"He was there early and seemed knowledgeable on most things. The only thing that kept him from an A+ rating is the fact that my bf seemed to be able to pick out more" issues with the home in question then the inspector in some instances. But overall he was great and professional and his reports were well detailed and easy to read.

"IT WAS GREAT! Let me just say that I found through a friend of a friend. I had a few inspections done in the past for other properties" and they were nothing like the great experience I had with . He was honest and went above and beyond what I've expected. arrived early and he was very professional. He started right away taking me along with him and his assistant. He took his time going through every part of the property from roof to the basement, every room, inside and outside of the property looking for things that need to be addressed. He took pictures, pointed out everything to me. I felt like I was getting an education on home inspection. He looked for mold, pest, water damage, air draft, electrical and structural issues, tested for air and radon, Insulation etc... He gave me a 15 page complete comprehensive report for my record for each property. He also gave me estimates on what needed fix. I later found out that had over 40 years of experience in home construction and inspection. He also is a certified home energy auditor. He will definitely have repeat business from me. I've also recommended to my friends and family. My brother had already hired him to do some work. I'd recommend to anyone. locations work performed; 1103 Ave, Niskayuna, 12309. 4 rd, Saratoga, ny

home inspection, buy a house

Home Inspection

If you're preparing to buy a house, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, as well as present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Home Inspection reviews in Albany

and his team went through both houses and explained everything that they saw. They gave me a lot of advice on caring for my home. I am pretty detail oriented and told me what I needed to worry about, and what were really just cosmetics. They went out of their way to make sure that I understood everything ...More that was being explained and everyone very easy to work with. makes sure that he represents his client and no one else, which I'm not so sure realtors do. I am very pleased with the quality of 's work!

Update 7-31-12: After buying the home on the second home inspection, I discovered a mice infestation in the kitchen and that the most expensive window in the house ($3000 picture window) had not been evaluated. It was broken and was bowing such that the breeze makes the shades move. There were several other minor issues that I found over time (to be expected, you can't find all the problems in a house in just a few hours), but in hindsight I was disappointed with the lack of oversight on the apprentices that brought with him on the second home inspection.

I contacted about the mice (which were all throughout the lower kitchen cabinets) and the broken picture window. He said that he would have a handyman come to take a look as a gesture of goodwill which I thought was very generous. Unfortunately, I never heard from the handyman or received a follow up from . also has a yearly home inspection that he was supposed to contact me about on the one year anniversary. I figured I would give him some time to make up for the issues on my last inspection, but as my anniversary has come and gone, I have yet to hear from him. I wish spent more time on my inspection instead of letting his two apprentices do most the work on the last inspection.

I really felt and continue to feel that is quite competent, but I am unhappy with his follow up and some of his apprentices less than thorough work.

This service is very valuable. I was very impressed with the detail that went into the report. I was also surprised to see areas of the report that we knew nothing about like the evaluation for solar panels.

If you want an extremely thorough, detailed, itemized and honest home inspection done, I can't recommend him enough. He was there BEFORE we got to the house and had already started the exterior perimeter. He is absolutely knowledgeable about homes (older homes especially) and if you want an unfiltered opinion, he will give it. (the listing agent ...More wandered around too and the homeowner was there later and acted like they weren't even there--he will get the job done and not words). If you hire him, plan on about 4 hours for the inspection (we were in the basement itself for TWO hours--he is terrifically thorough and will teach you everything you might EVER need to know about your future house). My only issue was that he addressed everything to my husband--not to me! I wasn't offended (though others might be) but just laughed--I am the "House person" my husband doesn't have a clue about home improvement!

When I previously bought my home, I had a pathetic inspector who concentrated on cosmetic stuff, not the real structural stuff that costs big money to fix. This time, I asked around for the most rigorous inspector I could find. I was glad I did, cause I knew everything I needed to fix before I bought the building.

As far as an inspector goes, he spent over four hours with us, and he went through everything. He was the best inspector I have ever had. He was very highly recommended to me, and he was well worth the money. He really goes through everything with a fine tooth comb.

was extremely thorough and professional. As first time home buyers we know very little about the different aspects of a home. was exceptionally knowledgeable and informative, explaining every little detail. He was willing to answer any quesitons we had. The inspection write-up was 19 pages outlining everything ...More he had showed and discussed with us. We will surely use this as a reference for years to come. We would recommend to anyone needing an inspection, particularly first time home buyers.

from Spec - Pro arrived on time and wasted no time explaining what radon is. As he talked he selected the testing site and set up the testing station . The other technician also arrived on time. He took the test down and prepared it for shipment to the lab for analysis. The completed report arrived a few days later. Both ...More reps were professional and seemed knowledgeable.

We have had inspect multiple homes for us and he is amazing. He is very detail oriented and walks you through all the problems and concerns that he finds with a house. He has saved us a ton of money by finding problems that would be easily overlooked by another inspector. On one house he identified an issue with the chimney. ...More Ultimately, we did not go through with the house because we received estimates north of 10k that the sellers didn't want to have done. In another house he found mold growing on the walls in the attic that was caused by an overall defect in the ventilation of the home. We were able to get the mold removed from the home and have the ventilation issues taken care of by the seller.
I think the best part of the services provided by is that he is always a call or email away if you have any questions about your inspection. For me i always come up with questions after the fact and he has always been very responsive in answer all of my questions. He provides a detailed report that includes photos of problems/defects with every inspection that you can use as a guide to repair your home.
I would not have anyone else inspect a home for me, he has saved us thousands of dollars!!!!
