    At the time it seems thorough but this inspection did not give use accurate information. The biggest issue was the roof inspection. He told us that the roof was in good shape and only a small area in the back should be replaced. He also saw water stains in the living from but told us he didn't detect moisture. We trusted his opinion that t he roof was OK. Fast forward a few months after we bought the house. As the rains came we noticed more and more leaks. We had two roofers inspect and they said the flashing were improperly installed (and they both told use the inspector should have seen where water would come in). They both said the shingles were all so brittle that any storm would start pulling them off. We are now having the entire roof replaced included rotten wood under the shingles that the roofer didn't know the extent of but new there were problems. The inspection we paid for was really useless and we would have insisted the seller pay for the replacement if we had been told it it was in that poor shape. Home Pride's contract is so full of disclaimers that they will not take responsibility for any errors. This is probably the same with any inspector but I wanted to share my extremely poor experience.

    There were two separate inspections done by PJM on a sellers home within aprox 1 month and both reports were in direct conflict. An independent company had to be hired to clarify the facts on the house because the two PJM reports did not match. The two PJM inspectors were like night and day. The second inspector in his notes seem to make the house like it was the worst ever. Whereas the first inspector seem to be much clearer and recommended minor repairs. It was an awful experience for my seller and I would never personally used this company. My comments are my perspective and from my experience with the seller and PJM two separate reports. My suggestion: train inspectors to check address to see if PJM did a recent report and work to bring those reports together, not sabotage his co-inspectors work by reporting contrasting information. We solved our problem by hiring an independent home inspector that did a thorough inspection on the home and found no major damages. The house is in overall excellent condition minus a few repairs such as garbage disposal not working etc.

    Inspector agreed to perform certain inspection screenings that he did not follow through with. He was unhelpful in getting these important screenings taken care of after the fact. Other than that, he was fine.

    The inspection report missed one major issue. The shower in the master bathroom was leaking and is not mentioned in the inspection report at all. I noticed it while doing the walkthrough on the day of closing in early Apr. After I bought the town house, I had to arrange three visits, one from a handyman and two from a plumber, to get it fixed (because the handyman couldn't address the leaking issue). The total cost is more than $500. If the inspection was done properly, I could have negotiated with the seller about fixing the shower leakage before my purchase. I also emailed SNS inspection about my unsatisfactory experience and asked them to reimburse me. I have not heard from them since.
