    Vladim and his brother are very nice and did a good job with the shower enclosure and the rear fence. The fence looks nice and is what we wanted. There are several reasons for my negative review: - They never arrived when they were supposed to - they were at least 1.5- 2 hours late for each appointment - They were missing one final piece for our rear yard fence which they said would "provide additional security" since we have small children. They promised they would swing by in the coming days to install it. They never showed up, I called and texted multiple times, sent several emails and have not heard anything. It's now been over a month and this one small piece is still not here. We provided plenty of time for them to respond before deciding to post this review. Overall their work is good and they are nice but their responsiveness, reliability and punctuality leave a lot to be desired.

    I called Brandon on a Saturday. Spoke with him about the project. I sent him detailed photos of existing conditions. He said he would have an indicative quote for me on Monday morning. On Monday afternoon I sent a text to him asking if he was interested in the job. I never heard back from him. It���s a good thing he showed his true colors before I hired him.

    Failed to show to first appointment giving only 10 minutes notice. It was an exceptionally rainy day but it was the ten minutes notice that was the problem, had I known they were going to cancel i could have returned to work and not had to take time off. Rescheduled for a few days later and they failed to show to that appointment and didn't answer their phone when called. May be good company but I didn't have a chance to find out as they don't hold appointments made and don't give adequate notice.

    He started the job and left it a quarter of the way finished. It took him a long time to come back. When he did come back the cow gate was hung way too high and the posts were not put in where we had discussed which resulted in they posts by the driveway not being where we marked them out with spray paint. It took him about 6 weeks to come back and trim the posts down. He hasn't finished doing the screws, there should be three screws per board and this is only has one. He doesn't do the work, his son and another worker do. It seems there is a break down in communication between the two of them as they don't both seem to be working off of the same set of instructions. I should have gone with the other company that I had give me an estimate as they were very professional.

    Ed does excellent work. He's receptive to ideas and when confronted with challenges he finds solutions. We have very specific design ideas and Ed made them all work. The inside of the guest house is mostly cedar, including the upper half of the bathroom walls. The bathroom itself is one large wet room that used concrete, corrugated metal and salvaged materials. I found 1930s bathroom pieces, including a clawfoot bathtub) and Ed installed everything beautifully (other contractors asked questions like "Now, why would you want to use an old sink when you could have a brand new one?"). I found reclaimed wide floor boards (with many imperfections) and Ed made them work and they are perfect. He not only made all our aesthetic ideas work, he did all of the electric & plumbing work, too, and everything works seamlessly. He even got the ancient, decrepit outdoor shower working again. There's a small bar/utility sink in the house, too: I arrived at the site one day with a large vintage enamelware pot and said "I want you to make this into a sink," and voila! A really cool sink.

    The main house was a much more intensive project. Ed ran the project with me, and even helped me screen a number of electrical & plumbing contractors (take it from me, A LOT of contractors have trouble working with & taking direction from women, so this was important). Ed built-out the entire project, again making my vision come to life. What had been a 3-room, somewhat cramped feeling first floor became an airy and very light great room with an open floor plan. He removed a standard size window and replaced it with double glass doors and sidelites (that open onto the deck he built to go with them). He made the kitchen layout work the way I wanted it (using a giant 4' x 8' reclaimed table from a dismantled GE factory). He, again, installed reclaimed wide plank floors, built a daybed for the porch from scratch, AND leveled the tilting floors and sloping ceiling (this is an old house). He took 3 small bedrooms & a cold-water-only washroom on the 2nd floor and opened it up, leaving two larger bedrooms and a full upstairs bathroom. This included using a vintage sewing table base, a reclaimed drop-in cast iron sink and an old plank for the bathroom vanity.

    Basically, Ed helps make a concept a reality. He is up front about everything, charges a fair price, works quickly & efficiently, and is respectful. He tells the truth if something is impossible, explains why, and offers options. And he'll never avoid a project just because it's a challenge and time-consuming (he never cuts corners).

    I contacted Bracci about some iron gates for my building, as a board member, and a security gate for my apartment, personally.  Two separate jobs.  I also contacted three other vendors.  The other three vendors either scheduled a site visit or asked for very specific clarifications, got them, then scheduled the site visit.  The Bracci rep emailed me more often, asked more administrative questions, and wanted more pictures, even though what I sent very clearly illustrated what I wanted them to come visit and see.  
    Besides bothered by what seemed  unnecessary complications, compared to other vendors, I didn't have the capability to get better pictures than what I sent, and I didn't want to try to figure out how to get what they requested.  After all, their competitors didn't need it.  In sum, it became a hassle to go forward with this company, compared to the others.
    This seems like a easy thing to fix and I hope it happens, because the company has gotten lots of high marks on this site.  That's why I contacted them in the first place.

    It couldn't have gone better. Pat came when he said he would, took measurements and followed up promptly with the proposal, which came in at HALF the estimate we had received from the A-rated firm with the largest number of reviews! Giovanni and Jose came just as promised for the installation. Everyone at Venezia was a pleasure to deal with -- professional, courteous and prompt.  The doors work like a charm, and the Board even got a rare thank you from the owners. This was a co-op job, but I'm also using Venezia privately, to repair wrought iron garden chairs. We're a very satisfied customer.

    When I was deciding on which fencing company to use, Bracci took the time to draw the metal attachment that they would use to install the wooden fence posts on concrete block.  Furthermore, they agreed to schedule the job so that the dog on one side of my yard would not be able to get to the two small children on the other side of my yard.  After removing the old fence, the men took away all of the debris, including some odd bricks that were behind the fence.  They did a nice job of the new fence as well.

    Pleasant young man came out for estimate. The name of the business has changed so I got some clarification about that. Took measurements and needed to check and get back to me about some of my questions. I received an estimate by email very quickly but my questions had not been addressed. I responded by stating my questions again but have not received any response to date.
