"We contracted with in April 2015 for over $50,000 worth of work replacing our driveway, 2 walks and some garden planters which were supposed" to be completed before early June. There were originally 5 different projects and then we added 2 smaller formal Change Orders to the original contract. Every project that was started was originally done wrong, then fixed twice more until it was done properly. For instance, the first planter wall was not centered on our patio, then the 2nd time still wasn't centered, then the 3rd time it was. The 2nd job was another small retaining wall which replaced a brick circular wall. The first time the wall was installed it went straight across and not in line with the 2 walls it abutted, the 2nd time it was "squared" and then the 3rd time finally arched and met the walls properly like the one it replaced. Each successive project went like this; so much so that in trying to have faith in the company we asked for the team to be replaced with a new team which the contractor did. We liked the attitudes and work ethic of the new team and they told us several times that they have been sent in on many jobs to "correct" the work of the team they replaced. Even though the "new team" seemed to be better than the original team in terms of their attention to detail, we discovered after the fact that this team that they had never installed a driveway before and our drive is very long and complexities in level and shape. The first part of the driveway that was laid the first time literally 'lead into" our neighbor's yard. And there were other issues that kept arising that we unfortunately had to redirect and manage in order to get it right the first time. Now within 2 weeks of completing the driveway, it is already sloping 1-2 inches in many spots where the tires of our cars go. There are many many issues with this project we could detail but the fact of the matter is that we have withheld our final payment because the work has not been completed. This contractor has been paid 95% of what we originally contracted for but is upset their costs ballooned well beyond what was anticipated due to the work that had to be redone multiple times by both teams. Although we can live with not completing all of the work in of making the final payment, we cannot accept the fact that we have paid over $35,000 for a driveway that is already sagging. We have attempted to resolve the issue with this contractor and met with them several times to do so, but they insist that this is all of our fault and that we should pay for all of their cost overruns. We had several other contractors working at our house at the same time that this contractor was there and all will testify to the poor quality of workmanship and lack of skilled labor that was put on our over $60,000+ job. Moreover, we had perfect working relationships with 5 other contractors during the same period and all did excellent work and have been paid 100% of their monies. We cannot recommend this contractor and would warn any other buyer to beware and do their due diligence and if contracted, ensure that the expectations and specifications of exactly what you are getting are written down, drawn out and attached to the contract and that you are assured of getting experienced personnel as part of your contract.

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

One of the more difficult issues facing you will be making sure you compare apples 'n apples while understanding the differences between apples 'n oranges.

Some things common to all:

How far from your (water) meter pit to the home?

Do you know what sort of water pressure you have?

Those two questions sortta drive the rest.  How many sprinklers you have is a piece of the puzzle but it is lower on the issues list than how much water pressure and gallons per minute of flow (gpm) you have.  Knowing the water pressure and gpm coming to the house is important because it is the info divided by the flow rate of the heads to tell you how many you can run at a time.

 That, plus the number of heads it takes to cover your yard will let them decide on how many zones to cut the yard into (each zone is X number of heads that run at the same time).

Will the different estimates be for systems that are all parts from a single manufaturer or will it be a collection of brands?  Some will tell you that the parts (controller, back-flow, heads and even specific heads) are better from different manufacturers while others will tell you that all from a single manufacturer will give you an optimized system.

And, are the contractors equally certified?  Not only education and experience but certifications from the various manufacturers who's parts they want to use.  And, will their installations be the same?  Will they open trenches all around your yard and be a week getting the stuff layed, connected and back-filled?  Or, will they pull the flexible pipe and be in 'n out in one day with water flowing to cover their intrussion before they leave that day?

Will your system need to be blown out with pressurized air at the end of the season to avoid winter freeze and bursts or will it drain automagically?

I know, I took your simple question and made it hard.

When I bought my system about 9 years ago, I had a variety of estimates and the differences sortta fell into the mess I listed above.  The low estimate was a person who seemed to be from the "get it in the ground and fix it later" school.

