First I would like to state Provider name locked. was an absolute pleasure to work with from start to finish. He has a passion for what he does and truly enjoys it. It shows in how he interacts with his clients. He focuses all his attention on the house and shares his expertise with you throughout the inspection. I gave him a call Monday morning and left him a message, he returned my call in the afternoon and was able to schedule it later that week Thursday morning. As a first time home buyer of a 1920's build duplex I had several questions and wanted to know his familiarity with a duplex build/design and a home of that age, (93 years old) after reading through many positive reviews and talking to him about his background and experience I knew I had contacted the right person for the inspection.
What really sold me on his service is that he insisted that we were present with him through the entire inspection from start to finish and welcomed as many questions could throw at him, he engaged us throughout the inspection and showed us how the the house functioned. He takes the time to take many pictures and detailed notes of anything that he notices or feels should be noted on the report. We started in the upper unit and methodically worked from the front of the house to the back checking everything top to bottom, if we noticed something that we thought may be significant he took the time to look at it and give us his opinion. We checked everything including all the windows, doors, locks, handrails, outlets, sinks, stoves, bathrooms etc... if it was there we looked at it and made sure it was working as designed. We then headed to the basement. We inspected the boilers, water heaters, gas supply, water lines, electrical panels, drains, structural condition, moisture concerns, lights, washers/dryers etc... from top to bottom. He took the time to go back up and run all the water in the both units for an extended period of time and then check for any leaks in the lower unit and basement which on a house of this age was one of my concerns.
Anytime something was discovered that would need a repair he was prompt in putting a ballpark estimate on the cost just so we have an idea of what we might be in for before following up with a contractor to get a proposal. From there we went to the lower unit and again went through everything from start to finish and checked the same areas. We then weaseled our way up into the small crawl space that lead into the attic. We spend a good amount of time up there looking at the structural integrity of the roof and the design going over the insulation and different designs of roofs and the overall quality of this one. He provided different solutions for upgrading the insulation and potential costs depending on the level we wanted to go. Moving on to the exterior we did a throughout walk through of the grounds and inspected the stucco condition and inspected the detached garage and all rain gutters. We walked across the street so we could visually inspect the condition of the shingles and look for any stains or darkening areas etc..
As someone that works in commercial real estate management I work regularly with a variety of contractors on a daily basis and can very much appreciate someone who is thorough and takes the time to do the job right the first time. If you work with Provider name locked. you'll get 100% of his attention. We spent 5 hours inspecting this place and he left no stone unturned.
His report is detailed and full of pictures so you can remember the smallest of detail. Bottom line I would highly recommend Provider name locked. to anyone who needs an inspection.

This was a great process and experience for us. Provider name locked. was incredibly helpful and wanted to make sure that our questions were addressed throughout the entire inspection. It was a full inspection; we looked into everything which was great and exactly what we wanted! Provider name locked. was very knowledgeable and could answer most questions that were asked. Provider name locked. even went as far as to explain some history on home-building from the late 1800s. Plus, Provider name locked. promised to be a helpful resource in the future for any questions, free of charge.

First off, we needed to schedule and have the report within 5 days. No problem. We have to agree with other reviewers about Provider name locked. and Provider name locked. , they were top notch at every step of the way. They encouraged us to come to the inspection at any point and we were so happy we both were there from the beginning. It was an extremely thorough and well organized process. Both men were knowledgeable as well as personable. Provider name locked. showed us around the property as he inspected all the outer components of the house. He pointed out a minor landscaping issue and suggested how we could improve water run off. He also inspected the garage, its attic, the driveway its apron and the garage electric panel which he took apart to inspect.
Provider name locked. graciously showed us everything there is to inspect within a home, and there is a lot! He made sure to answer all our questions and informed us of the purpose for inspecting things we never would have thought to inspect. He made sure all the outlets worked. He made sure all the appliances worked and even showed us what would be important for us to do as ongoing maintenance. He checked all the lighting and fans. He showed us how windows in one of the rooms could be totally washed from indoors. We might have figured that out eventually, but I wouldn't have counted on it. He explained a lot about how the furnaces and air exchanger worked and their maintenance. He was very respectful and didn't talk down to us. He asked again and again if we had any questions and was professional and lots of fun, too. He filled up the tubs and sinks to see how they drained. He crawled into the attic to make sure the insulation was adequate and in good shape. I'm not listing everything he did; there is lots more. The total time spent was around 4 hours. (We probably slowed down the process some!)
Both guys took photos of all the areas inspected and sent us a many page document including colored photos of their findings that evening via pdf file. The radon result which took 48 hours was called to us immediately when completed. The suggested issues were highlighted by red Provider name locked. . We easily read through the document and sent it to our realtor.
If you can't tell, we were completely satisfied with everything. This will probably be the last house we buy, but we will probably have Provider name locked. and Provider name locked. out to our current house to advise us before we put it on the Provider name locked. .
