"
was great! Courteous, professional, timely and efficient. From the office personnel to the project estimator to the work crew - everyone" was wonderful to work with. The roofing team kept me abreast of what they were doing and any changes that needed to be made to the estimated work after the old roof was removed. The flat roofs in DC rowhouses can be a nightmare but I'm happy to say that I have a new roof with no more leaks. The folks at
Co. are tremendous and I would highly recommend them to anyone.

"Very timely and responsive to request for estimate and request for service. Extremely responsive and provided updates throughout the day regarding the repairs.

?
Wow, i aum surprised you didn't get 10 answers already with roofers say X was the best or N was the best or A was the best. In reality you are focusing on the WRONG THING!

5 estimates? Why 5? Why would you do that to yourself? Normally if you are dealing with reputable companies you don't need more than 2 estimates. I advocate to people to always get at least two estimates and if the roofers are saying something very different or if the roofers are way way way off in price, get an equalizer, get a 3rd.  Obviously if you don't trust a roofer disqualify that roofer immediately.  I beliee you have now fallen into "Analysis Paralysis" which is what happens when you have too many opions.

But back to the topic, I said you are focusing on the wrong thing. Why did I say that? Because you can take the best shingle in the world and if installed wrong is compeltely garbage. i can take the worst shingle, known to fail, and if installed properly will last some ammount of time. So you should focus on the roofer, not the product. The roofer is more important and a good quality roofer will only want to install good quality product.

The roof is a system comprised of many components, not just the shingles. You have the water proofing underlayment such as ice shield, the water resistant underlayments such as felt. You have the shingles, the ventilation and the flashing details. All of these things add up to equal one roof. Neglect one and your roof is doomed to fail.

But the roof is more than just product it is detail, know how and heart. Heart? yes heart. It takes the utmost CARING the utmost DESIRE to want to install a good roof. It's hard work and easy to fall into the train of thought as to do what's easier, instead of what's faster.  Faster and easier seldom ever equals better. At the end of the day you ened a roofer that cares about your roof.

So what product is best? That's hard to say. Each manufacturer has multiple plants and it seems each plant puts out varying levels of quality. I will tell you in my area Atlast is known as a cheap commodity shingle. I have Tamko Heritage on my house but I stopped using it because I was having seal failue issues and at the time they offered no contractor certification program, but I hear they started up one. Ownes corning is a decent product backed by a great company. I don't install very many OC's though. I primarily install CertainTeed Landmark shingles and my feeling is that they are the best on the market in my area. I'm sure others will disagree with me.

But don't miss the point, the roofer is more important than the shingle.
?
I appreciate the fact that with homeowners like you who want to beat the insurance co out of deductibles, so then my rates and every other homeowners rates can also go up just to save you.....Thanks for NOTHING..[8o|]
?

Any roofer worth using should be able to do the roof with NO MONEY DOWN.

The only scenario I would ask for a deposit is on a crazy odd ball shingle that had to be special ordered.

?
The question was, Can it be done? The answer is yes. The real question is "Should" it be done? The answer is, no, not unless it is an emergency.   But also let's clarify winter, because we are having a pretty mild winter, so there's kinda not a problem this year so far. I'll refrence "below freezing" from this point forward.

As a certified and licensed roofing contractor, my reputation is on the line. I debate this topic quite often with other roofing contractors who seem to care more about profit than a job well done.  Well, I can tell you from past experience having been a professional roofer for 14 years as of the time of this posting, that the chance for failure increases exponentionally when installed below freezing.  It's better just not to risk it.

Personally I will not, unless absolutely necessary and the customer signs a disclaimer of limited liability, install a roof below freezing and really really want to install the roof at 40 or above. The shingles need to seal, and will not seal unless they warm to about 70 degrees F ambient temprature. This does not mean it needs to be 70 outside, because the shingles will warm from the sun.

So what can be done to install the roof below freezing? Well first, the roof should not be gun nailed below freezing. This is because the shingles become brittle and it's easier to "blow through" with your nails. It's also harder to regulate air pressure when it is cold, I speculate because of barometric pressures, but I am just guessing.  Therefore the roof should be hand nailed. This takes more time. Furthermore since the seal strips will not seal, they must be manually sealed with proper compatible adhesives. This will also take more time, and more material. I once spoke with a roofer in Alaska who builds tents around the houses he is working on and covers them with tarps and heats with propane heaters.  Now that takes real time!    The question is, are you prepared to pay for this extra time? Can you wait a few more weeks?

