My wife and I had Mr. Miller perform an inspection on a home we were purchasing. During the inspection he pointed out a couple of minor issues that could easily be fixed and as a result we purchased the home. However, after purchasing the home we discovered a number major issues that he did not report: 1. Mold was discovered in the crawl space. 2. The Insulation in the crawl space was wet, moldy and falling off of the crawl space block walls. 3. Sections of the sub-floor in the kitchen and northwest corner of home were rotted and had to be replaced. This was discovered from underside of sub-floor in crawl space. 3. The outlet for the crawl space sump pump was not GFI protected. 4. Crawl space vents were installed on the exterior of the home but, the band board was not cut out for the vents. As a result there was no ventilation in the crawl space. 5. The lentil's supporting the floor joist between piers were sagging 3/4" and had to have jack's placed under them to level and provide support. 6. Improper grade of yard (West and North side) caused an inadequate flow of drainage away from home. As a result of improperly detecting these issues it has caused an unexpected expense of more than $9,000 in mold remediation, replacement of rotted sub-flooring, an electrician to install a GFI outlet in crawl space for sump pump, removal of all insulation from crawl space, install drain tile around the perimeter of the foundation, install additional sump pump, bury all downspouts, install french drain on the northwest corner of the property, re-grade the yard so that the it slopes away from the home and much more. As a result of not making us aware of these issues we are very disappointed in the service.

I AM IN A HUGE MESS BECAUSE OF HIM. HE DIDN'T SPEND ENOUGH TIME ACTUALLY INSPECTING THE CRAWL SPACE, HE WAS IN AND OUT. HE DIDN'T SEE A CRACK IN THE FOUNDATION OR TELL ME THAT THERE WERE NO SHUT OFF VALVES FOR THE TOILETS. HE ALSO DIDN'T NOTIFY ME THAT THEY HAD EXTRA ALUMINUM SIDING PANELS STORED UNDER THE CRAWL SPACE, WHICH IS A CODE VIOLATION. HE DIDN'T CATCH THAT THE SEWER IS NOT VENTED OUTSIDE PROPERLY, THE GAS RELEASES INSIDE THE HOME AND CAUSES A FOUL ODOR. THREE AND A HALF WEEKS AFTER I MOVED IN I CAME HOME TO ANKLE DEEP RAW SEWAGE IN MY FAMILY ROOM. I FEEL SOME OF THIS COULD HAVE BEEN AVOIDED IF THE INSPECTOR HAD NOTIFIED US OF THE HUGE CRACK IN THE FOUNDATION.

Recent Review: I called for an estimate, and Dave came out the next day. He was very knowledgeable and explained how the insulation had settled in the attic and how much more we needed to add. He recommended replacing the old, dirty vapor barrier in the crawl space. He also recommended adding a vent in the crawl space to aid in keeping that side of the house warmer upstairs. The weather was horrible the day the work was to be done. I would have been fine with rescheduling for another day, but the crew wanted to come. They called about being delayed which I appreciated. They could not have been nicer. The crew of three worked quickly, put drop cloths down, and cleaned up afterward. They could not have been nicer, and I would definitely use this company again.

Recent Review: Indiana Foundation was contacted by the buyer of our home following a home inspection which revealed moisture in the crawlspace. This puts them in a tricky spot between a home buyer and the home seller. They found normal moisture levels and sent us a proposal to mitigate the problem. We questioned the proposal because we were told our moisture levels were normal. Not to mention we just came off of one of the wettest months of May in history. We had questions and wanted to speak with the company representative who visited our home and created the proposal, but did not hear back from them. Upon my initial, negative review on Angie's List, I received a phone call from Jonas, the manager. We had a good discussion as to what happened and then turned our conversation into a plan to relook the crawlspace. Jonas came out personally to do this (within a day or two from our call) and spent time with me in the crawlspace taking moisture measurements throughout. It seems the original proposal was more than what the situation called for. Jonas has put together a more appropriate scope and proposal and we're looking to hire them. What stands out to me about this whole experience is a company that cares to listen, re-examine and make adjustments that are warranted. While the first company representative may not have been a good experience, the other people behind the company have been great to work with and communicate with.
