The author of the above article, Ashley York, is a vice president of a steam carpet cleaning company. So, she is bias towards steam carpet cleaning. There are many types of carpet cleaning methods, and steam cleaning is just one of those methods. I have used a chemical dry foam system for 16+ years, and have found it to be just as good, and more often than not, far superior to steam cleaning. If you want to hire a steam cleaning or hot water extraction company to clean your carpets, then Ashley's article is right on, and informative. However, if you do not want your carpets wet for days, and want to hire a different type of company, then a lot of what she said is not necessarily correct. The school Institute of Inspection, Cleaning, and Restoration Certification is a school for steam cleaners. They teach you how to clean with steam, and how to up-sell other products. They also preach that there system is best, and all of the other systems do not work. That simply is not true. They state that carpets should be dry in 6-8 hours, but 24 hours is ok too. I say that carpets should be dry in 1 hour. Any moisture that gets under the carpet, and into the padding, can cause mold and mildew. If the carpets are cleaned using a chemical cleaner, and not steam, it is impossible for mold or mildew to grow under the carpet or in the padding. Also, not all towns, of states require a licence for carpet cleaning. I have found that the towns that do require a licence is the same licence every business needs including a kid selling lemon-aid on the corner. So, after reading her article, please take it with a grain of salt, and realize it is a commercial for steam cleaning.

Bought a busses carpet cleaner ( green machine). Did the work myself came out nice and clean, I feel good I didn't pay $500 for someone else. The cleaner cost me $300 , I clean it when I want and need. Not when I'm able too save $500

RUN, don't catwalk away !

If there is a strong urine smell, you have to assume their realtor noticed it even if they were acclimated to it and had them clean the carpets so there would be a chance of selling it. The fact there is still strong odor means it has saturated walls, run down behind baseboards, saturated carpet and mat and subfloor, etc.

Short of a total strip-down of all flooring and baseboards, shelves, mantles, etc and complete sanitizing and chlorine bleach treatment of thereby exposed surfaces followed by repainting and reflooring, you don't have a prayer of getting rid of it. If they let their cats spray and urinate in the house they probably did it all over the house, not in one area, as cats tend to want to go to the bathroom in a "clean" area, not in one fixed spot like dogs.

You are looking at probably $20,000 to get rid of the smell for sure, and even then if the house gets humid in rainy or hot sticky summer weather, the smell could come back out of subflooring, etc.

There are a lot of houses out there - I would bet you looked at this one with intent to buy because it was cheap compared to the competition - well, now you know why, and if you buy it I bet you will know why again every time you come into the house, and get run over by the same train when YOU try to sell it.

Just walk away.
