  • We requested a home inspection on a weekend due to our jobs and working out of state, Ben was very accommodating.
     We met at the beginning of the inspection and voiced some concerns we had with the property. We returned at the end of his inspection and he was very patient and thorough with our questions and his findings during the inspection. He spent extra time speaking with us and going over some things for a second time to ensure that we were comfortable and had our concerns addressed.
    His full report was received in a timely fashion, was easy to follow and pinpointed areas of concern.
    I am very happy with the services and would hire them again without any hesitation.

  • Appt. was within a week of me contacting them, The did a full walk though, taking measurements and pictures. Supplied a full (15 page) appraisal document with 4 comparables also with pictures that had sold within 2-6 months giving details on the comparables. Document was sent via PDF which allowed me to email it to the seller and we were able to agree on sales price.
    Extremely professional in person and in product they supplied.
    Will def. use them again if I need an appraisal on any other houses I will be looking at.

  • After calling a few of the appraisers who were already recommended on Angie's List, I was referred to Mr. Leze.  The others were too busy to get my appraisal done within my time frame.  Mr. Leze was recommended by another Angie's List appraiser, Mickey Bantuelle.
    I called Mr. Leze on Tuesday and he made an appointment to come to my house the following day.  He quoted me a price of $250 to do the appraisal, which was below other prices I had seen on Angie's List and been quoted by other appraisal services.  Mr. Leze was extremely prompt and professional and I received my appraisal in email format by the following Monday!  I was amazed and impressed by the prompt turnaround and by the quality of the appraisal.  I also received paper copies of the appraisal by mail within a week. 
    My home is in Uptown New Orleans and though Mr. Leze has his office in Metairie, he was very knowledgeable about Uptown as well.   I was able to submit my appeal to the New Orleans Assessor's Office via email the day after I received it from Mr. Leze and I had a reply from the City within the week.  All in all, it was an extremely satisfactory experience.
    I highly recommend Mr. Leze as an extremely professional, courteous and prompt property appraiser.

  • This was an appraisal for a house that I was purchasing, so the lender ordered the appraisal and in accordance with new rules in housing transactions, an appraiser was blindly assigned to do the property appraisal.   My luck of the draw brought me James Juneau Appraisal Service!  But, trust me, that's where the luck ended.  The first appraisal (yes they were made to go back and do over) was received and the house appraised for exactly $5k over the sale price - great!! Course then I reviewed the appraisal and found that the square footage of the house was 151 sq ft less than the Realtor had listed the house (doesn't sound like much but that's a 12x12 room or in this case almost $35k in value based on the price per square foot that the appraiser estimated).  Furious, I went after the listing broker for "false" advertisement. This created a great deal of problems for this sale that later we found out were mostly to blame on the appraisal.   I also reviewed the "comps" that were used and couldn't grasp why some of the properties were selected versus ones in the neighborhood which had recently sold.  I complained to the lender because I couldn't speak to the appraiser directly (even though I wrote the check for $450).  Got nowhere.  A few weeks later I was still purplexed by the loss of square footage in the house and nobody could explain it to me nor did the appraiser respond to my questions through the lender.  I revisited the diagram of the house that the appraiser had done showing the measurement used to derive at the square footage.  Low and behold, I found the missing square footage on the second floor.  The appraiser had obviously only measured one part of the upstairs and assumed that it was the same throughout.  I made corrections on their drawing and sent it back to the lender demanding a new appraisal.  Sure enough - 3 days later a new appraisal with a 2.6% increase in square footage, a 2.1% increase in value using the "cost approach method" or $15k but the "appraiser's opinion" of the value only increased by .8% or surprising a flat $5,000 ($70 per sq ft versus the $231 per sq ft the house was valued at in the previous appraisal so now with the extra square feet the value of the house dropped to $228 per sq ft - explain that one to me?!?!?!).  At this point I wouldn't believe or trust anything that came from these guys.  It appears based on my experience, they get the price that the house was listed for and sold for and then try to back into that number to get the loan approved.  Given a choice - I would never chose James Juneau Appraisal Service.

  • The seller wouldn't permit us to enter the property to appraise, so Mr. Lutz did an outside appraisal. Took pictures, examined the exterior of building and grounds, explained every step of the appraisal process. Prepared an excellent professional appraisal report using data he collected plus what was available through online listings. The report was very convincing and two weeks after submitting the report to the seller, they dropped the asking price by 55K, more than 10 percent! Definitely worth the money spent.

  • It was a really good business experience! She called to set an appointment. She asked me questions about my home. She measured it, drew a sketch of it, found similar properties, and came to a fair value. I am sure that most of her work took place at her office of doing my appraisal.
