"I've had the unfortunate experience of dealing with Italo and his crew for 6 weeks in March and April of 2014. I would have dropped themwithout paying, but" the previous owner of our home had contracted with them and was covering the work, so we were made to use his contractor. To put it briefly, the work that
INC. did on my home was poorly done and they were completely unreliable in scheduling, repairing and standing by their work. Getting into the details, our first and most immediate concern after getting into the house was that water was coming up in the crawl space when we showered or used the toilets. After a couple weeks of going back and forth with the seller, Italo's crew showed up. They repaired an apparent cracked pipe and left, saying that the work was done. We found out later that night while taking a shower that by sealing the pipe, the plumber actually blocked all sewer water from leaving the house. We were left with our living room flooded and no ability to shower or use the facilities in our house for what would be 3 weeks. They dug up our front yard for four days only to find out they were digging in the wrong place. On the morning they were filling in the hole, a city official came out and threatened a $10,000 fine because they were digging without a permit. When the official spoke to the plumber, she said that she didn't have a license. (Which later she rescinded and said that she did have a license, but only said that she didn't to stay out of trouble). When the plumber (wrongly) determined that the problem was on DC water's side, Italo put up a big fight about contacting DC Water. DC Water was telling us that a licensed plumber needed to submit a report before they could work, but Italo was insistent that I (the owner) needed to request the work. After IS Enterprises finally submitted the report, DC water came out, checked the lateral pipes and said the lateral was clean and functional, but bone dry. IS went about digging again, and finally connected our house's sewer pipes to the lateral. All told it took them 3 weeks to fix the problem. We're still waiting for someone to cut down and cap the new cleanout that they installed 2 weeks ago. Italo's crew had no problem sleeping in their cars in front of our house, leaving their muddy boots, gloves and tools strewn about our yard, starting work without letting us know. and capping off the cleanout while work was going on without telling us (causing more flooding in our living room). Italo himself was insensitive to the fact that our house was in an emergency condition. He does not answer his phone, preferring to converse via text and hardly any of his employees speak English. In addition to the faulty plumbing, we are coming across more and more problems with the house that are a result of lazy workmanship. The roof IS Enterprises installed less than 2 years ago leaked. We had their roofer out to take a look and the problem was not fixed on their first attempt, so we hired our own pro rather than going back and forth with Italo. Our garbage disposal in the kitchen sink leaked. Again Italo's plumber didn't fix the problem on the first pass, so I got in there and repaired the problem myself. When inspecting another leaky sink on the first floor I came to find that the cleanout didn't have any sort of cap on it. Water was just spilling out when it didn't drain fast enough. If at all possible, avoid IS Enterprises at all costs.

"It would be hard to overstate what a great job the
crew did in painting the entire exterior of my 80+ years-old home in NW DC. Other contractors" from whom I got estimates said the job could take 3 or 4 weeks.
did the job in one week (including Saturday) by working long days and having a huge crew on the job every day. My old house required a great deal of prep work, which they took the time to do and to do right. The end result was that my house, which I have lived in for 25 years, looks better than it has ever looked! I could not be more pleased.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

?
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

I called
Washington DC Exterior Painters Provider Name Locked
to get an estimate for the cost of removing wallpaper and re-painting two bathrooms.
Washington DC Exterior Painters Provider Name Locked
met me at my home at the agreed-on date and time, gave me an oral estimate, and said that he would send a written estimate. He never sent me the written estimate, and never returned my phone call about where it was. I can only assume that the job was too small for him to do. I would have been fine if he had just told me that when I first called, rather than have my time wasted.

, the sales guy, was profession and very responsive by email. Also, his crew was very professional and did an excellent job. Not only did they complete the painting per the quote, they also did some miracle work on some door mouldings, which had rotted significantly due to their exposure to the elements. Lastly, I would use them again, given the quality of their work and fair price.

came to the house, scoped out the work, and had two men show up who painted our basement apartment which included a fair amount of detail. In addition, his employees also painted the small hallway and the stairs leading up to the side door. The work was performed in a day and was well done. Everything that needed it was covered so they left no mess. They showed up promptly and did the work as advertised, going beyond the call and working a little extra. The apartment looks great.

When we bought our huose (a 1939 brick bungalow) the walls were a mess, full of holes, cracks and painted garish colors like bright orange and dark green. These guys had the lowest cost quote by far. This was kind of a complicated job because there were a lot of different spaces and colors that we used. Every room was different. The kitchen was a special job in that it needed the ceiling painted, we had our upper cabinets painted, the wood backsplash whitewashed and they applied a floor paint/epoxy to the floor so we could choose the color. They gave us a good price on high-end low-VOC paints (that was about $2k of the overall cost). Used the water resitant bathroom paint in our baths. Once we had laid out which paint would be used, where, they did a fantastic job. They painting job they did was nearly perfect, no drips or smears, and they got all the colors and products right on the first try. The repair they did on holes and cracks was seamless. The look of the work is flawless. In the kitchen, they were worried the floor paint might not adhere well enough, so they coated it with a clear epoxy product that is often used in garages - it is awesome! It is glossy, and completely impermeable - the best floor product, so easy to clean - I appreciate that they came up with that solution. Now for the complaints - they left things a little dusty from the sanding they did to prepare the work surfaces. This wasn't a big deal because the house was already dirty from the prior owners and we were prepared to clean the whole place before moving everything in. It took us about 2 hours to clean it up (from the entire 4 bed, 2 bath house) - but overall, we saved thousands of dollars ($2-6k) over other quotes. To me it is totally worth it to spend a couple hours sweeping, mopping and wiping off a few ceiling fan blades to save that kind of money. They did a nice job on the exterior too, it was usually 1-3 guys at a time working and it took 3 days inside and then they came back the following week for 2 days to do the exterior. Overall, we were very satisfied with the work - one year later the house is bright and fresh. Thank you to
