    Dan came out right away and gave an estimate on replacing our 2 car driveway. We decided to expand the side yard to make a 4 car driveway, and he accommodated the day of the start of work. Gave us an awesome price! He and his son were here 3 days, and finished everything. They are clean, professional and friendly. I would recommend Ultimate Concrete to anyone!     Came by to look at the job before noon on Sunday. Started same afternoon and finished at dinner time on Monday. Removed old, broken cement, hauled it away, laid forms and poured new cement. Approx. 125 ft. in total. Left all landscape areas neat and tidy. Made sure any water would drain in the right direction and not into my garage.

    Frank started the job on time and his crew was very responsive to any questions that came up during the process. They removed multiple tree roots and laid rebar in the walkway and driveway to reinforce their work. They replaced sprinkler heads that needed to be moved and seeded the area around the walkway. The entire job took about 10 days to complete and Frank was in touch regularly to make sure we were satisfied with the work as it progressed. We would highly recommend him!

    At first, I was very impressed with Mr. George and pleased and excited about the project Unfortunately, problems began occurring soon after. Right off the bat, there were equipment failures - the roto-tiller broke which then meant all the soil prep was done by hand. The rocks that were installed were larger than the ones specified in the contract and the stepping stones were not placed prior to the rocks being added. . Placing the stepping stones without removing the rocks was not easy and had to be redone many times because they also had to be level. However, the rocks were so large, I couldn't walk on the rocks or stepping stones without tripping. I was really having problems with this so when he finally agreed to replace the rocks on July 26th, I was very happy and the new ones look and work so much better. Two different areas of flagstone had to be redone due to drainage issues not being addressed. One area was because it was replacing an area where drainage was the original problem, and the other area was replacing bricks that I had laid down to keep an area free of mud and flooding so I could move my garbage cans in and out of the alley. Because polymeric sand had been used and hardened before the problem was discovered, it resulted in additional flagstone needing to be purchased. It had also been determined that some of my original flagstone would be able to be reused but somehow they had been thrown out. The drip irrigation pipes were placed directly in the middle of narrow planter areas, making it very difficult to dig holes large enough for the new plants. The plants and thyme were planted during the height of the heat wave, soil was not wet enough prior to planting and the drip irrigation was not completed until a week after they were planted. The only water they were getting was by me with the hose. The sod got planted on July 14th, the day before I was to be gone for the weekend and I was very concerned about the watering issues. I was told the timer was set for the sod, but it never came on before I left. Mr. George told me he would personally take care of it since I would be gone. When I returned home, the plants had definitely not been watered and the sod was only somewhat moist. The following morning it was discovered that the timer had been set for the wrong zone and the water had not been turned on at the valve. The emitters in the drip system finally get added on the 18th and the timer was set to run for 40 minutes in the evening and in the morning. I was going to be gone most of the day on the 19th and that morning it looked too wet, so I lowered the time for the timers. When I returned home around 5 pm, my neighbor came to tell me her yard got flooded by my sprinklers. The next day it was discovered an uncovered pipe in the drip irrigation line had been left open and apparently not noticed during the planting and then not seen because the dirt areas in the planters had been covered with weed block. Mr. George did not want me to use the timer for the drip until the flooded area dried out and I tried my best to keep these plants watered with the hose. Meanwhile, in the front yard irrigation, I was having problems with coverage due to low water pressure. I had 2 valves for the sprinklers and 1 new one for the drips. Mr. George kept adding popups and sometimes it would be okay and other times not. I asked him if maybe we needed another valve, but he said he had installed up to 12 to 14 popups on one valve with no problems. Finally on July 27th, another valve gets added along with another 4 popups. This involved more trenching because now he is also removing some popups from the existing valves so they can be spread out more evenly. It appears that has helped immensely, however now two popups on different valves have started leaking even when the water is shut off. And for some reason pop ups that were spraying fine develop problems. I found information online about check valves and Mr. George had me email him the videos. By this time Mr. George has fired all of his employees except one. His new irrigation guy seems to have the same problems getting the pop ups to work correctly and also sets the timer incorrectly. So, once again, I have timer problems because one of his employees messed up. He has another new employee who is adding mortar to the flagstone and helping out with general issues. We are getting close to the end of the job, and Mr. George has asked for the final payment. I remind him that per his contract he is not supposed to get that until the job is completed. However, I do agree to give him $2000.00 and he seems okay with that. I get a text from him on the 17th, he will send one of his employees to stain the flagstone, but it is discovered that the mortar they had just added the day before has to cure for a month prior to the staining. He calls to tell me this and I am fine with it. So now we get to why he is getting the "F". On Friday, August 18th, he sent me a text at 3:30 in the morning, that he would come that morning and make the sprinkler adjustments and install the corner popup but wanted to paid the balance minus $500.00 because the flagstone couldn't be stained for a month. Then at 5:30 am I receive an email detailing all the "extra work" he has done for me and how much more I should have paid. He again says he will come only if he gets paid and now adds that this would be the final adjustment on my sprinklers. He says the low water pressure was not his problem and never was. I email him back and remind him that per his own contract, he doesn't get the final payment until the job is complete. And not only were there trench filling issues and irrigation issues., he still had to do "clean up". I also mention that besides his contract saying he guarantees all his work for a year, his own web site specifies 1 year on irrigation. I tell him might agree to his terms of payment but only when he completes the work and if only if he honors his guarantee. Now he is threatening me with a mechanics lien and clearly states he will not fill the trench holes. And this is important Angieslist members - He now tells me that the guarantee on his website is not current and not legally binding. He states he will not buy any plants for me even though they have a 90 day warranty. He is also now accusing me of dis-respect behind his back and will sue me for defamation and will turn me into collections. He has also sent me a change order invoice for the extra costs due to his employees' incompetence. There have been other emails and texts where he calls me a thief and a liar and says I need psychological treatment or that he is going to destroy me in the courts and he is going to put so much stress on me and that I am a mean and evil person. He scared me so much Friday night that I actually called the police. I know this is a long and probably rambling review, but I feel people need to be warned. The bottom line is that I never refused to pay him, I only said I wouldn't pay him until the job was completed. However, now I want nothing to do with him. I would love to add pictures but they are on my phone and this is being written on my computer. If I can do it later and can figure out how to do it, I will post some.