The highest estimate was from someone who seemed more concerned about my yard and the final result than I was.  The low person was using parts 'n pieces from a variety of manufacturers.  The high person was certified by the company that made all the parts he was wanting to use and he carried a fairly high rating from them for his past performance..  He would vary for me if I wanted but he had sound reasons from the controller to each of the heads as to why he preferred his "brand".

It doesn't look like you are a member of Angie's List.  Given the size of the investment you are looking at, this might be a great time to join and see how others in your community have rated the contractors you are considering or if there is one you should add to your list. 

My yard is between 12 and 15,000 square feet less the house, deck, two mini-barns and it is interrupted with a number of blocking (blocks the stream of water) evergreens and planting beds.

The low estimate I had was about $2,500 and would take three days to put in from the time they began to trench.  I don't recall how many heads he wanted to put in but if it was off, he'd be able to put another anyplace and tie it to the nearest zone to give me good coverage.  Uh, this was the get it in the ground 'n adjust later person.

The high estimate I had was around $4,500.  This proposal was for seven active zones each having 5 to 7 heads.  There was enough capacity (extra zone controllers and space within the system controller) built in to add drip irrigation at a later date for the planting beds without having to replace anything.  He drew the entire yard and gave me a copy with the heads marked showing the "throw" of each and the overlap he built in to avoid any missed areas.  And, they wanted to arrive in the morning and leave that evening with the system watering to cover their tracks throughout the yard.  One day and they would not leave until it was working as advertised!

I took the high estimate.  I have a neighbor who bought from the other folks.  Both of us are happy.  He is really happy because each time he calls his company for adjustments or corrections (yep, they got it in the ground and are still putzing with it) they are out within the week, they are really easy to do business with and their service calls' costs haven't gone up a whole bunch.

Sorry, you can't look at the price and divide by X number of heads and have a fair comparison.

1) IF you are talking the root crown - the portion where it is not one solid truck or "bole", but still a solid or near-solid mass of roots coming off the base of the trunk, then that has to come out on way or another. Typically, once you get beyond about a 3 foot circle then you are in the radial portion of the roots where they spread out laterally, and are a foot or more apart, and new roots can grow in that area fro the new tree OK. Of course, be prepared to have to trim some volunteers so the old tree can't come back, and be sure to fertilize the new tree per recommendations because the old roots will still be trying to extract water and food from the soil to support the tree that they do not yet realize is gone. Do NOT put stump killer or poison in the old tree - will kill new one too.

2) The proper commercial way to do this is to have the entire root crown and larger roots removed with a stump grinder - looks like this -

You need a tree service that can grind down at least two feet below ground level and remove the root crown and larger root segments. If you hve large roots running laterally quite a ways, he can grind them up too - ditto to "trippers" sticking up above ground. Just be sure to have it clear (spray painted) upfront how far he is going for what he quoted - typically about $150 for tree up to 1-2 feet in diameter, up to $500 for a massive sycamore or walnut or cottonwood or redwood with 6 foot diameter crown. While you can rent stump grinders at tooll rental places, I REALLY do not recommend it - the rental ones you can afford to rent for one use are pretty light duty, and they can chew a person up in no time flat if you lose control when it snags in the wood or hits a rock.

3) Another way is to go out to where the massive roots taper off to something you can reasonable cut - say 4-6 inches in diameter, and cut them all in a circle around the stump, then with a come-along or CAREFULLY (not more than a few hundred pounds) with a vehicle with a trailer hitch, put a steady pull on a good rope or strap or chain in a shallow notch cut around the top of the stump (so it does not pop off easy), then while it is being rotated up out of the ground walk around and cut any root you see still attached or trying to lift out of the ground. This works much better if the stump is left about 4-6 feet high so you get some real leverage on it with the pull, but if already cut down short run chain or strap over the top of it and around a large root on the far side of the stump. I use a Sawzall with foot long coarse tooth wood cutting blade for this - goes through roots really fast, and blade is only $1 or so apiece so ruining one or two hitting rocks is no big thing, and also reaches in under the stump better and safer than an axe. I helped a neighbor take out a back yard full of birches this way - took us about half a day to remove about 15 trees with about 6 foot diameter circle of crown and roots, leaving holes about 1-2 feet deep where each tree was. Remember this - whichever way you use to take it out, you will need maybe 1-5 wheelbarrow loads of good growth medium to replace the divot. 

