    TL; DR DO NOT HIRE THIS COMPANY I would like to begin by saying that I was a responsible homeowner in this process, getting multiple quotes and reading reviews before selecting this contractor. I am a high school teacher and this project represented years of saving for me. I thought I was making a wise choice with a reputable service provider. I would also like to say that I have written communication and photographic evidence of everything written below. At first, everything was great. They are by no means the cheapest place, but they had good reviews and so I went with them. Cody was awesome, professional, and communicative. I mostly needed some exterior work to be done on the house. I had originally contacted them about some drywall repair but decided the cost was too high, they quoted $1500 for what ended up being a $1000 job. I also asked them to initially quote flooring install for 600 square feet....labor alone was quoted at $4000! No on the sheetrock, no on the floors, but needed the exterior work done and I was running up against a deadline and they had good reviews so I hired them. The specific list was as follows (taken directly from invoice): Remove all damaged siding (approx 72 ft) and fascia (approx 32 ft) around house replace damaged 1x4x8 MDF around house power wash, scrape, prime and paint entire house new exterior color add new gutters in front and rear of house, 100 ft total replace rear screen door replace porch screening Total cost: $9980 In addition, Cody and I walked the property and included small things that would be a part of the exterior work, such as removing two dead lighting fixtures when they removed the rotted wood they were attached to. They began Tuesday morning, showing up promptly at 8 to begin removing the damaged siding from the house and replacing it. Wednesday was scraping the chipping paint off of the house and power washing the exterior. Thursday was painting. Friday should have been to finish the porch and then everything would have been golden. Cody mentioned Friday morning that they *might* have to come back for a few minor details on Monday, but not to worry, he would work as hard as he could to get it all done on Friday. Clearly that didn't happen, and clearly this has gotten so much worse, unresolved, because otherwise I wouldn't be advertising on the internet what a horrible company this was to work with. My issues with the work are as follows, in no particular order: 1. They NEVER cleaned up at the end of the day. There were paint chips left in my yard all week, and I had to clear the stuff out of the back so that the dog wouldn't ingest any out of curiosity. Ditto to gates left open at the end of every day. 2. They only primed the new wood and scraped brick and nothing else. The original paint that was on the house was scraped for excess, but still very much on the house and you can totally see where the original coat dripped and chipped underneath the new coat. You could literally wipe the old paint off with your hands, which was pointed out to the workers. "Primer will fix that." The entirety of the exterior was NOT primed. 3. There are wires dangling from all over the house, old telephone wires that I asked to have removed at least 4 times to no avail. These were painted over, the original paint still completely visible when the wires were moved. 4. They installed gutters along the full front side of the house, but only partially on the back side. When I asked why there were no gutters on the porch, I was told that it was not a part of the original bid. When I pointed out that the original bid called for 100ft of gutters and the house is 50 ft long, I was told "you'll have to talk to the foreman" like they were absolved and their company was not at fault. Whitney told me this morning that they needed 63 linear feet in the front of the house. When I pointed out that the house was only 50 ft long, I'm sure she shrugged and repeated "you'll have to talk to the foreman" HUGE RED FLAG for any company that airs their laundry to a customer. HUGE. 5. Speaking of gutters, there were gaps of visible light coming between the gutters and the fascia. 6. Speaking again of gutters, the downspouts were directed to put all of the water back onto the foundation, rather than direct it away from the house. They literally dead-end about 1 ft off the ground and I was told this morning that was how gutters are supposed to be. 7. When the fascia was removed from the house, the flashing was also pulled up, and in the process, shingles were damaged and a hole was put in the roof. When I pointed this out (unattached flashing, damaged edge shingles that were also no longer attached, and a literal hole in the roof), the worker attempted to CAULK THE HOLE in the roof AND DRIVE NAILS THROUGH THE TOP OF THE SHINGLES. Someone had put a piece of tar paper under the edge of the shingle so in the right light, it looked undamaged. The flashing is old with several coats of paint, and when I was asked why that was not replaced in the process of repairing the fascia, no explanation would be made. "Talk to the foreman," she said. 8. On Friday, after assessing the progress in detail, getting all of my questions answered by Cody (and still relatively happy, though nervous at this point), the house was in the following state: new screen on porch needed to be installed, some trim painting finished, 2 light fixtures removed and capped and another light fixture installed, new screen door framing completed and door installed, and gutters installed, and cleanup. Cody told me Friday morning that they *might* have to come back to install the screen door, but that everything else should be done. I was very happy and excited and went off to prepare for the final details of my relocation, the foreman (Cody) was called off of the job for an "emergency." I had no idea this was happening. When I returned on Friday, the trim had been painted and 2 lengths of gutter had been put up, no downspouts, no anchors, just loosely hung. The edge shingles were wavy and some where even pointed upward. There were no fewer than seven workers on site when I arrived and all bolted as soon as I showed up. NOTHING on the list that Cody and I discussed had been addressed. the lights still dangling, no screen, no door, no cleanup. NOTHING. I called Cody furious, and he explained that he was very unhappy about being called off to the Domain for a job and he was really sorry and he would have the office call me. Whitney then proceeded to tell me that it was an emergency and Cody told her in "not so polite language" that he should NOT be called off of this job. She then offered to come and take photos of the project, which I don't really get because I had photos and a foreman and he knew what needed to be done and now it was going to be Monday regardless if she came to take photos or not. I left the country on Saturday, relocating to a new teaching job, my house a total mess other than a nice, new, exterior color. Even my plants were destroyed, 10 year old aloe just stomped across and into the ground. The screen door is plastic, has a huge gash in it, was hacked at to fit into the framing, and is hung crookedly on plastic hinges. But the color is a nice teal with clay trim. So there is that. On July 30th, I received an email with mostly pre-work photos attached and a few that actually still showed the work incomplete??, with a total balance due of $5630. The only reason that I saw this email at this time was because I got a notification saying that my CC had denied a charge because it was large and outside of my spending pattern. Any reputable company would have checked on the work and my satisfaction, then asked for payment. Fixed TX just ran the CC with no approval. I got out of bed and emailed them immediately, attaching all of my photos and asking about the specific details of the work as discussed with the foreman, eagerly awaiting their reply. They did not respond to this email, and instead broke the $5630 down into three smaller charges to get their money that way. None of my concerns were actually addressed at all, so I woke up super early this morning and called to ask why they would charge my credit card without making sure that the work was complete, and Whitney said "you'll have to talk to accounting." So I talked to the foreman but then he was pulled off of the job, and then the accountant just hustled her way through my credit card to get the money for the job before the work was completed. By the end of the conversation she was arguing with me and yelling at me so I hung up the phone. I had the property manager go by the house and do a visual report. He took photos of everything and as of right now, 2 of the items have been completed. I had another friend go by to take photos and verify the verification. So now I have two sets of photos in addition to my own to show that the work was not completed. Oh yeah, I had another contractor install my floors (@ $1700 for 600sf). Everything about working with him was a dream, and when we were texting this morning about his payment and everything, he said--unprompted-- "If you need me to come and fix anything on your exterior, let me know" Now I am out $10k, although I have filed a formal complaint with the credit card company about services rendered and we'll see if I can make something happen there. At no point has anyone in the company reached out to me, other than to get money. There was no way to anticipate such terrible customer service, and really no remedy that will not cost me even more money with different contractors, which I will now have to spend to make sure that water cannot get under my roof. The property manager will have his maintenance supervisor come over and assess the needed repairs after this fiasco to ensure that the house is structurally sound. I realize how this all sounds, but I couldn't make this stuff up if I tried. This is BY FAR the worst customer experience I have ever had in my life, literally the horror stories of every contractor nightmare I have read about on the internet. "That won't happen to me," I told myself. "I'll do my due dilligence." Which I did, with the best of efforts, only to have this morph into the stuff of internet lore. At least my house is still standing. For now.