    I'm thinking that I felt the price was high. I think the service was pretty fast, to be honest with you, but I think they could have more competitive pricing to improve the service. With pricing it's hard to say. It hasn't failed what they've done, and it works fine.

    I had submitted a review that was incorrect. Angie's list has no mechanism to remove a review, so I here to say, whoops, I was thinking of a different contractor. Dan at Ultimate has been the only contractor to respond to my Angie's list request's for bids. Everyone please disregard the prior "F" rating. We haven't hired anyone yet, but Dan has been as good as his word in getting information to me. I wish the other Concrete contractors were as good about responding as Dan. If we hire him and proceed with the job, I'll let everyone know how it went, with pictures.

    If you���re having an ���estate sale���, or simply want to organize your life better, you need to call Dina Newman at ���Organizing Concepts & Designs���. They were recommended by a close friend and I can���t say enough good about them. Dina, a high energy, tell it like is, ex-New Yorker came to the house, and told us what was going to happen. First, she recommended a ���virtual��� sale (internet auction). Second, what doesn���t sell she donates to charity. Third, what charities don���t want she hauls to the dump. Dina uses her vast array of contacts to get things done quickly. For instance, she and I went through my mother���s jewelry box. She took several chains, which I thought worthless, to her ���precious metal man���. They were 12k gold, and he paid me almost $150. The auction house that Dina uses came next. Within ten days the household goods had been photographed, uploaded to the internet, auctioned, and sold. Day eleven, Dina had a crew haul away the trash (the auction had gone so well there were no ���donatable items��� left). She even supervised the crew, making sure they loaded the truck to its max. This saved me the cost of a second truck. By the time she was done, the house was emptied, ���broom clean���, and ready for the realtor. What would have cost me weeks of dirty work was done in eleven days, with no effort on my part (it was actually fun!). And with Dina managing she save me enough money that there was ���a little left over���. P.S. If Dina recommends something, listen to her! I���m glad I did, because she knows what she���s talking about!
