Recent Review: The project went very well. We already had an idea in our head of the addition we wanted to build for our growing family when we contacted Leader Builders and they transformed those ideas into reality. We considered three construction or design build firms and decided to go with Leader and we were glad we did. My wife was pregnant during construction and I think she only lost he mind once, which is pretty good. We had to set some expectations with them and things then went smoothly. Leader was able to deliver a project in one construction season, from when we signed a contract in February, they completed the design in March and had a permit shortly thereafter. Construction was complete by Thanksgiving. Leader was able to work to keep the final design within the project budget and worked with us on some of the owner requested change orders. We were very happy with the quality of work and only had a few minor miscommunications. It was a big project so there were bound to be hiccups, but overall things went well and we are happy. My main recommendation would be for when you are establishing/negotiating the contract scope for the design build scope: do not put off any decisions. If you think you want to do something include the work in the initial contract. Leader gave us some good prices on some work we were considering but we did not add them at the time of the initial contract. When we came back to add them as a change order the price wasn't as good. So know what you want up front and negotiate at the beginning because that is the best price you will get. Another important point is to select all your finishes, windows, appliances, etc as soon as possible because the carpentry work must accommodate these items.

Recent Review: He was out of business because he had chosen to try another profession.  Two weeks ago he gave me a call and said he was back in business.  My brother has used him extensively and I've used him for several projects.  Now that he is back in business, I'm having him come back and do some projects for me.  His name is Daryl Fegatto.  I highly recommend him and in fact I have recommended him to others.  His license ensures free estimates, framing, roofing, siding, room additions, custom decks, trim carpentry and hardwood.  He did siding when my brother built his house.  He did my brother's basement and he may end up getting mine when that time comes.  He made my garage from 20 by 20 to 20 by 30 and he reroofed all that about eight years ago.  He has purchased some land, built homes and sold them.  He has a tendency to over build which we pay for but the projects he does is going to last.  He is not fly by night kind of operation.

Awesome Design Contracting
Recent Review: I bought a house in Arlington Heights, IL, and I can't rave enough on all the phenomenal work that Awesome design Contracting has done in my home. It took, three years before I finally was able to find a contractor, that took take care of all the work that I needed to be done. I stopped at Awesome Designs warehouse and I was able to find everything I needed.. samples of cabinets, flooring, counter tops. They also provide plumbing and electrical work.... Awesome Design Contracting was my "one stop shop". I got new windows. Once a month, my 6 girlfriends and I get together. We never could decide who's house to go to.. well, now it's been decided...my house.... my beautiful basement.. thanks to Awesome Design! They designed, and finished my 1/2 finished basement. . After walking around, and looking at my remodeled home, I talked to Jason, the owner of Awesome Design, asking him, if he would like to build my house in Wisc. Without hesitation, Jason asked me to come to his warehouse(one stop shop) and start looking at everything that I might be interested in. If there was a color or a texture, that was not stocked in the warehouse, Jason, made an extra effort, to have it there the next day. Picking the color, of my brick...... Jason, kept taking out sample, after sample, until the color finally popped, that I liked.   I can't express enough how excited I am that I found such a great contractor. Most of all, Awesome Design has a "one stop shop"! My Wisc house is finished, I cannot wait to bring my girlfriends and share my new built home with them! If you are looking for a contractor or a needing the smallest thing done, around your home, I highly recommend: Awesome Design Contracting. MKM DEVELOPMENT CO INC
Recent Review: In October of 2008, a judgment was entered against MKM Development Co. Inc. for breach of contract. In October of 2001 we contracted with MKM Development Co. Inc. / Thomas Kanelos to build a home. In July of 2002 we moved into our new home and one month after we moved in we had water entering our basement on 3 walls and both walls of the garage over the top of the foundation due to defective flashing installation. After Mr. Kanelos extended the warranties on 3 of the 4 walls in our basement, and we gave him almost two years to correct the defect, we hired an attorney and filed a lawsuit. In October of this year (2008) we went to court and WON the case and the builder was found to be breach of contract and we were awarded funds to fix the defect. The amount did not cover all the costs to fix the builder s error, but we were just thrilled that a monetary judgment was awarded to us. During the trial, Mr. Kanelos on the witness stand, under oath, and recorded in the courts acknowledged that he is was responsible for providing us a home free from water penetration; that the masonry that he used did not properly install the flashing; and he even provided the judge with his estimate to fix the damages. His estimate was disregarded by the judge since he did not have a specialist and his estimate was not reasonable. We hired a masonry specialist who provided the judge with a price range to fix the problem of which the judge used his estimate to determine the fair value to award us. After six years, and going through all of this, Mr. Kanelos now claims he does not have the money to pay us. It is unbelievable that there is no legal ramification to builders who do not meet the warranty agreement they made with consumers. We were more than fair with this builder giving him almost two years to come up with a solution. We now believe that he was going through the motions hoping that we would go away. The purchase of a home is most consumer s largest investment and there is no law to protect them when a general contractor does not perform per their agreement. Yes there is a judgment against him, but builders just change their companies name making tracking difficult and allowing them to move on, continue to build with no consequences for their mistakes. Even if we received the money awarded us by the courts we will have to take out a loan for the balance required to fix our home. We will not be able to finance the entire amount required to fix the defect. So if Mr. Kanelos doesn t have the funds, why doesn t he finance the funds to fix our home, since it was his error? In June of 2007, Mr. Kanelos was appointed to the Niles Plan Commission and Zoning Board of Appeals for the Village of Niles, IL and is still building homes. He currently has a spec home in Orchard Valley Subdivision in McHenry / Bull Valley, IL. Somehow he should have funds to pay us.
