Cost to Replace a 2 Story Chimney

3 pros!
Question by richpol031: a brick 2 story chimney is leaning. I want to know the cost to build a new one
Answered by LCD: Look in the Home > Chimney Repair link under Browse Projects, at lower left, for a number of previous questions with ballpark cost ranges for repair and replacement of brick chimneys. Assuming it is leaning because the foundation moved (chimneys generally have separate foundations), likely a tear-down and replace - commonly in the $5000-10,000 range depending on locale, occasionally a bit less.
Another option is teardown and replacement (especially if a single-fireplace chimney) with a "ready-set" type factory unit - metal firebox, double-wall stainless steel metal flue to the roof with "fake" brick or stone "chimney" above roofline for appearance, but the portion of the flue up along the house runs in a framed-out insulated chase - just wood framed utility run with proper clearances and insulation for the radiant heat from the flue, and proper ventilation vents top and bottom - coveared with matching or contrasting siding as you prefer. Can run about half the cost of a new brick chimney in most areas - sometimes less than that in high labor cost areas, because it is a 1-2 day job to install after the old chimney is removed (plus sometimes a day for a siding guy if matching lap or shingle/shake siding to the rest of the house).
A Masonry contractor specializing in chimneys is who you want for initial assessment and a full rebuild bid - a Remodeling General Contractor if you want to go with the metal chimney option.
