company, I think they came out that night.  Young men showed up to take a look at the situation, evaluated and went to work extracting the water.  They also let us know what it would take to get  the crawl space dried out, a new vapor seal and then something to prevent the mold from forming.  The price was ok, but the work needed to be done.  Over the next few weeks the company came back and checked under the house and check the beams to see if they were drying out properly, kept us informed on how everything was going.  They even let us know about another leak they spotted. The only very minor bump we had was when it came time to pay.  We asked if we could make 3 payments, one of the workers said that would be a problem, so we gave them a pymnt then, when the job was complete they wanted the remaining balance.  we had to call the office and talk to them about what the young man said.  We heard the owner in the back ground saying he would honor that and asked if we would give them a review.  In all great experience,  my hope is to never have to use there services again, BUT if we are faced with this problem again we will absolutely use  them again.

BJohn's Waterproofing
I had 4 bids on the job, Johns was middle of the road pricing, they were recommended so I went with them. They did the job in one day, cleaned up pretty well, had some damage on the trim after they were done, overall they did an above average job.

BJohn's Waterproofing
Initial installation had poor workmanship: broken sump cover, improperly installed vent covers, poorly taped vapor barrier. I was surprised as I had checked references, the CCB, etc. While I would have liked it done right the first time, even good companies can mess up, and John's Waterproofing did rectify all the problems. I also wound up not using the vent covers. I would suggest that customers clarify how workers will handle obstacles in the crawl (support posts, grade changes, piping) when installing the vapor barrier. Also, be aware that humidity control may still be necessary after installation. Note: while I rate the initial installation as "FAIR", the follow-up work was quite "GOOD".

AInterstate Pest Management
It took their crew of three 5 whole days to finish the job and they did an excellent job at that. Considering that they didn't have much room to work in, I think they worked very fast. Now our humidity level is usually under 50% and no more of that musty smell in the crawl space or in the house. The various insects that used to make their way into our house have also declined, and added bonus that I didn't think of! A week after they had finished, I went down and crawled every square inch of the crawl space to check their work. I had found a couple of spots where the liner had pulled away from the pillar. I called to see if they could send someone out to fix this and they had scheduled a follow up within a week. Now it is a pleasure to go down into the crawl space to get some work done - I'm installing new phone and coax cables throughout.

AAffordable Restoration & Remodel
We had a raccoon invasion in our crawl space. If you've never seen it you would not believe the damage Rocky and friends do. We got four estimates and went with Richard and Affordable Restoration. During his inspection Richard discovered some structural problems including cracked foundation, sunken footings, some rot, standing water and a gutter downspout issue. Work began on a Monday. The crew of Andres, Kevin, Cruz, and one who's name I did not get were terrific. Andres kept us updated on what they were doing every step of the way. The crew was very professional and made sure we were comfortable with the process. They were very careful to to protect our furnishings as they came in and out with debris and supplies. All the work was completed as expected and beyond. The job took four days. I would definitely hire Affordable Restoration again and recommend them to you.

Konnor came out to go through the crawlspace and then prepared the estimate. Very smooth process. The original estimate included a french drain and a sump pump. I suggested we hold off on the french drain to see if the sump pump would be enough. The work was done in a timely manner and the crew was friendly and professional. Follow-up was great. A year after the work was done I contacted the company and asked if they would do a walk-through to confirm that all was working well and to confirm that a french drain wasn't needed. Konnor came out within a week and did an inspection at no charge. This impressed me. I would hire them again and recommend them to anyone who needed this type of work done.

You get what you paid for. Adam Forrest was the cheapest option for removing current moisture barrier in crawl space, removing current air ducting, and installing a new moisture barrier and airing ducting. Adam Forrest and his associate lack professionalism, ownership, and pride in their work. They have a lack of respect to the customer, their home, and belongings. There was no contract/ scope of work/ liability waiver drafted or signed prior to work beginning, and no invoice when work was concluded. My husband hired Adam Forrest, so my initial meeting was on the day of our appointment. In my home Adam Forrest yelled at my very friendly dog, complained about working on a Sunday (the day he agreed to schedule the appointment), and accuse me of drinking (it was a vitamin C packet in water for my immune system). My husband had specifically shown them the appropriate restroom they may use in our home. Once work began, Adam Forrest consistently left the front door open; which allowed my dog to wonder outside. They did not use any sanitary shoe coverings or lay tarps. They tracked in rainwater, mud, and other outdoor debris. While Adam Forrest and his associates were in our crawl space they began to scream, and Adam crawled out from under the house in search of my husband. They had leaned on a pipe and disconnected it causing rapid flooding under my home. They damaged my property. My husband went into the crawl space to find 3” of water around the pipe. Adam and his associate began stabbing the new moisture barrier to allow the water to seep into the soil under the house. Initially they were not going to replace the damage moister barrier, but with my husband under the house, holding them accountable, they removed the damage plastic and replaced it. We had to shut off water to the house in order to stop the flooding from the damage they caused. At this point my husband ran to the hardware store to buy supplies to fix what Adam Forrest had done to our plumbing. Adam would not pay for these supplies nor would adjust the price of services to accommodate the damage he caused. Adam Forrest and associate completed the moisture barrier and left the crawl space. At this point my husband was in the crawl space attempting to fix the plumbing. Adam Forrest told me the billed amount, and I informed him that he will not receive payment until the issue is resolved and the damage was fixed. At this point he was taken aback and said it was not his fault. I understand he did not intentionally damage my home’s plumbing; however, his negligence did cause damage. There was no liability waiver discussing damages, so I held him responsible. In frustration he went back under the house to assist my husband. It took two visits to the hardware store. While we were waiting for the new sealant on the pipe to dry, with no running water in our house, Adam Forrest used the master bedroom restroom, which we requested for him not to use. When Adam enter the restroom my husband requested, he did not use the facility since the water was shut off due to the damage Adam caused. Adam still used our restroom, left urine in the bowl and the seat up. For the actual quality of work, we hired Adam Forrest for I would provide a B- grade. The new moisture barrier is overlapping itself and can be easily pulled away from the border of the house. The work was acceptable, but not what we wanted, and will need to be redone in the future. Overall this was a waste of money and he should be ashamed of his work. I am providing a 2-star rating since he did complete the job he was hired for. Adam Forrest did not bring the supplies to replace our air ducting. We initially were going to employ Adam for a later date to complete the ducting, however after this horrible experience we will be searching for another reputable company to work with.

ADry Space Waterproofing
This was a long process. I had lots of questions for Arnie, and he always took time to answer, as soon as he could. He came well-recommended because of his previous business (NatureSafe Landcare Inc.). Under this new company name, his team put in a Fast Drain around the perimeter, new Vapor Barrier, and 1/3 hp sump pump in our crawl space. That work was fast and professional. The only tarnish on an otherwise stellar experience was his lack of follow-through. We were supposed to hear from his electrician to hook it up, but never heard from them and hired our own. Arnie also said he could replace our old watering control box, too (though it was not part of the original contract), but that didn't happen. I imagine he's to busy with this new business, but even acknowledgment that he couldn't follow through would have been appreciated.

ASERVPRO of Cedar Mill
Jayson, Richie, and McKenzie were always responsive, professional, friendly, punctual, and effective in their work. In short, they were on top of their game. I was especially impressed by their willingness to go our of their way to make sure things were done right, and their willingness to share their expertise in what the next steps to take to prevent needing another remediation type of repair.