4) Cheaper route - cut off flush with ground level (or leave some stickup as a planter or stool or feeder base or whatever), and plant new tree at least 4 feet away from old crown, in a spot between the old roots.

'Reasonable' is one of those words that means wildly divergent things to different people.  Check with your local high school to see if they have  any sort of agricultural program.  If yes, perhaps someone in that program could help you.  Being a landscaper myself, I must say it sounds like you want something that is - first and foremost - cheap.   This is NOT the best way to look for any service.  You would be better served looking for 'competant' than with 'cheap'.  The nicer you want your flowerbed to look, the more important it is to find someone who REALLY knows what they are doing.

After purchasing the a deal on Angies List for a 100 square foot paver patio, for $1,195, we decided to expand the project beyond those limits. After talking with , the owner of , we went forward with a nearly 400 square foot paver patio and gorgous fire pit. During the entire process ...More did an amazing job of keeping us informed of where they stood with other projects, so we would be prepared when they were getting close to being able to start on ours.
Thanks to their hard work (and great weather) they were able to start our project a week ahead of schedule! The work was done quickly and with an eye on detail that really shows in the final project. We have never had harder workers doing things around our house, and his team really pushed, staying into the evening, to get the project done in just a couple days so we could enjoy the new patio for the 4th of weekend!
We are so pleased with the process that we are already looking into having replace some other landscaping & steps in our yard in the future!

From beginning to end the experience was top-notch! Bill met with us several times to be sure he understood what we wanted in our new patio. He knew we had waited and saved for years for this and we wanted it to be stunning. He created a masterpiece! After putting together a design and then revising it to our desires (which admittedly changed as we ...More worked with him) he brought us a hand-dwarn blueprint (he does all his design by hand, feeling it gives him much more freedom and creativity than the computer could give), we were presented with an estimate. Although the estimate was fair and itemized meticulously, we then realized that our tastes out-priced our budget.
When I called Bill to ask him, once more, to revise the plan and down-size it a bit, he cheerfully agreed to "make it work" for us. Remember, he has to do each design again by hand. He called us back several days later with a slightly reduced plan. To our delight, he retained most of the size and features and even found a way to trim the price with a few extra discounts for "Winter work". Although we had been fortunate enough to get estimates from 2 other excellent companies, we decided was our guy!
When they showed up to start work, (the foreman) and his crew went to great lengths to make sure the elements of our property that would stay were protected before they started pulling up the old deck. The demolition was careful and quick and they even kept a small deck bridge so our dog could run out the back door and "do his thing". Despite the unpredictable December weather, the crew kept working through the cold, cleaning and removing all debris nightly and tarping the work area completely.
The early work was pretty nuts and bolts, with a lot of PVC, drainage and concrete. We were impressed that Bill often noticed problems before they happened and, just as effortlessly, had solutions for them. A big reason we hired him was because we felt confident he was not going to run into a problem he couldn't solve. He found a few (roots, old deck material, drain problems, etc.) but never disappointed us with his ability to problem-solve on the fly.
The patio installation was an event! Every detailed was passed by us as Bill, and the crew brainstormed and made revisions they thought we might like in the design. They even seemed to be having fun with the project and often got visibly excited by what they were creating! You could tell they genuinely liked working together and, more importantly, liked the work they did.
As the patio took shape, we realized how beautiful the whole project really was. The area we have to enjoy is more than enough and we feel our house, overall, has expanded in size. When it came time for us to complete a small project (siding repair) that held up the patio completion, Bill stopped work briefly but never stopped communication with us. When the siding was done, he quickly returned (in the ice and snow) and finished the brick so we could install and use our hot tub. He even came out and down plywood so the hot tub delivery would not damage our lawn or patio!
The over all cost of the project was high, but seemed in line with other estimates we received. For that price, however, we felt the quality was outstanding. Besides the service, Bill made sure the materials were the best he could find and was never satisfied with "just good enough". (We got quite an education on the importance of quality landscaping "soil" after mistakenly referring to it as "dirt"!)
I think it's clear how happy we are with and his crew. Kudos as well to his wife, Charmin (spelling?) who answered the phones at his office and always helped us know what to expect next. We are planning to do some landscaping in the spring and I have no plans to even bother shopping around for other landscapers. We couldn't be happier with this company if they had done the work for free!! (well. maybe...)