Roofing reviews in Washington DC

B

Rating
*Overall
I am satisfied with their job. I would use again if communication could be improved.
I just moved out of the country, and things are a bit busy for me right now, but here is a condensed review. Excuse the typos/grammar.
*The good:
-Good presentation. I met with
Washington DC Roofing Contractors Provider Name Locked
. He was on time, and came prepared with info on the company, type of materials to be used, information on the type of roofing materials to be used, letters of recommendation, licensing and insurance of the company. He was very knowledgeable when describing the job to be done. He provided a written estimate on the spot. The estimate was detailed, but could have been a little more detailed overall. If this bothers you, ask for a more exact estimate on parts to be used, specific part and labor breakdown, etc.
-I had roofing estimates from three separate contractors, including CertifiedInc. Certified’s price came in at about the middle of the three estimates. I chose CertifiedInc because of their presentation, and because they were the only one of the three who would install bitumen roofing as was currently installed on my home. The other two would only do TPO. I was happy with CertifiedInc’s presentation and ranking on Angieslist.com, so I didn’t bother to
Washington DC Roofing Contractors Provider Name Locked
out other roofers that could do bitumen roof replacement.
-I informed my insurance company that I wished to work with CertifiedInc. CertifiedInc’s estimate was actually higher than my insurance company’s estimate (so were the other two Contractor estimates by the way), but
Washington DC Roofing Contractors Provider Name Locked
was able to validate the costs so that my insurance would cover the job. I appreciate
Washington DC Roofing Contractors Provider Name Locked
’s efforts for this.
-I received a call a few days before from
Washington DC Roofing Contractors Provider Name Locked
(office manager I believe) as to when the job start date would be. Good communication for this.
-The job install was estimated at two days. It was completed in one day. 5 guys were on the roof, while 2 were on the bottom hauling away debris. They brought a truck that was able to lift all the materials directly to the roof.
*The things that were just OK and could use improvement:
-When I received the call about the job start date, I asked if I could have the number of whomever would be the main contact on the job day in case any problems arose. I indicated that I would be out of town on the date of the install, and that I would like to have a direct number to call just in case. They didn’t know who would be the main person in charge for the actual day, since it can sometimes change last minute.
-I was informed by
Washington DC Roofing Contractors Provider Name Locked
that the roofing materials might be delivered the day before the job and dropped off in my driveway. It seems that there might have been some lost communication between the estimator
Washington DC Roofing Contractors Provider Name Locked
and the office, since my house is a rowhouse w/ no driveway, and only a small
Washington DC Roofing Contractors Provider Name Locked
in the back that leads to the backyard. I asked for clarification, because I needed to know if someone had to be present to open the gate to my backyard so that they could dropoff materials. I was out of town at the time and would not be able to do it myself. I was told that they would get back to me on it. I never heard back about it. Not a huge deal, since the installers simply came by on the date of install with their truck that lifted the materials directly to the roof.
-After signing the roofing contract, I emailed
Washington DC Roofing Contractors Provider Name Locked
a couple of times to find out if they were able to take pics before, during and after the roofing job, since I lived out of state and would not be present. I never got an answer. A
Washington DC Roofing Contractors Provider Name Locked
response saying, “no we
Washington DC Roofing Contractors Provider Name Locked
’t do that”, would have been nice. Whether the pics could be taken or not isn’t the issue, but rather the communication. I understand there are other clients.
*Things that were less than OK, that are mainly related to communication prior to and during the job, since I was not present on the day of install:
-Gutter work. The gutter work was installed with a “leaf relief” system, or mesh type system, to prevent leaves from getting into the gutter. Initial install wasn’t done perfectly, with openings left where leaves could still get in (gaps present). I gave a call and email to my coordinator
Washington DC Roofing Contractors Provider Name Locked
, and it was resolved by a friendly guy named
Washington DC Roofing Contractors Provider Name Locked
. Even though it was resolved, perhaps this should have been caught by the installers? See pics below.
https://picasaweb.google.com/lh/photo/S1hWKc_w-F7IfdhjWFYxCeypCYoIaHkMJwODHrGh6CM?feat=directlink
https://picasaweb.google.com/lh/photo/b9sBikd0DUT0hFTqk1GhSOypCYoIaHkMJwODHrGh6CM?feat=directlink
-Gutter work. The roof to my house has two portions, a large portion and a smaller, slanted rear portion. The gutter that
Washington DC Roofing Contractors Provider Name Locked
across the large portion was installed so that its opening meets with the smaller, slanted rear portion. Unfortunately, this is a spot where leaves/debris can pile up, potentially causing a blockage. Again,
Washington DC Roofing Contractors Provider Name Locked
was able to address it.
https://picasaweb.google.com/lh/photo/BQBuJoZjNYlA5rlqysxpZOypCYoIaHkMJwODHrGh6CM?feat=directlink
-The roof hatch to my house is a basic wooden box with roofing material covering it. During the new roof install, a new black sticky material was applied around the roof hatch opening as a flashing. The flashing formed a seal that was tight, but unfortunately it made the hatch almost impossible to open from the inside. I ended up having to access the roof through my neighbor’s roof hatch, and pry the roof hatch open from the outside. It would have been nice to have been informed that this might happen. I suppose it should have been my responsibility to ask about this prior to install, but again this was the first time I had a roof replaced.
https://picasaweb.google.com/lh/photo/1JXjypZsRWBGo_Pk-VUlqOypCYoIaHkMJwODHrGh6CM?feat=directlink
-Certified cannot build a new wooden box/roof hatch for me that is slightly wider on the inside, so that it would come off as easily as it did prior to the roofing job. Basically, I have been told that if they hand build a new one, that “it would be just as tight as it is now”, and that I would be better off with a prebuilt metal hatch that opens. I was further told that if they hand build a new one, I would “risk ice and snow melting and coming through the hatch”. Kind of odd, since I never had ice and snow melting and coming through the hatch before. I mean, it’s a box cover on top of a raised lip on the roof. So basically, I’m stuck with a hatch cover that I may not be able to open at times from the inside if necessary. Side note, the other 2 contractors I spoke with had mentioned the ability to build out a new roof hatch box when replacing the roof.
*Other notes:
-CertifiedInc clearly indicates in their contract an extra cost to pull a building permit if the customer does not pull the building permit himself/herself. It's a bit high, but I live out of state and costwise it would have been a wash had I done it myself. This is neither good nor bad.
- Patrick S.
