Client wants refund for alleged rental property wreckage
COMPLAINT: Rod VonAchen, Crozet, Va.
"I hired Noble Real Estate Services Inc. of Chula Vista, Calif., to manage my rental property. Monthly statements were not provided on a regular basis and I was never informed on the condition of my property. The tenants wrecked my house and hundreds of dollars of palm trees and tropical foliage were dead. When the tenants vacated the property, they left the carpet ruined with oil stains and tears. I had to pay hundreds of dollars to fix things."
DESIRED RESOLUTION: "Reimburse me for the cost of replacing the flooring and landscaping, approximately $2,500."

"Since tenants pay their own water bill, and we are in a drought situation in southern California, it is not uncommon for tenants to water the lawn less than the owner would. Upon leaving the property, the tenants had the carpets cleaned using a truck-mounted steam cleaner as per the contract. They also had the yard cut. We acted according to the law and what is reasonable."
