"We had to break the project up into three phases as his contractors license(Class C) did not allow him to do the whole job under a single contract. That was OK" because City of VB required the job to be phased to work around issues with the Ches Bay Preservation Act. Phase one was the removal of the old driveway. The second phase was the installation of a portion of the new driveway. The final phase was the rest of the driveway. All work was very professionally done, looks really good. We did a broom finish and it appears to be very consistent throughout the whole driveway. He did install wire mesh to give the concrete additional strength, and we had him pour to 4" on the driveway and 7" thick on the aprons.

"the Owner Mr Belleto was very rude and disrespectful. It took me several times and the initial consult to get any questions answered, I was" advised of an initial price and I was initially told by that certain things would be covered under the Angies list deal and when asked why these additional charges were added he stated that he has to make money and that he doesn't make enough money off these deals alone. He then said you have two choices I can suck it up and pay the additional costs or I can cancel the deal and find someone else to do the work. I would not recommend this Contractor to anyone. He is completely unprofessional and rude. Buyer beware.

Bids are NOT done based on a multiplier on top of materials cost to get labor cost. Think of the consequences in the example you gave - by that method using say plain home depot tile made in Honduras might cost $5/SF materials, so by your method $10 labor. Now, same floor, with Carerra marble or Barre Granite at $75-100/SF - so do you want him charging you $150-200/SF labor when it takes almost exactly the same time regardless of material ?

To put it in simple terms, contractors:

1) figure the amount and cost of materials and consumables needed from the plans and specifications, applying a markup (from 15-50%, depending on contractor and how fancy or specialized a job it is).

2) Then they figure the equipment needed and the operating time to be used or elapsed time to be rented or leased - either opperating hour or elapsed time, or combination of both, especially if it consumes fuel

3) They then figure the labor time for the various trades required to do the job, maybe add an efficiency or ease of work multiplier to those hours to fit the job conditions, multiply those hours by the hourly pay rates, then multiply that times the "load" or "Labor Overhead" to account for employment taxes, workman's compensation costs, health plan, etc, etc.

4) Then they add in the cost of any architect or engineer plans or certifications that are needed, government permits and inspections, etc.

5) Then they add in any subcontractor bids, with appropriate contingency amount for each.

6) All those above totals are added up, an appropriate overall contingency added if needed (typically 5-10%, but on remote site jobs I have seen as high as 200%), and (depending on how contractor figures his costs) at least all the "in-house" costs like his equipment, consumables, and labor costs have a percentage overhead and profit added to them - typically about 100-150%. Some contractors use a lower overhead percentage but apply it to the total estimated job cost, not just in-house costs.

This "company overhead" or "general overhead" or "G&A - General and Administrative Overhead" covers the costs of financing and running the company, management and secretarial and general supply and maintenance costs, buildings and equipment yards lease or mortgage cost, working capital cost, insurance, loan interest, general shop equipment payments, profit, etc. Some contractors use a lower overhead and apply it to every cost in the job, some (especially those doing government work so havingto adhere to government accounting rules) apply a "markup percentage" to materials and rental costs and outside subcontract services, and apply G&A overhead only to in-house costs.

 

That being said, for a general class of work it does generally (on normal jobs) work out that there is a general multiple of labor to materials cost. For instance, yard work and residential tree work is heavy on labor, so it might have a labor to materials ratio of 3:1 or even 5:1.  Detail foundation hand excavation and underpinning can run to 5:1 or more. Many types of building construction like plumbing, tile, carpentry, etc. do end up with a very roughly 2:1 or 3:1 ratio of labor to materials cost. At the other extreme, high energy efficiency or hurricane rated glass installation or a fancy full-building computer and communications system or high-end entertainment center might have a labor to materials ratio of 0.25-0.5 because it is designed to go in pretty fast, but the materials cost a lot.

For your case, a hardscaping ratio could run from 0.5:1 or less to as much as 3:1 or more, for installations with very expensive imported stone and fancy woods and a lot of bought decorative items such as statuary, to the opposite labor-intensive landscaping with lots of sidehill terracing and hand-planted flower beds, hand-dug irrigation system trenches, and manual-placed concrete block or railroad tie walls. Each job should be figured on its own merits - using a "rule-of-thumb" is where people commonly get unpleasantly surprised. That is why you typically get 3 bids unless you have a contractor you trust from prior experience and are confident will give you a fair shake regardless of being sole-sourced. Personally, both for my own purposes and professionally in the design and construction business, I have found sole-source to trusted contractors you have experience with is, in the long run, a BIG money and time saver, as well as making it far more likely to finish on schedule and let you sleep at night.

