" Kasimirsky was the home inspector. He also arranged for the pest inspection and radon test. is a true professional" and personable. He talked to me in detail about what he was doing and what he was looking for. He was detailed on what needed fixed and the best way to accomplish it. I walked with him the entire time (except while he was on the roof). His final report was very detailed and will be used as my blueprint to make the necessary updates that the seller will not do in advance of my closing. I would recommend Kasimirsky with located out of Hickory, Pa to anyone and everyone in need of this type of service.

" arrived exactly at the time agreed to for the home inspection. He started by performing an exterior examination of the home including the" foundation, siding, roof, decks/porches, etc. He then proceeded to inspect the house from the bottom up and examined closely the basement. Given the nature of the home I was concerned about the foundation having structural issues, but he inspected closely and determined that there was nothing to be concerned about. He did however make note of any minor issues and documented those in his report just for informational purposes. He surveyed the electrical panels and was able to identify a possible loose connection on one of the breakers using his infrared camera (awesome!). He also used the infrared camera and a moisture detector to identify any areas of water penetration in the foundation walls and throughout the house. This really is beneficial to the me, the potential home owner, as it provided me with a method of "seeing through the walls" to get a better picture of what I was actually buying. After reviewing the remaining floors and taking what seemed like thousands of pictures he wrapped up and told me I would have the report in a few days. After receiving the report, I was extremely impressed with how detailed it was. There was a summary section up front that documented any issues or areas of concern, but then each area that was inspected was thoroughly documented and photographed in its own section. I was extremely pleased with the work that performed and he was a genuine pleasure to work with. I had the opportunity to spend much of the time with him while he was inspecting the house and he was able to provide some helpful insight into what he was reviewing and was extremely knowledgeable about the home inspection process in general. I would gladly hire again would I require additional home inspection services.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

I was impressed at how I was treated. I've heard nightmare stories about house inspectors talking down to women, treating them like they have no idea what is being said and basically shoving their questions to the side. There was absolutely none of that with . He is respectful of his clients -- whether they are male or female -- and a really nice guy in addition to being a top-notch home inspector.
We had a string of bad luck, unfortunately, and two of our houses were completely infested (and severely damaged) by termites. Fortunately, however, was honest with his assessment of the situation, giving some possible scenarios and what it may cost to fix the damage.
also went into great detail to show us what termites look like (the tunnels, feces, etc.) and what the wood would look and feel like if there is damage. He did this during the first inspection, but we loved the 2nd house so much that we forgot to employ the knowledge he gave us and made an offer.
When we met for the inspection of the 2nd house, he thoroughly inspected the outside and headed into the basement next. As soon as he found the damage and we realized the extent (the entire first floor of the house, including joists, and still active bugs) he asked me if we should even continue the inspection. Knowing that there was no way we were going to buy the house, we called it off, saving both of us hours of unnecessarily wasted time.
Luckily on our most recent inspection -- three's a charm, they say -- there were very minor issues with the property. Basically from top to bottom of the house, there were minor repairs needed and for each one he went into great detail about what may be cause and what might be needed to fix it. He even climbed out of a window on the 2nd floor to get a better look at something outside of the bathroom when he saw something that he wanted more details about so he could better explain to me what was going on with the issue.
I feel like we had a great experience for being first-time home buyers with and I highly recommend him. He's thorough but realistic -- you're not going to want to cry over every little thing that he finds, because he takes the time to tell you about the issue and the repairs you may have to do.

Unfortunately I caught him on a busy day in the busiest time of year, in a very busy year, so he wasn't able to schedule me right away. We touched base again the next day and we scheduled our inspection. A conflict in his schedule caused us to need ...More to move the inspection up by an hour, but it worked out fine for everyone involved.
was already there when I arrived a few minutes before the inspection was due to begin. He and another inspector in training had already walked the outside of the house. We looked together at the condition of the fiber cement siding, the mortar in the brick walls, the stone foundation, and pointed out an unprotected romex wire that ran up the side of the house. He gave some recommendations with regard to water mitigation around the foundations of the house.
I am an architect so I'm well versed in building construction and codes. Why do I need a home inspector? What brought to the table was a depth of experience in home inspection, a host of inspection tools, and a willingness to inspect areas where I was not willing to go. Once on the third floor, he quickly crawled through a window and ambled easily up the roof to inspect the shingles, flashing, box gutters, and chimney.
He provided a thorough inspection of the home. We found a sill plate in the basement with insect damage, and he verified that the area was not active, and the damage appeared to be superficial. He tested all of the plumbing, scoped out the inside of the furnace to check for cracks in the heat exchanger as well as running the furnace and AC, ran all faucets and showers, found some evidence of back drafting in the hot water heater, looked (and did not find) any evidence of active knob and tube wiring, and complimented the electrical work that was done by the sellers' electrician. We tested windows, checked a few spots suspected of active water damage, and discovered one with evidence of dampness in the third floor ceiling, indicating a small roof leak.

Mr. , was on time and most of all very informative. The seller had basically blocked the entry to the attic (in my opinion to keep the attic from being inspected) so Mr. broke out some new technology to still enable him to conclude that the roof was leaking. because of this the seller had to put a new ...More roof on the home prior to us buying it. I at first thought leaking gutters was a roof issue and wanted to check it as they did the roof couple years ago. They never sent anyone out to look dispite promising to show up on a specific day. I called back after that day and figured out my leaking issue is water going behind gutters and the gutters needing to be replaced. ...More They said they would send someone out to look for an estimate. Again never showing up. I called back a third time and they said they would send someone out to get estimate. and never did. after that they never picked up on their phone. don't bother with this outfit, they don't respect your time and don't follow thru with what they say.