A very reasonable price was quoted, and a couple of days later, two personable young men arrived in a fully-equipped company van, ready to work in their spiffy, company-logo attire. In less than 3 hours, my 2nd floor siding looked entirely new and, as an unexpected bonus, even the windows sparkled! Service from Window Genie is definitely recommended.

    21st Century power washed both decks, waited a few days for them to dry and came back to stain. We were most impressed by their slow, methodical and thorough approach. They stained every square inch including the large posts that supported the 2-level decks. It looked great and we will definitely use them again. One final note - we needed to replace our 28-yr old outdoor flood lights that were unreachable and they very generously did that for us as we didn't have a 20' ladder. That was a nice touch!

    Jodi and her team did a wonderful job and were great to work with. Our back and side yards were basically dirt and weeds, and we are on a slope so we had major problems with soil erosion. We needed a quick, low-cost, high-impact landscaping update before putting our house on the market and she knocked it out of the park. We love the updates! Everything looks wonderful and she worked really hard to keep the budget reasonable for such a major job. We have gotten so many compliments already from our realtor's team and our neighbors! And she was super fun and easy to work with, and has given us a ton of advice for our new place as well. Would easily recommend her for any landscaping job!

    Matt did a great job! House and deck look wonderful. He used a bleach cleaner in addition to water and was able to remove all the green stains on my gutters. For the deck, he asked if I wanted a light or deep cleaning. He did a deep cleaning, so now the deck is ready for retaining and sealing.
