"The salesman was prompt, and arrived on time for the appointment I had arranged. He had actual examples of their windows, in addition to various brochures. The foreman" came out ahead of time to check for lead-based paint in the window frames. He was also prompt and friendly. Unfortunately, their system detected lead-based paint in the outer frames, which increased the cost of the old window removal. However, I was glad to know they abide by proper regulations for such things. The window installation was supposed to take 2 days - a Friday & Saturday. Friday they stopped work a little early because of rain, and were to return Saturday. They called Saturday to cancel due to rain that never showed up. I overheard one of the 2 installers say he really wanted to attend one of his child's sportsgames on Saturday, so I wasn't surprised they rescheduled. I ended up having to take an additional day off from work since the second work day ended up being a weekday instead of a Saturday as originally planned. I mentioned this to the foreman, who took the cost of my vacation day off of the price of installation. Because I have some oddly sized windows, as my house was built in 1962, they replaced 3 large windows with 6 smaller windows. The lead-paint removal tally had included 6 windows instead of 3, and he adjusted that price as well. Additionally, there was one place where the sheetrock was cut through from the outside, and he patched the wall for me. The 2 guys who installed did a pretty decent cleanup job. I only found a couple pieces of metal framing on the ground. They were also kind enough to save the old screens from my original windows because I had a gardening project I wanted to use them for. Most importantly, I felt like the cost was worth it because the windows: #1, have a lifetime (for the house) warranty; #2, are AWESOME for cutting down on noise from outside; #3, are fabulous at keeping the outside temperatures from coming inside; #4, are easy to open/close/clean. was a great company to work with, and I will definitely recommend and/or use them again!

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

Thermal numbers look okay when looking at the NFRC.

 

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation. 

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

The installation crew arrived on schedule and determined that the measurements for two of the windows were incorrect so they had to be reordered.The remaining windows were installed in one day with the exception of the exterior trim which was completed the following day. At my request the door was not installed until the final two windows were received ...More since it require someone to be at home.
Receipt of the reordered windows took longer than I expected. My biggest problem with was that I never received any estimate as to when the windows would delivered and installed.
The windows are excellent - high-end quality double-paned vinyl windows. They replaced the 50+ year-old single-paned windows and I can distinctly tell a difference in comfort on cold nights. I am also pleased with the new front door.
The installation was also excellent. The crew left both the interior and exterior work areas clean and neat.

We could not even get this company to come and look at our windows to provide a quote because they are busy with multiple companies and his crew is booked through Spring 2015. I am not sure why a booked crew prevents a compny from giving a quote. I also do not think a company that is too busy to come and quote a job should be allowed to run 4 Angi'e's ...More List special at a time. I hesitated in writing this review, but I continue to get emails from Angie's List suggesting deals this company is running. If they can't deliver, they should not be running deals on here.

I could not be more pleased with the work that did in my renovated master bedroom. The room was, originally, an added on space. This presented a number of problems; some of these problems were not revealed until the install process began. The window
spaces were extremely tight and the workers really had their work cut ...More out on the removal, alone. I must admit that I was nervous about how things would turn out. Fortunately, the contractors are more than mere workers…they are true craftsmen. The install was difficult, but the end result is flawless and I could not be more pleased.

I should also mention that JJ, the owner of the company, was present for the entire install; he made sure that I was comfortable with the process and the finished product. Once the install was complete, the temperature in the room improved, dramatically. It was, instantly, noticeable. JJ demonstrated the features of the windows and took the time to ensure that I knew how to operate the windows and screens. I not only recommend , but I will be sure to use them again. This old house has lots of windows and they all need to be replaced. There was clear communication from the first day that I contacted , up to and through the install, and even the day after the install was complete. JJ takes pride in his company and the work they do. If you need windows, you HAVE to use .

has done glass work for me in the past. Their work has always been acceptable or better. The work was a bit sloppier than I expected with caulking that was not cleanly applied but overall it wasn't horrible. Really no complaints about the work. Invoicing was a bit odd because they insisted that they had invoiced me twice ...More yet I never received a bill until I asked them to e-mail it to me.



is noted for being expensive but they're reliable. Sometimes it's worth it if there is a security matter involved. For this job the pricing was ridiculous. Materials were fair and reasonable. However, the labor charge couldn't pass the laugh test. The hourly labor rate ($65) is substantially higher than many professionals (including myself). If that wasn't enough the hours to do the job were absurd. I was charged for two men to take one hour to take measurements that one man could have taken. I was on site when they came to measure. It took no more than 15 minutes. - ! $130



Then I was charged for a half hour of shop labor -- presumably to cut the panels to fit. Not too bad at $32.50 until you consider that it likely took no more than five minutes with a circular saw.



