OK - terminology issue here. The "shower pan" is a collection liner than underlies the shower floor itself, and is designed (if built and plumbed right) to trap any leakage from the shower floor and route it to the same floor drain pipe. Example image here, copper in this case -

http://indigochreblog.files.wordpress.com/2012/12/img_0835.jpg

It sounds like your are saying the shower floor or base unit failed - likely a fiberglass or plastic shower, which commonly fail due to incomplete support under them. This can be repaired if fiberglass, but is not usually done unless just microcracking, as it is hard to find an expert - usually you have to have a car body fiberglass specialist or a surfboard repair expert do it, and the color will not match perfectly unless you get a new gelcoat over the entire base unit. Cost about $300-500, ASSUMING the material can be repaired - true fiberglass can, thermoplastic can sometimes be welded but anyone's guess how long it will last without cracking again, plastics like PVC can rarely be fixed so they will hold someone standing on them. Any sort of repair is likely to crack again, because you have done nothing to remove the cause of the cracking which is standing on a base that is not fully supported over its full extent. Some cheepo or desperate plumbers try injecting non-pressuring type expanding foam underneath to improve the support - this does a great job of supporting it but unfortunately supports mold, so starts stinking in short order as a rule.

The normal fix is to remove and replace it, because once it is out there is no sense in putting a damaged one back in for the small increment in cost. Removing it means taking the shower wall liners or the bottom row or two of tile out so you can get the new base unit into place (because they overlap it), then replacing them. So, the $3000 range indicated is indicative of this type of job, which typically runs from a very low of around $1500-2000 for an identical base unit, to more typically $3-5,000 depending on whether a shower enclosure or tile walls. Of course, when the new one is put in, it is CRITICAL that it be fully supported - this means rubbing plumbers rouge or similar marking substance on the bottom, test fitting it, and then lifting it out and checking that all the stiffener ribs and support pads made contact with the pan, and making adjusments as necessary until it has full contact, then standing in it and rocking back and forth to check for any points not making full contat and fixing them.

The $10,000 plus numbers you got must have been for entire shower replacement down to the joists and studs, and the $30,000 range number would be typical for a full bathroom remodel with new shower or shower/tub and doors and surround, wall finishes, vanity, sink, toilet, and flooring and door.

I am not sure a general handyman is the right person for the skylight.  We fix quite a few skylights that were installed by handymen and that could be the problem at its origination.  You will want a roofer for that.

As long as you are splitting the trades at that point, might as well get a flooring contractor to look at the floor once you have figured out the skylight repair/replacement equation.

Over an hour late. One screen tacked up but it was not properly done. There wasn't enough screen material but failed to call me to
Charleston Handyman Services Provider Name Locked
the problem. Got back after work only to find the one screen was not properly put on, the
Charleston Handyman Services Provider Name Locked
-pointing was done using a caulk and it was a mess. The shutter was put back on house and garage doors working. Worker left early. The owner then came out the next day, I bought the screen materials, he put them on. They removed the caulk. It was a very frustrating experience. The owner did try to correct the situation and screens seem to be put on well.

The worker showed up, my wife explained that we wanted the walls in the garage repaired, he said that the cracks would likely return despite his work. That's all fine, but he ignored most of the walls and was not here for anywhere close to three hours. The parts he did were fair at best. This deal was a total waste.

I hate doing bad reviews, but I'm hoping
Charleston Handyman Services Provider Name Locked
will see this and try to make it right. The unlicensed handyman
Charleston Handyman Services Provider Name Locked
hired has just put a
Charleston Handyman Services Provider Name Locked
on our house for $6900. We owe
Charleston Handyman Services Provider Name Locked
$2200 after the necessary corrections! Here's the story.
Charleston Handyman Services Provider Name Locked
took the job in late April. It was supposed to take 2 weeks. We submitted a 3-D illustration of what we wanted.
• He started the job early - we were optimistic! He seemed so nice!
• He subcontracted the job out to Handyman Ministries, the owner is
Charleston Handyman Services Provider Name Locked
, an unlicensed handyman who does on-the-job training for ex-cons, offenders, etc. (
Charleston Handyman Services Provider Name Locked
"the Handyman" stated they had never worked with
Charleston Handyman Services Provider Name Locked
before). Not sure how they found each other...Craigslist?
• Two random guys came to set the posts. They weren't measuring anything and seemed inept, so we asked
Charleston Handyman Services Provider Name Locked
, "shouldn't someone be supervising these guys", he said "no, I trust them with my life". Turns out they set the main post wrong and
Charleston Handyman Services Provider Name Locked
had to redo it the next day.
• In the contract we stated we wanted premium deck boards. Unattractive boards covered in seeping knots with "2" and "3" stamped on them arrived.
Charleston Handyman Services Provider Name Locked
said premium boards were a "gimmick" and didn't exist (and then admitted to not knowing much about wood). We found a provider who had premium stamped boards and paid out of pocket to have them delivered.
ATTEMPT 1:
• Handyman
Charleston Handyman Services Provider Name Locked
(without supervision) built the lower level of the veranda with an extreme pitch - leaving the roof below un-level and "funhouse" like. When we objected,
Charleston Handyman Services Provider Name Locked
and
Charleston Handyman Services Provider Name Locked
stated it had to be that way due to code. (So basically the 3-D illustration we provided was impossible from the beginning?). We spoke with the city building inspector the next day who refuted that the extreme pitch was necessary. They agreed to fix it.
ATTEMPT 2:
• They tried to correct the pitch, but the posts were too short...so they cut 12 inch post pieces and tried to cobble them onto the tops of the existing posts. The inspector rejected this fix as unstable, and recommended they get an architectural engineer.
ATTEMPT 3:
At this point
Charleston Handyman Services Provider Name Locked
and
Charleston Handyman Services Provider Name Locked
admitted to not knowing how to built a deck like this.
Charleston Handyman Services Provider Name Locked
was deferring to
Charleston Handyman Services Provider Name Locked
as the "expert". As the homeowners, we were forced to do extensive research into how decks are supposed to be built and tried working with the inspector to get this done.
Charleston Handyman Services Provider Name Locked
spoke with the inspector and said he now knew how to fix it. He put in new posts cut at the cement level and attached them with brackets. The inspector rejected this fix too - saying he used the wrong brackets, and recommended they get an architectural engineer -AGAIN.
ATTEMPT 4:
My husband and I started communicating with the inspector, who told us due to the blunders above, the deck now needed ugly knee brackets. We accepted the compromise because we just wanted it done.
THEN THE LEAKING STARTED.

