Now that you have your checklist and have some estimates, it's time to look at what homes comparable to yours have sold for in the area.
There are free websites and apps that will allow you to see what is listed in the area and what has recently sold. Your goal: find a few nearby properties and see their listing prices.
Based on your home’s appraisal, you can estimate how much you should put into your improvement projects. If your home’s appraised value already is close to what comparable homes have sold for in the area, focus on smaller cosmetic projects.
