    Fred and his wonderful company, Diamond Roofing, have done 5 roofs for me on various apartments we own throughout San Diego County in the last year and a half. These have been on properties that range in size from 4 to 28 units, with different roof styles on each one. I have been in  the apartment brokerage and ownership game since 1986, and have worked with many roofing vendors throughout San Diego, Las Vegas, and Phoenix. They are the best I have worked with. Theirs prices are quite fair, their work excellent, and their follow up even better. They are now my "Go To" roofers.

    The property was well maintained, clean and they responded quickly to any problems I had. Peace and order were maintained; it was an upper income area so they had very good security. My rent was about $2,200 monthly for a two-bedroom apartment.

    Torrey Villas Resort Apartments
    I live at Torrey Villas in Carmel Valley.   We sold our home in September of last year, and began looking for someplace special to call our home again.  We looked at all the apartments in Carmel Valley, and after much consideration decided on Torrey Villas.  I have to say that we've not regretted our decision. Torrey Villas has always made us feel like we are important here. Amanda was especially terrific in sticking with us and helping us find the perfect size home and location.  I want to say a special thanks to Amanda, Daniel, Jenny, and Jacob, who have been great!  If I've forgotten to mention anyone, you know who you are because I've probably interacted with you several times, so thank you as well! There are many things I truly appreciate about this complex, i.e., the fact that management always acknowledges and completes our maintenance requests in a timely fashion.  For example, we recently had an issue regarding our carpeting.  Two months after we moved in, we had our carpets cleaned, and shortly thereafter noticed that many stains began to surface, most likely from previous tenant(s) and from improper cleaning by the vendor we chose.  Jacob at Torrey Villas was terrific in helping us resolve this problem.  The staff even offered to replace our carpeting because it is slightly dated.  We elected not to do this, because of the tremendous time and effort that would be involved, and instead chose to use their in-house carpet cleaner.  For a minimal cost,our problem has been resolved, and I have to say that I am truly amazed.  It's been a month now and the stains have not returned! Like any apartment complex, there will always be annoyances and issues that arise.  I believe that the staff and management are doing their best to resolve them, i.e., parking, construction, dog cleanup, and guest use of amenities.  (1) Parking was a challenge, however, after much trial and error, they have come up with a workable solution that is fair to everyone.  (2) Another challenge has been construction in the complex. Again, management has done their best to get the job done in the best way possible, i.e., a rental discount during construction (which we greatly appreciate).  (3) We have a lot of dog lovers here, and my family and I are two of them.  There are occasional mishaps by dogs, but it's really up to the owners to clean up after their pets, you can't really blame the complex.  We clean up after our pets, and if others don't, then shame on them!  (4) Recent events have lead the staff to reevaluate the rules for the music room and recreation center.  A few careless children and young adults, has caused management to make new rules for these areas.  Parents need to supervise their children and not let them "bang" on piano keys and run "unattended" in the "common areas".  Shame on you if you don't, and shame on you if you were the ones who vandalized "our" common areas!  You ruin it for the rest of us who love our complex.  I do hope that the staff is in a trial and error period with regard to "our" common areas, and that they will resolve this matter in a way that's fair to everyone!  We chose Torrey Villas as much for the amenities as we did for the actual apartment.   I believe that Torrey Villas does their best to make their tenants happy. So if you are considering a new home, I home you will visit Torrey Villas!

    Uncommon Archaeology Professional Organization
    Wow, Lauren is the bomb! She has an easygoing way about her and can get a lot accomplished very quickly. I had used a professional organizer a few years ago with mediocre results. Not this time. I told Lauren I needed someone with a plan and to get to it. My home looks great and I feel like a weight has been lifted off me. I highly recommend Lauren and Ship-Shape. Thanks Lauren.

    It was good. It was handy, because I was having my house remodeled which was a few blocks away. It was right there in the neighborhood. They provided good customer service. The pricing at the time seemed fair, decent and market value; I can't vouch for what they are doing now as far as customer service or pricing.

    People who may be considering this apartment complex should be aware of all the costs connected with having pets. Their expectations when you move out are that when you clean the place they expect it to be cleaned to the point where someone else could move in ready. You will get docked on your security deposit if it is not cleaned correctly. They have strict rules as far as your garage cannot be a living area. If they see a sofa or TV in there it will not be allowed and it will cost you to park at least one car in the garage. Overall the area is very nice and well kept. Schools in the area are very good but they tend to be somewhat strict. Overall our experience with them was pretty good. When you go into the office there is a business center and real nice workout facility and pool table. In the business center if you need anything like a fax or scan and they are available; they are very helpful. You cannot have pool parties in their pool area; you are limited to two guests.

    It's a complex that's 55 years and over and the information that I received when we decided to lease the apartment was not complete and the situation is not quite as I hoped it would be. I would tell people to be very careful and get everything in writing. Things that I thought would happen, which were told to us at the time of the leasing, didn't actually technically appear in the lease and so it didn't happen. It's really important that you read every single thing you're going to be charged for because the rent that they quote doesn't include a number of things. Our rent was quoted as $1,745, but what was unclear is that they added to that a prorated amount for water, trash collection, and sewage which ends up being between $60 and $65 a month.

    The Landings At Ocean View Hills Apartments
    My wife and I moved here to San Diego from the East coast and moved to The Landing at Oceanview Hills apartment complex temporarily until we bought a home.  When we arrived, our apartment wasn't even ready and they knew we were arriving for two months, so they put us in a different apartment.  Of course, thanks to them, we had to suffer through postal delivery problems for several months.  This apartment had major problems during our 16 month stay including the entire shower stall needing replacement.  It only took them a month to get that fixed and of course they never offered a refund for our inconvenience.  The old washer and dryer kept breaking, and after numerous complaints and repair attempts, they could never get the AC or Heater to work properly.  And the vertical blinds kept falling off to our annoyance.  A couple of other things, don't be fooled by the security gates, they're just a prop to give people the illusion of security.  Cars get stolen all the time from that place.  The pool and hot tube are unsanitary: swim at your own risk, and the exercise room is a joke and a half.  And Don't be fooled by the fresh exterior paint or the "friendly" staff. When it came time to move out our apartment it was in immaculate condition; we did not even hang one picture on the wall; in fact, they could have turned around and rented it out the next day it was so clean.  Instead, they decided to gouge us for $400 for general and carpet cleaning and repainting.  I our opinion, the apartment management at The Landing are unethical and dishonest!  I plan to contact the BBB and the State.  That type of bad business behavior would never occur on the East coast; only here in California where there's a housing shortage.  So our advice to you is to steer clear of this apartment complex.

    They were very good at first but they changed management about a year and a half ago and there have been problems ever since. They do things like turn the water off constantly without giving notice. There was an issue with some barking dogs downstairs, who wound up in the pound because they were let out. I was accused of it and given an eviction notice.
