" arrived early and promptly got to work. I was impressed from the start at how knowledgeable he is -- both with the nature of this kind" of house and North law. I'm not experienced with this sort of home and he put me at ease, answering all questions thoroughly and patiently. He was up on the roof, in every nook and cranny inside and crawled all over underneath, explainng the newer type of "tie-down" this home has. (Something I would never know!) is the BEST and I've dealt with quite a few home inspections over the years, all over the country. ( I moved a lot!) I asked for business cards to give to several Real Estate agents I know. He sent me a very comprehensive Report, complete with photos and explanations. He also followed up with emails and calls, when I couldn't, at first, open the email file. I would also like to add that he is a great person and I felt very comfortable having him around. I highly recommend . You cannot go wrong with , Certified Inspector.

"We found through another inspector. We were looking to book with this other inspector who ended up directing us to " once we described that we needed a really thorough job because we were worried that there could be some shady stuff being passed off my the seller (since they are do it yourselfers). This other inspector said we should use Inspection because used to be a remodeler and builder- so he really knows is something was done correctly or not. How is this for a complement- out agent said he had never before seen a more thorough inspection before! I really appreciated 's communication style as as so direct and clear and helpful with all of my questions. I've never owned a house like the one we had him inspect and so he offered that I could be present during the inspection. On the inspection day he took me around and educated me on various things I should know about opening this house. He basically went above and beyond his role of inspector to also be a thoughtful educator to make sure I really understood what he was putting in his report. After receiving the report I emailed him asking for recommendations on electricians, pest control and mold inspectors and was pleased when he promptly responded with contact information for those service providers. I would certainly work with again.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

He provided good information when he came out the first time. I was provided the different options for my house including the possible problems that can be encountered.
The area was in a snow storm the day he was supposed to come work, and he notified me in advance that it was unlikely he would be able ...More to make our appointment. He came in anyway after the roads turned out to not be as bad as predicted.
During the install we discussed potential paths for routing the exhaust pipe, and his assistant provided the best idea which we ended up going with. I was very happy with the engagement on the issue which would have an effect on my use of the garage.

The review went great, and I tagged along with for the entire time. called in advance and said he'd be late due to a previous inspection at another home that took longer than originally planned. Once here,he gave dozens of tips on improving our indoor air quality, conserving energy, saving money, ...More and preventing insect intrusions. prioritized action items, the vast majority of which are straightforward enough for me to implement myself. It was frankly surprising how many things were not as good as they could be in our 6-year-old home! We will probably invest in a duct-cleaning service, but other than that, for now all projects are either free or low cost with a trip to a local home improvement store. I have already implemented a few of his suggestions, and I have a nice to-do list for this weekend. :)
I strongly recommend to anyone looking for suggestions for improving the healthiness of their home.