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

I purchased the Big Deal on 6/4/15 for $1499. I spoke to that day and arranged for to come to the house on 6/23/15 to measure my shower (75 SF by his measurements). He let me know that there would be additional charges associated with this Big Deal. I told that I wanted to have ...More a niche and a frameless shower door at this meeting (and an exhaust fan moved but I later decided not to do this because it was too expensive). I was hoping that he would bring the 5 samples of tile that I could choose from (as was mentioned in the deal), but he said that I was responsible for purchasing the tile with a $350 budget. He recommended "The Tile Shop," in Lynnhaven Mall, as a good source for purchasing the tile. I soon discovered that the $350 allotted for the tile would not be nearly enough to cover my needs so I paid for the additional tile myself. The job began on 1st and , my tile man, said that he would be done by Saturday 4th. There were some setbacks because the Tile Shop forgot to give my entire order. They (The Tile Shop) forgot the niche and later on I realized that they also had forgotten the backsplash that I wanted to use for the niche. I only discovered this after had tiled the inside of the niche with the wall tile. He offered to undo it but I decided not to and just cancelled the backsplash part of the order. I had to order additional tile twice during this job which was frustrating because it added almost $200 and an extra week. had to make at least one trip/day to Home Depot to purchase items for the job which reduced the amount of time that he had to work. It would have been better if he had been more prepared. This process has been much longer and much more expensive than I ever imagined. The Angie's List Big Deal was supposed to include 5 different options for tile but instead, I was given a $350 budget that was insufficient to tile my shower (I have spent over $700 in tile alone and I chose one of the least expensive options. $200 of this was due to underestimating the amount of tile necessary for the job. I was also charged $53 for insulation (much of which was not even used). The quote for the extra costs that were included by the contractor were the following:
Install new shower body valve (homeowner to provide) $200
Install new exhaust fan (contractor to provide) $200 (we didn't do this)
Install custom niche $150
Repair ceiling $200 (not done due to cost)
Total= $750.00 in additional charges
My extra costs were:
$350 for extra tile needed to finish the job
$192 for the Shower Valve
$200 to build the opening to fit the frameless shower door
$50 for insulation
$150 for custom niche
$200 to install the new shower body valve
$400 for the frameless shower door (PLUS $200 for them to install it)
Total Cost for the new shower: $1499 (Big Deal Cost) + $1742 = $3241.00
I was disappointed because I had stated that I wanted to put in a frameless shower door and was later told (after my written quote) that it would be an additional $200 for this to be done. I was also disappointed because I had to spend more than twice the budget figure for the tile (and the square footage was below the quoted allowance at 75 SF). Additionally, the shower door was installed backwards the first time and had to be re-installed which added time and the grout does not match the rest of the shower. On 9/14/15 I requested to have come back to put in the missing screw to hold up the door. All screws were there when he installed the door the first time but he has never come.
Installing the door was really a 2-person job. , the tile guy, was overextended. should allow their installers to finish a job before having them move on to a new one. This job would have been completed on time if they had not overbooked my tile guy. On the whole, he did a good job but was unable to finish in a timely manner due to possible scheduling conflicts that were beyond his control. I would suggest to Mr. that he complete a current job before beginning another.

Came out to look at an area for repair. Come to find out it was his company that did the job in the first place - been a while and I did not remember his name at the time. Asked for some ideas and a quote to fix. Never called, never quoted, never emailed...just nothing. I like the guy but he blew me off...he made the comment, "yeah, that was ...More done when I just started in my business and I am smarter now..." Smarter is good but he never called back to help.

Let me start out by saying that was the first person I spoke with regarding our driveway & wanted to go with him at that time. For my own peace of mind, I got 3 other estimates but came back to him after all. We have a large and curved driveway and we were naturally anxious.

and his crew arrived on time. On day 1 they removed the driveway and front walk way and set the forms for the new concrete.
We had decided to change the exisiting walk way which was no problem. dug out the design we wanted. On day 2 they poured and finished the new concrete, cleaned the job site ...More and replaced the post for the mail box which had been damaged during the tear out. Today was back to retrive the forms, back fill around the edges and do a final cleaning of the job site. This company had the best price for the job. The work is excellant and we would highly recommend and use them again.

We bought a deal on Angie's List that resulted in significant discount from what a normal quote would have been, so they get an A+ on price. The staff was friendly over phone, but service-wise, they had to delay our concrete replacement by over a month. First it was because they were backed up; then it was because their ...More "concrete truck broke." After finishing the concrete and letting it dry, they were supposed to finish the job by replacing our front porch pole so that it could support the weight of the roof. That was scheduled for a date that was two months after they initially replaced the concrete...not sure why. But interestingly, they happened to be in the neighborhood on random weekday in mid-December and offered to install the pole. It was pure luck that we happened to be home that day because we both work full time jobs on weekdays... We didn't anticipate them coming so we had to rush to Lowe's to buy the pole while they waited in front of our house. I suppose it was nice of them to wait.



Overall, we are satisfied with their work. However the scheduling issues were a little annoying to deal with because first they kept postponing initiation of the work, and then they unexpectedly showed up early to finish the last part. Nonetheless, it wasn't too bad and we managed to get it done... I give them an A simply because I saved several hundred dollars, which was worth some of the scheduling nuances.

Last year I had a company come to my house and provide two different treatments for my back yard. I had the entire area around my stained and much to my disappointment the stain was failing in a number of place. The contractor I used was no longer in the area, so I turned to at Distingushed Designed and frankly it was the best ...More decision I could have made. They came in and stripped the stained of my pool deck some 700 sq ft and then applied 3 coats of thin set concrete and now it look like its out of a magazine . He also prepared the surface in a fashion that made it better traction when it's wet so the kids are safe. I highly recommend Distingushed Design , while it was a tough lesson to learn because the original work was only a year old and had to be redone but Duanes expertise saved the day.