The icing on the cake was to be charged for two men to take 3.5 hours to replace the panels. - and jackpot (for , anyway) of $455! Really?! This was enough to make me gasp but what added insult to injury is that I've replaced such panels by myself in the past and it's taken me no longer than 90 minutes -- and that includes setting time for the caulking. Had I not been out of town with a tenant scheduled to move in that week I would have done the work myself.



Lessons here:

1. If you are even minimally handy, replacing Lexan is a cinch -- and ordering it on line makes it super inexpensive. Do it yourself. Replacing plate glass is not that much harder though you'll need help handling larger panes.

2. If you're not up to doing it yourself, get competitive quotes. You might give non-specialists a to bid. Big companies have a lot of overhead to cover.

3. Try to schedule the work when you'll be there to monitor and measure the work.

We requested estimates from 4 different companies to replace a large picture window on the front of our house that had lost its seal and was fogged up. Rather than go with a vinyl or aluminum type window, we decided to replace with another wood type sash. Plus, we felt wood fit the look of our house better than other materials. WIndow and Door Pros ...More had the best solution and price. All other companies were priced higher and/or not interested in replacing with wood.
As estimated, it took 3 weeks to manufacture . Installers arrived on time, worked very quickly and were very professional. Great experience.

Salesman indicated we could have in much quicker than reality. Some days the crew pulled off for a "do over" somewhere else or did not show up at all. We were very happy with everything EXCEPT for three things:
1. the beadboard trim (or maybe you could call it retainer piece) had anywhere from 0 to over /4" gap that looked bad. ...More They told me several times that that piece was the smallest they made and that was the best they could do.
2. One corner piece was cut short so it looked bad. When we complained about the this, they just put a lot of calk in the corner to cover it up. I've been told calk should never be used on the fake beadboard (nor trim) to give it room to expand and contract.
3. Above two windows, the construction is such that it looks like the window is leaning. There is one thin strip that is almost 1/4" thicker on one side than the other. If this had been a 1" thick (vertical) piece, it would not be so noticable but it is a very narrow piece. I complained about that and they said the room was not level and brought a laser level to prove it. There is approx. 3/8" drop over the 18' of the room, but they have approx 1/4" drop over course of 3' window which is huge difference. We argued over this over several weeks and the guy in charge had told me three different times "if I had made the measurements, we would not have this problem" (he was recovering from surgery when the measurements were done). To me, that was admission that the error was theirs. They steadfastly refused to fix the problem and finally offered a settlement of 5% discount of the unpaid balance. I accepted since there seemed to be no other option. I considered the settlement for this item only.
Later when I went to their store, they had a demo room set up with beadboard and trim just like I have EXCEPT there was no ugly gap between the trim and the beadboard! The fit was very snug! It was obvious that they had a smaller trim piece than the one they installed for me. I then wrote the local store and sent a copy to corporate headquarters, complaining about the poor choice of materials and workmanship and requesting they correct it under their warranty. The local manager called me and in essence told me that I had settled for a amount and that was it. They would do nothing else. In other words, they "settle" on one thing and then claim it covers all workmanship and material. The salesman made me think there was a lifetime warranty on labor and material for the whole room. But upon reading very carefully the "warranty" certificate, it only covers the vacuum in the windows and screens if not damaged by mechanical means.
To summarize, we love everything EXCEPT the unsightly mismatched trim pieces on the beadboard and the unsightly angle on the peice above two windows (one window each on opposite sides of the room). I have only dealt with one other contracctor in my 45 years of adult life who refused to make his workmanship something he would be proud of.

Went well. The only real problem I remember was that they sent us the wrong entry door but they corrected that problem promptly. I wish we had gone one step further and ordered the year round level of construction--it can get cold out there in winter and too hot in summer. We have to use a heater and an air conditioner part time but we were aware of ...More that potential problem from the start. . We had to finish the floor construction ourselves. It has held up pretty well so far. They did a good job of clean up each day and at the end of the project. They didn't have their own regularly employed crew, but contracted the job out to be done. That was a lesson to be learned by us.

The salesperson was very knowledgeable and did not have that "sales" pitch which was refreshing. He showed up on time and answered all questions. He gave us an approximate installation date and told us what to expect so everything would run smoothly. The installers called giving us enough time to prepare. Installers were clean, courteous ...More and professional. The 12 windows were finished in a day and a half - which was ahead of schedule. I was impressed with this since I knew (being a better than average diy'er) that a few of the metal windows would present a challenge. Although they finished a lot quicker than I anticipated, it was not a rushed job. They did a good job and did it right. They were also very friendly with the dogs.
Windows are great both for energy and sound.
