Can staging help your home sell faster?

If you are considering selling your home, there are three things you need to think about before you put your house on the market. 

A house generally sells for three reasons:

• The price
• The way it was or wasn’t staged
• The realtor you choose

Which of those is the most important? That’s similar to asking which came first, the chicken or the egg? Your realtor will control the process, so make sure the one you choose is onboard to set your house apart from the competition. 

The price is important because it is the reason buyers will come to your house. Be sure to price your house in the market to sell, versus on the market to sit. 

However, the way your house was or wasn’t staged can be a huge reason your buyers will or won’t buy your home. Having your house professionally staged can make all the difference in the world. But what is staging?

Staging is the art of taking your house from “now” to “wow” by using your own things to create the right flow, allowing your buyers walk through the door and say “Wow! We can see ourselves living here. We want to buy this house!” 

It’s all about creating the emotional feeling that buyers need to connect with in the home they want to buy. When buyers connect to your house emotionally, they will buy it faster and will pay more money for it every time. 

No matter where you live or the state of the real estate market, home staging is imperative when selling your home. The three important steps of home staging are:

1. De-cluttering – Getting rid of the stuff in your house. Rent a storage space if necessary and move your stuff there.

2. Depersonalizing – Removing your family photos, trophies, awards, plaques, hobbies, sports team memorabilia and other items so your buyer sees your house and not your stuff.

3. Rearranging – Using your furniture and accessories to create the right flow as your buyers tour your house.

When you can detach yourself from your house personally through the art of home staging and start thinking like a buyer instead of a seller, you’ll be on your way to the successful sale of your home.
