Home Inspection reviews in Dallas

Real People ~ Real Reviews ~ Real Results

  • Kevin provided two inspections for us on homes in Dallas. The first was what he described as a "high-risk" property, which is to say that he felt the condition of the home would cause us to have expensive repairs in the near term. We walked away from the earnest money on that one. Kevin earned his money by keeping us from making a bad investment, The second home we had him inspect was also older and Kevin's expertise in the state of homes in the area and the ways in which they deteriorate was vital. He identified issues we needed to have remediated, issues we might wait on, and issues that were real, but were not in need of immediate work. He provided (in both cases) extensive written reports which showed us exactly what we needed to know. His professionalism and subject matter expertise made home-buying easier for us.

  • I would highly recommend this company. The inspector, Brandon, even offered to help work outside of normal business to accommodate our schedules. He arrived early and did an extremely thorough job. At the end he went I’ve alm of his findings which was extremely helpful. They provide images of everything and provide soft copies for your records. He is even coming back after we negotiate repairs with the sellers to make sure they were done professionally and correctly. So glad my realtor referred them.
    - Michelle L.
  • Gary did an excellent job with the home inspection. He took the time to explain everything as he went along, and to give recommendations where applicable. He was able to trace the source of damaged drywall to a leak in the roof, and give recommendations on how the builder should fix the problem. I would recommend Gary to anyone needing a home inspection in the future.
    - Earl W.
  • Great. The engineer took time to check everything that was proposed and then everything as completed. He made helpful comments and gave useful information about the foundation work. It was reassuring to have a second opinion about what was proposed and then done. We would certainly hire Crosstown again in connection with any future foundation work. (The cost for Crosstown's services was included in the payment to Structured Foundations.)

  • From beginning to end, great customer experience. The entire process was smooth, well-executed and professional. I can't say enough especially the comprehensive work done by Josh. They stayed in constant touch with us throughout and made sure we understood the timeline, who was doing the work and the end-to-end process.

  • 3rd home inspection using Armor inspections. He is super detailed, punctual, professional and thorough. He identified problems in a previous inspections that helped us avoid thousands of dollars of mold remediation. He takes the time to explain any issues that may arise. I have recommended him to friends and family and all have been happy with his services. I highly recommend Armor inspections

  • I brought up several concerns to the inspector, such as the foundation as well as what was in my opinion an out of date electronically box, I was assured that there was no issue. This was my first home and as such was completely inexperienced with home inspections. Within the first few months of living in the house i noticed foundation issues and upon hiring someone to check out the foundation was informed that there had been issues with the foundation for years.I also found out that the inspector does not check out the plumbing. And indeed yes there are plumbing issues where all the plumbing needs to be replaced. Needless to say, I am not happy and would not hire this company again.

  • Michael did a thorough and professional job inspecting my new home. He went above and beyond checking everything single thing, and was sure to discuss everything he noted with me and to make sure I understood. As a first time home buyer, I was comforted to meet such a professional who had my best interests at heart. He was punctual, arrived at the appointed time and place as agreed, and was able to accommodate a short notice, weekend appointment. I received his report the same night. I recommend Peace of Mind Home Inspections without hesitation.

  • I decided to pay the money for my own foundation inspection instead of relying on each bidding foundation repair company. I figured this allowed me to dictate to the bidders exactly what work I wanted done. This kept them fairly close and to me minimized any shenanigans. It worked out very well. It was still expensive, like any foundation repair, but who knows, I might have prevented a lot of wasteful spending. Having said that, when you get your report from Crosstown, my lessons learned afterwards is to ensure that all the bids you get for the repair include the price, per foot, for excavation. The company I selected told me, but I didn't realize the excavation would be that substantial. So, I might have asked Crosstown to estimate how much would have to be excavated and then I would know in advance what to expect. I can see how foundation companies could use this as a technique to win the business, knowing how much excavation will be needed. I'm not saying that the company I chose did this, they seemed reliable, but I simply don't know - just be watchful. Note - I am not talking about Crosstown, but the vendor you select to carry out the repairs. Good luck! PS - our repair was just under $20k.

  • Exceeded expectations across the board. Inspector was incredibly helpful, thorough, and responsive. Gave an honest opinion and walked through the entire home with me, taking the time to provide feedback on every crack and anomaly I found. I'd absolutely recommend Crosstown for anyone that is concerned about their foundation, whether they see real problems or just small potential red flags and they just want peace of mind.

Home Inspection in Dallas

When buying a home in the Dallas area, many will discover that banks will not grant a mortgage unless the house for sale has undergone a home inspection. There are a few other reasons a potential homeowner would want to have this service done, but the most common reasons are buying or selling a home. This can be a protection for everyone involved in the transaction, from the home buyer to the seller to the bank.

A home buyer needs to know what kind of problems they may be facing in the near future. A home inspection can cover things like the house's foundation, the furnace, rodent infestations, and the shape of the roof. Each inspection is specialized for the things a home buyer would want to be checked.

Home sellers may want a home inspection to help them determine what the home is worth. Being able to show the results of the home inspection can help sellers justify what they are asking for the home. It can also give sellers a chance to see what might bring the price of their home down. They have an option of asking less or fixing the issues.

Banks want to know that their money is safe. When they issue a mortgage, the bank knows that they may be faced with someone being unable to pay. Should that happen, they want assurance they will be able to cover the amount of the loan when they sell the house.

Individuals and agencies that perform these inspections need to be certified. Finding someone who is certified to inspect properties is a daunting task.
