"Badly. The person who showed up was aloof and not very professional. He told me that he would have to order a part and get the go ahead from AHS and then I never" heard from him again.. When I contacted AHS they told me that he had reported that the damage to my dishwasher was because of my own maintenance of the appliance which was not true. They still refused to fix my appliance and I had to pay out of pocket to get the dishwasher repaired and in addition the service fee of $60 was not refunded.

Home Warranties

Year after year home warranty companies have topped the Angie's List most complained about category list, with nearly half of member reports in this category rating these companies unfavorably. The key to being satisfied with a home warranty is understanding how they work, what they cover and how much repairs are going to cost you.

When building a new home, the terms of the home's warranty and insurance should be perfectly clear.

Home warranties can provide you with peace of mind, but they can also be a headache if you don't do your homework. Understand your home warranty and read it through before you are in the need to use it.

Home warranties are a good option if you're buying a previously lived-in home, provided you understand what you're purchasing. Warranties aren’t designed to act as insurance to protect homeowners from loss.

Depending on cost and coverage, a home warranty may be a good value if you're buying a newer home. (Photo courtesy of Angie's List member Shawn S. of Lexington, Mass.)

Should you buy a warranty to protect you from unexpected problems with a newer home? Knowing the costs, benefits and drawbacks will help you decide if a warranty has value for a home five years old or less.

Angie's Answers

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter.

An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.

Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

With Compkete Appliance Protection there is no added cost. I pay a small monthly fee to and I pay nothing when the technician comes to fix my appliance. The is a great savings for me. The companies that have contracts with have all been courteous professional and prompt with fixing my problem.

Based on an Angie’s List report, I selected (CAP) as my home warranty company for kitchen/laundry appliances. My refrigerator stopped cooling. I called the service request into CAP on Friday, 7/20/2012 sometime around 3:30pm. The CAP representative was very courteous and provided me with a service authorization number ...More and two service companies. I selected Advanced Appliance Services because the other company did not have Saturday hours during the summer.
I called Advanced Appliance Services. The representative was very courteous took the service request information and advised me that a technician will be calling me shortly. Technician ILYA called to schedule a service date. To my surprise one of the service dates offered was Friday, 7/20/2012 which I selected. Mr. Ilya said he received the service email request just after completing his last job and because he did not want me to be without my refrigerator during the weekend he made a point to offer the Friday, 7/20/2012 service date. A technician that is concerned about the customer’s needs. How rare!
He arrived timely; his shirt displayed the company’s name. He was professional and had a manner that made me feel safe and at easy. To a woman this is a very important quality in addition to providing expert service and professionalism. He knew what the problem was before he did any disassembling. Wow!!! You ’t see that much today. He completed the job had me sign the service receipt and left.
Another thing I like about CAP is you only pay for your plan. I selected the Kitchen/Laundry Plan at $28.00 a month on an annual payment schedule, however you can elect to pay monthly, quarterly or semiannually. The last home warranty company I was with – I had to pay for the plan annually and pay a $60.00 service fee to the service technician for each new service call.
I am inspired by the knowledge that there are still companies that provide quality old fashion service. I will refer CAP to all my friends who own rental properties or anyone looking for a home warranty company that have experienced and professional service contractors that provide old fashion quality service. My refrigerator is working like new.

I purchased this home warranty when I bought my house this summer and have called them a few times when problems come up, and so far nothing has actually been covered by my policy. Yesterday they sent out a service provider to work on my heat. He was not able to fix my problem, and I had to pay the $125 deductable for the visit- which lasted about ...More 5 minutes- none the less. I feel like this warranty is a huge waste of my money.

I had a problem with my refrigerator. The refrigerator would freeze everything and the icemaker and water dispenser stopped working. I called AHS and my problem required 3 visits from the techs before part of my fridge was repaired. The problem with the fridge freezing food was repaired. However they considered the icemaker a "luxury" item ...More and would not cover it. Now I have to use ice trays in a freezer that has an ice maker, and there just is not enough space. Similarly, I had a problem with my dishwasher that required 3-4 different technicians. The first contractor s did not resolve the problem and when I called the first contractor back about the problem, he was rude and arrogant and hung up on me. AHS had the audacity to say they would need to send the same contractor back to me again because he had already been paid. I refused and eventually they sent someone else. technicians are the best ones sent by AHS. The small private companies are less competent.

Sometimes my dishwasher leaks and water pours onto the floor. When it first began leaking, ahs sent a service technician, who was unable to fix it. He returned a second time and when he was still unable to determine the cause of the leak, ahs sent a different technician. He was also unable to determine the mechanical failure. My disappointment with ...More ahs came when the company was not willing to replace the dishwasher after they were unable to fix it. My contract states that ahs provides for replacement of products we can't fix. An ahs supervisor pointed me to another part of my contract that reads: ahs has the sole right to determine whether a covered system or appliance will be repaired or replaced. In my case they decided that it would not be. He explained that because ahs could not determine the mechanical failure they were not willing to replace the machine. In fact, this seems to be the exact reason that ahs should replace the machine.
