What are the most common kinds of repairs you perform?
Tammy Bacon: Chimney flashings and skylight replacements as well as some missing shingles.
Douglas Miller: We repair valleys on a house, chimney flashings and blown-off shingles. Those are the three most common types of repairs we do.
Robert Bauerle: Pipe repair, ridge vents, chimney flashings and valleys.
How much should you expect the average roofing repair to cost?
Bacon: Cost for roofing repairs can range from $200 to a few thousand.
Miller: We charge $250 on up for a repair.
Bauerle: Costs start around $200 and could go up to $1,500.
How long should you expect a roofing repair job to take?
Bacon: The time it takes could be a half hour to two days, depending on the degree of difficulty.
Miller: It can take half an hour up to four or five hours, depending on the repair.
Bauerle: Anywhere from a half hour to three hours — it just depends on the size of the job.
What is the life expectancy for a roof?
Bacon: The life expectancy of the most common composite asphalt shingles being installed today is a limited lifetime, which is supposed to last for as long as a person owns the home. The longest life of the roof is all about ventilation. A roof warranty will also be void without proper ventilation.
Miller: Everybody’s using a dimensional shingle that’s a standard shingle. They last usually 30 years. Now, they call 30-year shingles lifetime shingles. I still like to refer to them as 30 years.
Bauerle: Manufacturers say dimensional shingles last 30 years. They should last 30 years. However, just because a shingle lasts 30 years doesn’t mean you don’t have to do maintenance on your roof.
