    Cottages and Castles Inspections LLC
Lynn was very thorough. He arrived on time, dressed appropriately for inspection. He looked professional, not sloppy. He got up on the roof to inspect it! He thoroughly discussed the problems around the home with my husband and me. He took pictures and made notes. A day or so later, we had a very large pdf file with pictures and descriptions of the problems. We have bought about 22 investment homes over the years, so we have alot of experience with inspectors. Lynn is the best one we have had. We will absolutely use him for any other work we need in the future. Using Lynns work, we were able to lower the price of the home we are buying due to items needing repairs. He pointed out things that were not up to code. He is very knowledgeable. I dont think you can go wrong with Lynn.

    Indigo Facility Partners LLC
It consisted of two men flipping switches and testing outlets with a receptacle tester. No information given. When asked was told a detailed report would be given later. I got a very aggressive sales pitch to add an outdoor box for $1400, which I declined. The circuit breaker panel label included only one correctly labeled breaker out of 15. Battery operated smoke detectors were listed on a breaker. 3 bedrooms each were labeled bedrm 2, office left off but kitchen lights turned my computer off; a rec room I don't have. ect.ect. The report with bill I received contained 14 pic but no explanations. I retested all 14 and still don't know why they were taken. I refused to pay. Account was deleted. Note from Indigo insisted their people were very knowledgable. If so, did they knowingly leave me with a dangerously labeled breaker panel?

    A-PLUS INSPECTION SERVICES, Since 1967
Chris is FANTASTIC at assessing properties from Top to Bottom!! He gives clear, concise, explanations in ways that both 1st time home-buyers can understand and engineers can commiserate with. He catches EVERYTHING. And that's what you want. He's prompt; very communicative even before you hire him. His reports are impeccable! And he is approachable for clarifications in case you have questions after seeing the written report. If you're a first time home-buyer like my daughter or a seasoned home-buyer like me and her dad, he's worth every penny!!

    HouseCheck
House Check, formerly Insight Inspections, is my go to company for home inspections. The inspectors are professional, on time, and have a great work ethic. Unlike most inspectors, this team will get up on to the roof (weather permitting), run a zip level for the foundation, and provide a thorough walkthrough of the findings after the inspection. As a Realtor, this is really important. Highly recommend!

    A-PLUS INSPECTION SERVICES, Since 1967
This is the second time I've hired Chris. First to inspect our home last year during a real estate transaction and just today to provide expert advice on removing 2 small walls in the house. His home inspections are thorough and professional. I remember the price being a little higher than the big companies, but you get what you pay for. I'm still working through the list of issues he identified and they were all spot-on. He didn't miss anything. For the structural inspection today, again beyond expectations. It was a challenging problem to check if one wall was load-bearing because the A/c unit was mounted directly above it in the attic. At first he determined that it was likely load bearing as best he could and gave me the options. I was disappointed but that was what I needed to know. Later, after checking the other wall i asked about, he came back with a new plan to check the first wall. He asked if he could pull up a platform board next to the a/c that was nailed down but had nothing on top. I agreed, and sure enough once he pulled it up he was quickly able to determine that the wall was actually between the joists and not load-bearing. That's why I like him. He doesn't walk away until he figures it out. That double check potentially saved me thousands in bringing in a contractor to install a beam, inspect, etc. I will absolutely call Chris for any future inspections/advice/expert opinion on anything related to the house. Thanks Chris!

Highly recommend! Very thorough inspection and results asap! Chris is very knowledgeable and spends the time to go over all his findings. Also gave us a great recommendation for a sewer scope with Accurate Leak. Both are definite musts when purchasing a new home.

I cannot speak highly enough about Chris! He was quick to respond, very knowledgeable, and extremely detailed. I had heard nothing but outstanding things about his high level of integrity before working with him and his inspection supported his reputation. I highly recommend his services.

    Barfield Home Inspection Services
We used Randy Barfield for a home inspection recently. Randy was easy to schedule and work with. Randy walked us through all the items in the report at the home and was able to answer all of our questions and recommend a specialist for a potential issue he saw with the masonry. Would use and recommend Randy again.

    Aeroseal Of Austin
Sean (the owner) and Jeff were by far the most professional contractors we've ever had in our home. They went above and beyond on design, documentation and cleaning. The work speaks for itself, we had air flow issues in our 1961 ranch home with original metal ducts. Major leak in one area due to a previous contractor (assumption) falling on the duct and the insulation was worn off / torn. Basically, we were cooling attic air... and getting who knows what into our system. Sean went into our attic within a couple of days of our call, took pictures and walked us through exactly what he planned to do. Carefully covering all registers, and the floor pathways with drop cloths, and the beds, then cleaning the ducts, fixing the damage in the attic, replacing all insulation to double thickness of what it was, cleaning out the entire HVAC closet, resealing it, adding sound boards to reduce the noise of our giant 11 year old system... and then the lovely Aeroseal to close up any remaining gaps. Picture perfect. And they cleaned so much with a handheld Dyson! Seriously. Our house looked perfect when they were done. Sean emailed us documentation and pictures with all data points and graphs provided, plus a certificate of completion. So much value. I can't wait to see the reduction in our bills going forward - and avoid replacing our system for a few more years :) My husband asked Sean when we should get the ducts cleaned again; he said we're probably OK not to unless we have major construction. What? Amazing. Such an honest professional. Best decision. Best experience. Call them now before getting yet another so-so HVAC "maintenance" job done...

Craig was polite, punctual and professional - the inspection report was thorough and identified items the builder had to address. I would not hesitate to use Third Coast Home Inspection again in the future!
