Homeowner wants garage framing redone

COMPLAINT: Phyllis Clark, Seattle

"Sullivan Builders of Seattle built the frame for a new garage. The plate that the gable truss sits on is too low, so the windows can't be framed in because they'll sit too low. The bricks and mortar that support the mudsill leak and the flashing was improperly installed, so water doesn't divert away from the base [of the structure]. The wall height was measured wrong and to adjust it, they added blocks that aren't structurally sound. I've had five contractors and a city inspector [look at the work] and they all agree it's poor quality and has to be redone."

DESIRED RESOLUTION: "I require $2,000 to $2,500 to fix the issues and bring the structure up to code."

STATUS: Penalty Box