He arrived promptly for our initial meeting, he took the rough ideas we had for what we would have liked to see and ran with them. His profesionalism ...More and his knowledge was very apparent as we watched the product develop. Although we did not eventually go with 's company, it was a VERY difficult decision to make. was incredibly responsive and professional and made every effort to provide us with a deck design and price that we would be happy with. He met with us a few times at OUR convenience and made adjustments ...More when we asked. We found him easy to talk to, with a good sense of humor and an artistic mind, and loved the ideas he was coming up with. Our choice to not hire him was not because of any shortcoming, but rather that the other company brought a few subtle different ideas to the design that we liked better. This is the 2nd time we have used Suleva and . They originally did a stone paver patio for us 6 years ago below and existing deck. We love the patio so much, that when our poorly constructed deck failed, we had come back and replaced the deck with a raised paver patio using the ...More same pavers to match the previous patio they had installed. They once again did an incredible job. They are meticulous in their work. They leave the yard and suroundings as clean and undisturbed as possible. They pour a concrete pad and the pavers on top of that. This process may cost a bit more, but it is SO worth it. These patios will last a life time and never move or have weeds grow up between the pavers. I'm sure you could find someone a little cheaper, but you get what you pay for. They do superior quality work and are a pleasure to work with. They were actually done a week earlier than we had expected too! The best contractor we have ever dealt with.

December 2011:
As agreed, H.A.M builds a stone patio behind our house in early December. With hindsight it might have been better to wait until spring. The patio is nice looking, but as of this writing, it has started to settle unevenly. In several areas it is below the level of the beds so that mud flows onto the patio when the beds are watered. ...More Unfortunately, there are now permanent stains from the caked mud on the surface. I have tried to wash these off with the garden hose, and to sweep them off with a broom, but the stained appearance of pools of dried mud remains. The “stone” is really textured concrete. said there was a chemical to use to remove stains from the stones. However I called the manufacturer, and was told no such chemical exists. They suggested I try using
soap.
February 2012:
presented her finished plans, with a complete list of plants and pictures (she calls these “color collages” of the plants). I was thrilled and excited, looking forward to the next steps. Unfortunately our basement continued to leak. E.R. concrete examined the leak and recommended further waterproofing—along the Eastern wall of the foundation. This necessitated removing some of the patio stones placed in December. In addition E.R. snaked the storm drains and found an obstruction on the south wall. More
digging and repair followed. (See my review of the excellent and professional work done by E.R. Concrete)--The contrast in work ethic between this company and H.A.M. is particularly striking.

