Dave Voight has done two inspections on different properties for us. A detailed inspection; understandable written report with detail of items found. Explains what and why he makes certain entries and reasoning behind his findings as he reviews all areas of the house with the exception of crawl spaces. He does not do inspection of crawl space areas. The expense is well worth the information he provides.

Kevin came and inspected a two story home with a crawl space. He was very thorough was knowledgeable of building codes. He crawled through the entire crawl space, checked under decks, was able to give insight to the house's wiring and plumbing situations. Kevin doesn't mind if you follow him through the inspection, letting you know what he is looking for, and how the systems measures up. If you can't visualize what he is describing, he won't hesitate to draw a sketch of the existing conditions, and what needs to be done in order to bring it to code. Likewise, if you don't understand how a system works, he has the ability to explain it in a manner that is easy to follow. Kevin is professional, friendly and approachable.

Nate was extremely thorough and answered all of our questions to the point of staying much later than the inspection was scheduled. He crawled every inch of a hard to reach crawl space and found a bunch of structural and mold issues hiding in there. Would highly recommend. I especially liked how he walked us thru a draft of the report before leaving to answer some preliminary questions.

FINSPECTION HOME SERVICES
This inspector missed A LOT of issues. Pressure relief valve for water; took a picture of it, put an arrow in the picture on the report but didn't report that it was going bad; excessive pressure coming into the house. Just over a year later, it was the first thing a plumber said needed to be fixed. Didn't notice or report a 25 foot iron pipe in a dry, plastic-lined, fluorescent-lit crawl space which was wrapped in electrical tape, covering an obvious dent in a pipe. When a leak later appeared (which can't be blamed on the inspector) the plumber reported, "There's no way your home warranty would cover this pipe; look at the tape covering that dent. Someone has clearly taken a hammer to break the pipe and clear a clog." It wasn't us, either. Reported a non-functioning electrical outlet and switch but couldn't find the problem. An electrician came, traced the wire in the easily accessible, dry, clean, plastic-lined and fluorescent-lit crawl space and found it cut, exposed and within an inch of a metal duct. Highly dangerous! Missed deteriorating solder on an iron drain pipe in a completely lit and accessible utility room.

AKME Sealants gave us an accurate assessment of both of our crawl spaces. One needed mold abatement before encapsulation could be done. They recommended a company that did a comprehensive job in abatement. Following that both crawl spaces were encapsulated to include a drainage system and a sump pump in the main space. We are thankful for the great work done by AKME in both of these areas! PS- our HVAC serviceman, impressed by the quality of the work, has asked who did our work - we were pleased to tell him!

We called American Crawlspace Solutions to get an estimate on encapsulating our crawlspace with polyethylene sheet. John Harman responded promptly, came to our home, explained the process, made recommendations and gave us an estimate. We made an appointment to get the work done. They arrived when expected and covered the crawlspace walls with 10 mil clear polyethylene and the dirt floor with 10 mil white polyethylene and installed a moisture alarm per our agreement. They did the work efficiently, cleaned up nicely and were very respectful of our property. We didn't comment on the price in this review because we did not compare their price to others but we were satisfied enough with the price to give them the job. John and his crew were very courteous and considerate and John even sent us a hand written than you note.
Recent Review: Initially employed engineer to develop specs and recommend solutions and then attempted to solicit "apple to apple" bids via email from vendors listed here and from Kudzu. Long story short, only one foundation repair/leak proofing contractor was interested in doing business with me here in East Point - Engineered Solutions (so guess my strategy for competing this project failed miserably.) Must be a lot of busy contractors out there, and/or ones who do not take email solicitation seriously and/or contractors reluctant to do business on this side of town. Anyway, I awarded to my sole bidder (contractor), worked out details, methods, vendor payment affidavits etc & work started week before last. Project completed punctually, Workplace was kept orderly. Employees & subs were friendly, knowledgeable & helpful. Sole problem of note involved no one pulling plastic out of drain in new patio & a cloud burst - fixed the next day & patio drain extended to improve drainage. Project completed as specified, on schedule at price quoted. I would hire this firm again. Update - As indicated above - work quality was entirely satisfactory. However, as a follow-on - when I was posting the initial review I noticed that Engineered Solutions offered a 5% Senior Discount which I had not been advised of previously by Grubb Engineerng (who submitted the contractor's offer) nor was I told of the Senior Discount Offer for Angie's List Members by any of the Engineered Solutions staff. This was a couple of days following the completion of the project. I emailed Grubb Engineering as well as one of the principals of Engineered Solutions (who over-saw the work on my home) and inquired about the discount. Subsequently, I heard via a telephone call from Grubb Engineering that he was not aware of the discount offered by the Engineered Solutions and he left an impression that he was either offended or suspect of my inquiry regarding the discount offered to seniors - upon questioning he did indicate that my email to the principal of the contractor was being "considered." I did receive a "Satisfaction Survey" call a few weeks ago from an employee of Engineered Solutions. I confirmed the good work and I asked about the advertised Angie's List discount. She indicated she had no knowledge of the issue but would pass it along. I have not heard from the Engineered Solutions subsequently. So, guess I would advise future customers to inquire about & nail down any and all available discounts prior to signing a contract/work authorization with this firm. Don't rely on them to advise their customers of available discounts."
Recent Review: The process requires days of hard dirty work to accomplish the task. The employees were diligent, polite and did not complain about the work. Their goal was clearly to satisfactorily accomplish their task.

