    Great! I've used them a couple times over a span of 2 years. They do what they say they will do and handle issues with problem tenants successfully, as well as manage rent collection and other duties. Special shout out to Kim Alfano, Latasha Solley, and Adan Rios for providing me with 5 star services. They have a team of pros that are there by email and phone to assist with questions, inspections, concerns, etc. I would highly recommend them to others

They do everything - determining market value, advertising, screening tenants, writing and terminating leases, inspections, maintenance, etc.- all in a very professional way.     Three Keys Property Management has been managing our rental property for the past 3 years.  We have received excellent services consistently from everyone there.  Larry gave us sound advices on what maintenance services are needed.  We receive prompt response to all of our emails and phone calls.  Our tenants are happy.  What more can an out-of-state landlord want?  We have dealt with other property management companies before and none reaches their level of service and efficiency.  We are happy to have found them and be able to entrust our property to their care.  We have no hesitation in recommending their services to friends and families.

    Goodwin Management Inc
    Goodwin did nothing to maintain my property. On a monthly basis, I was billed maintenance costs that weren't actually done. I finally caught on when I realized that they were recycling the same maintenance invoices from the year before! In one instance, I bought an entire oven in December, then was billed the following December to replace the oven. When I asked about using a warranty, they said they didn't have any record of it. When I actually fired them, I checked the oven. Nothing had been replaced on it.

    Months after I fired the, I was contacted by the city of austin utilities about an unpaid bill. After long hours of investigation, it was found that Goodwin had used my name and social security number to set up a utility account with another one of their properties!

    Goodwin Management Inc
    Goodwin Management was handed to our HOA from the builders of our community, unfortunately. The good news is that we voted to fire them and recently switched to another company.
    Their community rep assigned to our HOA was always a negative voice at the HOA general member meetings, and rather unhelpful when there were questions about procedure or resources. Goodwin Management also failed to timely protest a property tax valuation of a common area that was being taxed as if it was developed for a single-family home, and blameshifted when Williamson CAD denied their late protest. I and others in the neighborhood were also assessed late fees on dues that we had actually paid on time, but Goodwin had somehow lost or mishandled the payments. Their website for the communities is pretty awful and I can only speculate that their back office is a similar mess.

    It was something I would use a short amount of time. Even though they found a really good handyman and pest control guy (both were awesome and did a great job) I ended up having to do most of the leg work when it came to finding plumbers and other vendors, and that’s not what I was paying for.

    I am a realtor and not a property manager so I used Jim Smith, the owner of this company to do this job. He charges a percentage of the rental property and he made the connection with my client who was very satisfied. He seemed very responsive and did exactly what he was supposed to do when and where he was supposed to do it. It was easy to make appointments with him and he was readily available.

    I had about 8 hours worth of work done with the light fixtures and ceiling fans alone.  Most other handyman services said the cost would be $950 to over $1000, saying it would take 2 to 3 hours per ceiling fan.  This services seemed like it would be more because I signed up for a membership, but it included 4 hours worth of work, and the total of that plus the other 4 hours was less than the other quotes. Clint was great to work with on the phone, he gave reasonable expectations, was friendly and informative. And he met the expectations that he set.  He had a handyman out to my house within 3 business days of me signing up.  He sent out John to do the work, and John is awesome.  He got here on time, took stock of what supplies I had and what work there was to do, and then just started working on it.  He worked very efficiently and the whole time he was here without goofing around or working slowly to try to milk the time.  He was able to install 2 ceiling fans and 15 light fixtures within 8 hours.  It would have taken me longer to set up the ladder than it took him to change out a light fixture.  And he verified each fixture worked as it should before he considered himself done with that light.
    I was so happy with the work done and the efficiency of how the time was spent, that I bought my ceiling fans and bathroom fixtures and have called them back out.  Again John showed up on time, and is accomplishing the work in the time frame he set up or faster.  He estimated relocating one light would take 3 to 4 hours and he was able to get it done in 1.  He didn't sit around for another 2 hours to try to milk the time since I wasn't checking him, he just moved on to the next task on the list.
    I would definitely recommend this service, even with having to sign up for a membership, because you get more with the membership and if you have a lot of work to do around the house, it is a great value.  I did get a quote on lawncare service that was almost double what I could get on my own, so I did not sign up for that, but I love that if I am in bind I can just call Chore Master and they will help me out.