• "I'm a roofing expert" - that's what
Charleston Handyman Services Provider Name Locked
said when we questioned how he'd planned to keep the roof from leaking around the newly added knee braces and posts that went through the roof.
ATTEMPT 5:
• After the beadboard went up on the ceiling of the lower level, we had a rain. Rain poured through the fresh beadboard. When talking to the inspector, he suggested we get
Charleston Handyman Services Provider Name Locked
Luccassian in on this. Apparently
Charleston Handyman Services Provider Name Locked
didn't pull a permit with his own license - but borrow the license number from another contractor! (owner of
Charleston Handyman Services Provider Name Locked
Builders).
ATTEMPT 6&7:

• We called
Charleston Handyman Services Provider Name Locked
Luccassian (who is on the permit), he seemed helpful, but this was the first time we spoke with him or met him. We were on site for 95% of the project, and
Charleston Handyman Services Provider Name Locked
never oversaw this project or knew what was really going on.
2 more attempts were made to seal the leak, both failing. At this point we asked for a "real roofer" to install it. We asked
Charleston Handyman Services Provider Name Locked
to have
Charleston Handyman Services Provider Name Locked
stop trying/experimenting.
A licensed roofer they found came by, took one look and said he "wasn't interested". (Suggesting it was too far gone).
Attempt 8:
A different guy came over and slapped a ton of roofing material over the existing roof. Now the slight slope needed for runoff isn't fully functioning, but the leak in that corner stopped. They also installed the top deck railing crooked - so it is off by almost 2 inches! Did I mention near the end of the job they failed to find the vinyl post sleeves? We had to research where to get them and drive 2 hours to pick them up - paying out of pocket.
During these 8 attempts - our deckboards were aggressively screwed and unscrewed several times. In the final screwing, we noticed they were drilling the screws so deep into the deck that the wood was splintering. When we asked them about this, a worker said "it's just a deck." Now the boards are almost impossible to unscrew and are splintering at every screw. We can't walk out there barefoot without a ton of splinters.
FINALE:

We had already paid $8000 to
Charleston Handyman Services Provider Name Locked
(2/3's), and after deducting the materials we had to buy, we agreed that $2200 was owed upon full completion.
We asked that the deckboards that had been destroyed on the 8 attempts be replaced, and that then we would pay him and call it a day. The top level is the worst - because of all the roof redo's.
He said no, his unlicensed handyman who botched the job was now in charge.
Charleston Handyman Services Provider Name Locked
(the guy on the license) won't return calls.

These guys have left us NO OPTIONS. We are now in the process of finding a lawyer, and filling out "statement of complaints" for both
Charleston Handyman Services Provider Name Locked
and
Charleston Handyman Services Provider Name Locked
Builders to the State Licensing Board. We also plan to file with the BBB...please email me if you have any other suggestions!
Oh, and the beadboard started leaking....AGAIN!!!!!!!

Charleston Handyman Services Provider Name Locked
was extremely responsive from the first phone call I made to him. He picked up my phone call on Day 1 and told me he was busy but because we were looking to move quickly he would accommodate what we needed. He was able to make it out to review the work we needed by that weekend. He provided a very affordable quote within 2 days. He was out the following week to do the repairs and had them all finished by 4pm. He worked around our schedule (we have 2 children under the age of 3) to start a little later than usual and was still wrapped up by 4pm. Overall the finished outcome was exactly what I was looking for, he went above and beyond my expectation and it looks as if repairs were never done.
Charleston Handyman Services Provider Name Locked
was very professional, responsive, diligent and paid close attention to the details. I would recommend and hire
Charleston Handyman Services Provider Name Locked
again in a heartbeat.
