    Ted was very responsive and was able to conduct the survey the day after I called. He did an extremely thorough job and kept me updated throughout the process. The whole process start to finish took a week. Would use again and highly recommend.

    The survey was originally scheduled to be completed on 7/7. Due to rain the date of completion was understandably moved to 7/10.
    On 7/10, T.L. Consultants informed us that the survey could not be completed because the neighbors were harassing the surveyors. Having met the neighbors and having visited the property several times immediately prior to the scheduled 7/10 survey, the claim of harassment is highly suspect. Nonetheless, the completion date was rescheduled for 7/15.
    On 7/15, the surveyor made an appointment with us to meet him at 5:00 PM to discuss the results of the survey. We called at 4:30 PM and again at 5:15 PM to confirm the meeting. There was no answer so we left two messages. At 6:15 PM, 1 and ½ hours after the scheduled meeting time, the surveyor returned our call to inform us that he would not make the meeting (?no kidding). We rescheduled for 3:00PM on 7/16.
    On 7/16 at 2:30 PM, we called the surveyor to confirm the 3:00 PM appointment. The surveyor informed us that he would not make the 3:00 PM appointment. The surveyor eventually showed up around 6:00 PM to deliver the survey. We finally received the survey 9 days after it was scheduled to be delivered.
    T.L. Consultants has demonstrated that they are highly unprofessional and unreliable. Do not use this firm.

    This company is unprofessional and did not conduct the work correctly.  
    We paid an upfront fee for them to conduct the land survey for our new home located in Clayton, MO.; however, we waited months for them to provide MSD the needed documents for our job.
    We found them insolent, lazy, unprofessional.  The company is a mess.

    We have just used Dennis Frazier for the second time this year, and once again, he has performed with promptness and fair pricing. Other big name survey companies that the realtors call, will gouge you. Not Dennis. Because this type of service is all done by phone or email, it is important that you have someone reliable. We asked him for additional work on our existing property and he completed it in a timely manner. Don't do any survey work without contacting him!

    I needed a land survey fairly quickly to move forward with other projects. I called Minnick surveying and their quote was competitive and they were very kind. They were able to perform the survey within a few days of the quote. The finished survey was mailed to us promptly and I could continue with my other projects. I will definitely use them again!

    Jared Merrick arrived Monday morning right on time. He once again explained what he would be doing to complete an Elevation Survey. The entire survey included the inside first floor of the house, the basement, all sides of the house, noted that I have a carport instead of a garage and finally the surrounding land (my neighborhood.) Jared did all the surveying in and around the outside of my house first; he then moved through the neighborhood.
    Jared was quite kowledgeable and able to answer the questions I had relating to grandfathering the house, the shoring-up of the nearby creek, and other things.
    Jared emailed me the results and also mailed the hard copy I'll need when renewing my Flood Insurance. It's nice to have the copy on the computer as I can zip it off to my current flood insurance company for them to preview. Flood Insurance is only sold by certain insurance companies. The FEMA website has a listing of those if you need them.
    If more land surveying was required, there's no doubt I'd hire Merrick Surveying again.

    Contacted Mr. Frazier and he had the lowest quote of anyone but I was impressed with his Angie's List scores. He let me know he was booked for a few weeks out. The Tuesday of the week promised, he came out and did the survey - it took about an hour and a half. He took time to explain the layout and showed us exactly where the boundaries were. Couldn't have asked for any more - this business is tops. Thanks Frazier Surveying!

    I recently had my entire property surveyed by T.L. Consultants and I can not say enough good things about this firm or the owner Ted. He resides in Overland and is professional, courtious, thorough and was two hundred dollars cheaper than the lowest bid I received. Ted performed a complete survey on my Overland Residential Property. :)
    Do not bother calling anyone else, this is the firm you want performing your survey.

    After reading about this company on Angie's List, I contacted them regarding a property survey. On the morning of the scheduled survey, two very pleasant and professional young men arrived promptly at the appointed time and conducted the property survey. Within a couple of days, I received a copy of my property survey via email, and the following day I received four copies via U.S. mail.

    Unfortunately, only a couple of weeks later, one of my neighbors removed one of my property markers! I called Minnick, and the young lady explained to me over the phone how to find the marker their company had placed.

    Minnick is a great company to do business with: prompt, courteous, professional, pleasant, and honest. I have already recommended them to a co-worker, and I wouldn't hesitate to recommend them to anyone in need of a property survey.
