I think it is also true carpet comes from the mill with a protective spray on them. Professional carpet cleaners remove this coating. The mills use a Teflon coating to keep dirt from staining carpet.

I think this is a good, informative video and accurate with regard to keeping up the carpet. Carpet cleaning is a science. You should always have certified technicians perform the work. There's more to it than just spraying done hot water or chemicals and sucking it back up, such as the type of carpet fiber that your carpet is made with. Carpet Works in Santa Fe, NM is our company.

To increase the life of your carpet for high traffic areas, you need to vacuum at least twice a week and run the vacuum over the same area three times before moving on to the next section of carpet.

Do the soaps used by professional carpet cleaners attract dirt ? Seems like those same high traffic areas look just as dirty a few months after the cleaning -so are the pros just pulling up the nap and cleaning the surface fibers ?

If the stains are removed and you then see them come back, it usually because of shadowing, meaning the stain was removed closer to the surface and what was below the surface in the base or padding gets wet at the time of the cleaning and as the carpet dries, moves up the fibers and resurfaces.
The stains are usually lighter, and if done a few time will not come back. Some companies over soak carpets and can cause mold and mildew issues. This sounds like it was not the case. Another cleaning should take more of it up. We usually will follow up with a carpet machine to shampoo the spot and then an extractor machine to pull the water and chemicals back out.
Should also check withthe company to see if they will cover a revisit for free to hit the stain.

A good carpet cleaner will have a high volume extraction cleaning system that will remove upto 90% of water that is sprayed along with the dirt that comes up with it.Keeping bare feet off of the carpet will help tremendously as well.
