A lot of the work was really quite good and we are happy.

and his team removed the old concrete to the back door and put down new brick pavers which look great. Unfortunately, when it rained, the water ran against the back wall of the house and into the basement (our home is over 100 years old), his team came back and put some concrete against the house to alter that flow. For this work, we'd give him an A.
He also dug out and removed an concrete slab in the back yard and put in a parking pad, nicely graded and built. The entrance is about 6-8" narrower than the top of the space, which is a little odd, but otherwise we're happy. For this work, we'd give him a B.
The problem is with the fence. The fence is in two parts, the part for the car to exit, and a part from the walkway for us to use. Neither part is really what we expected. The part for the car is wood on a steel frame. The wood is attached by nuts and bolts. A number of the bolts have already fallen off and disappeared. The holes made in the steel for the bolts to go through were not measured properly, so that means that the wood planks have holes in random places rather than nicely aligned. Some wood pieces weren't even secured.

came back and added a new piece of wood to the top as a "fix" but it's really not proper. The car gate doesn't open or close as easily as we expected it would, and the hole in the ground to secure it shut isn't really an idea that works since it is always filling with debris. The gate for the walkway is a problem as well. The team has returned maybe three times to fix this. First,

didn't change out the old wooden post, so the door sagged, meaning it no longer open properly, and couldn't be locked. Then they replaced the post, but the door sagged again, meaning the door couldn't be locked properly. This unfortunately

to our backyard getting broken into and our bike stolen. The team came out again to adjust the door up so it would lock, but it again has moved, and once again, the door locks only with difficultly.

should have made all three posts of steel, I don't know. But I do know that the fence as it now is, is not acceptable.

left me a voice mail after the last call to complain saying that fences move and that he would not be fixing it every time in the future. That goes against the 20 year warranty on our contract. Plus, I'm not even talking about a slight movement ten years down the road, I'm talking about having it work properly and consistently within the first months following construction.

Initially, we established a written agreement that established the scope of work. The homeowner added an addendum that the contractor agreed added specifics to the original agreement. The contractor and homeowner established a work start date and work completion date. The contractor's crew started work as agreed to and did an outstanding job. The work was done in a very professional manner. This contractor is very detail oriented and has extremely standards for his work. At the end of the job the homeowner established a punch list of items that needed attention prior to finishing the job. The contractor's crew promptly addressed the items on the punch list and the homeowner happily paid the final bill. The work that the contractor did adds value to my house. It doesn't get better than that.

I have a townhouse in DC originally built in 1880 that I recently discovered had a badly cracked beam supporting the roof and spanning the entire width of the house. Let me try to explain just how HUGE a pain in the neck it is to access the beam in question; there is a very tight 2.5' crawlspace between the 2nd floor ceiling and the roof and is only accessible through a 2'x2' hatch in the MBR closet, I figured they were going to have to rip out half the ceiling as there's no other way to get materials up there.

said it wouldn't be a problem and they could get the entire job done in one day (I had mentally prepared for at LEAST 3-5 days), said he'd check on the cost of the necessary materials and get back to me with a quote. Got back to me that evening with a quote of $3,500...fantastic!

and his guys showed up at exactly the planned time (8:30a); they put down drop cloth's from the moment they walked in the door, from the door, up the steps, through the hallway, and into the MBR which they covered in plastic so it wouldn't get dust etc all over the room...I don't think a single boot TOUCHED any of the rugs in the house! These guys had to get the huge replacement beams up into the crawlspace through a 2' hole in the ceilling, chipped away the brick on either side of the damaged beam so the new beams would be mortared into the brick wall, sandwiched them all together with bolts, repaired the hole in the ceiling, primed and painted the newly sheetrocked ceiling...and were out of there by 4pm!
I absolutely couldn't believe how quickly and professionally they got the job done and left the work area IMMACULATE. I will absolutely use them again, A++.