Recent Review: We contacted Trotter as a second company to verify the work needed to our crawlspace and foundations. We have some step cracks in a block foundation as well as some brick cracks in the front of house brick that have been there since we moved in 15-years ago. Greg McManious came to the house and walked it with my Wife. He did not have any concerns with the foundation as this was typical of 80's construction and Georgia soils. He said I could calk the foundation cracks and watch it if it continues to separate. The crawl space encapsulation was straight forward. He felt all that was needed based on the info I provided about standing water in the crawl, was an encapsulation and dehumidifier and condensation pump. Based on our conversations, I didn't have a need to install drains around the perimeter of the crawl as I don't have water intrusion. We reviews all the work to be performed, discussed what the next step was ready to go. We got a call the next day for Jim Kitchen, Project Super, to come to the house and discuss the work and make a material list. Jim came that Saturday and he and I discussed the work and what his team would need to perform the work. We completed the documentation and I provided the payment for the 1/3 deposit (Pay with cash or check, saves you a 3% credit card charge). I was then contacted by the scheduling person who said they had an opening for Thursday the next week. Confirmed and ready to go. Oscar and his team showed up, ready to go. I showed him the crawl entrance, electric outlets and water. They went right to work removing all of the large rocks, old piping left in my crawl and just junky debris. They then spent time scraping the dirt to level out the floor as best as possible. They installed the complete encapsulation system, dehumidifier and pump. It took them about 6 hours in total which was a reasonable time to me for the work to be done. Oscar and I looked over all the work and it looked great. We reviewed the operation of the dehumidifier and provided all of the instructions and paperwork. We went inside and finalized the paperwork (Transferable Lifetime Warranty sign off and contract) and mad our final payment. We shook hands and they finished the clean up and headed out. I happend to go back in the crawl to take photos for a friend and noticed a puddle of water near the pump. The pump was not working. I quickly contacted Jim via cell and text as well as the main office. They managed to get a hold of Oscar and told him to get another pump and return right away. I turned off the Dehumidifier so it would not make anymore water. They arrived back about 20 minutes later with new pump in hand and towels to clean up the water. They swapped out the faulty pump and cleaned up and was 100% done. From the first call to the last hand shake, Trotter Co, is one that I am very happy I selected! Everybody is very friendly, all of the personnel I encountered both on the phone and in person. From the first meeting to the last, professional is the only way to describe them. Price was right what I expected for the work completed and I know they will stand behind all of the work they performed. Everybody told me to call them back if there is anything wrong with anything. Again, I am very happy I decided to go with Trotter Co. for my crawl space encapsulation. Family owned company for generations. The current generation is doing a great job in my opinion!!
Recent Review: The service went according to plan. I paid an additional fee for some extra work and installations per their recommendations. The deal was to lay a plastic sheet and we paid extra to also have them lay a barrier. They had great recommendations. They even discovered a gas leak in the crawl space and we were able to contact the gas people to get the taken care of. Three technicians came out and completed the job in about 3 and a half hours. They did exactly what they said they would and communicated well. They were professional and scheduling was not an issue. I was very happy to find the deal and satisfied with the work done.

Recent Review: Everything was perfect! They water proofed the crawl space after explaining to me the reason I was getting water into the area. A week after that was done I had them come back out to replace my rotten retaining wall with a stone wall. Very reliable and professional crew to work with!