March and April 2012:
One evening my husband mentioned, “There is a man walking on our property.” I looked out the front window, and a H.A.M truck was parked in our driveway, so I walked outside to introduce myself to . I understood from my contract with that drains would be placed under the paths, so I pointed out the recently constructed access drains to the storm sewer, put in place by E.R. Concrete. Mr. asked, “Your paths will be constructed of crushed limestone, right?” I was surprised by this. At an earlier meeting I had asked whether the paths would be made with river rock. At the time I had no idea how garden paths should be constructed. I asked Mr. to check with about the stone she preferred. (I do not know if he checked with her.)
During the construction of the beds and paths on our property, I found H.A.M’s crew to be pleasant. They traced out the dimensions of the beds and paths with spray paint. To my eye, the paths looked excessively wide—not like paths, but more like garden beds. In total, the crew spent two half days. They dug up my neighbor’s hosta (as required), but did not replant—leaving the bare-rooted plants to wilt. I emailed about this lapse, and she sent her own crew to plant the neighbor’s hosta.
spent the afternoon at my home on April 25, to supervise the delivery of the plants. This was apparently the first day she inspected her subcontractor’s work. As we walked on the property to “place plants”, she found much to criticize. She noticed that the garden fabric underlying the paths showed through at multiple spots, that the plastic edging was bare of stones in some areas, with stones spreading into beds in other areas. She agreed that the paths were uncomfortable to walk on. She also noticed that the beds had NOT been constructed in accordance with her initial design.
She called H.A.M, and arranged for them to reconstruct some of the beds. In addition she told me she would talk with about the paths and that they would let me know a plan to solve the problem.
The next day (April 26), while her crew was planting, informed me that the paths had been constructed with the wrong stone. In contrast to my (uninformed) idea, crushed limestone was the path material of choice because it would NOT roll underfoot. In the opinion of my contractor and her subcontractor, my“choice” of pea gravel had created the problem. proposed that would try an “experiment” to see how the paths could be ,fixed. built two “plots”—one with pea gravel mixed with polysand, one ,with pea gravel to which crushed limestone had been added.
May 2012:
I researched the proper construction of gravel garden paths on the web. I found that it is important to construct a base with “fines” grade stone that can be compacted and flattened before placing garden fabric, and lastly a of gravel. The use of plastic edging is substandard. When edging is used it is made of aluminum. I could find no recommendation for plastic edging anywhere. I discussed the design of the paths with two other landscapers. Both had ideas for rebuilding—including edging with brick, and removing the gravel in order to dig and reconstruct. I asked is she had ever put gravel paths into one of her designs, and she admitted that she had not done so.
Nonetheless, I waited to hear and ’s solution. Both and metwith me on the property on May 2. They denied that there were problem withconstruction, and thought that the addition of polysand would glue the gravel and garden fabric into place, and allow the whole to look better. They both emphasized that adding mulch to the garden would make everything look better , “like black and white” I was repeatedly reassured.
I visited at its Warrensville Heights yard to look at the “testplots.” I did not find either solution to
be standard, and thought both would create an irremediable mess on the property, though adding polysand to the gravel to make it adhere to itself andnot move around on top of the garden fabric seemed the least satisfactory. After this visit I demanded a one-on-one meeting with in my own yard.
When he came to our property, Man again emphasized that my error in judgment had to the whole problem. I asked if M.A.N. had ever constructed gravel paths on other properties. He told me that he had. I asked for the names or addresses of other
property owners so I could see these paths. He replied that “He could not remember” and would need to get back to the office to look these experiences up. (I have not yet been given a list of other gardens I might visit.)
To give readers a sense of ’s bullying inter-personal style—His comment to me was this: “Have you ever been to Versailles?” When I answered “no”, his condescending response was that his paths were constructed exactly like those in the French palace’s formal garden—where gardeners rake the paths daily.
On May 7, the H.A.M. added mulch to the beds. Again, I showed the crew the paths, and also the drainage problems on the patio. I was told that all would be corrected by the addition of the mulch. Later himself promised me that
he would repair the patio so that it drained properly. H.A.M. never returned to make this repair.

Ouryard has large trees, and an abundance of roots and rocks, so to build anadequate base for the paths would have required more digging than was done. was unwilling to offer any correction of the problem that would involve more hours of work. His final suggestion was to add crushed limestone on top of the gravel in the existing paths (for an additional charge). I reasoned that this step would make reconstruction even more difficult.
Total paid to date at end of May $30,062.
June 2012:
and I met to go over all the details of the property. She promised to meet her obligations with respect to plants that have not yet been delivered. ’s team did not mulch 3 of the beds, as agreed. ’s crew completed this job.
I have told that in my opinion her trusted collaborator and colleague has failed at every level of customer service—from poor quality workmanship to poor human interaction skills.
At present I am in the process of hiring another landscaper to reconstruct the paths and at least one of the beds. I have paid ’s final bill in order to simplify my own life. However, both companies ( ‘s Green Thumb and H.A.M. Landscaping) will find my comments posted on Angie’s list.

After using in the fall, we brought them back to design and install our brick paver patio in our back yard this past spring. and his crew were great to work with once again. They got started early in the spring and were able to have the job done in less than a week.
